Pull onto the private driveway, with space for 2 cars here, and take in the beautiful surroundings of Rockwood. Sitting pretty in slate and stone, a gorgeous home even at first glance…just wait until you see inside.



Step through into the entrance hall, the perfect sanctuary from any unkind Lake District weather, and leave your muddy boots behind.



Turn right and slip through into the open-plan living-kitchen-diner. Serve up a family feast from the well-equipped country kitchen. Take a glimpse out the large window overlooking the craggy rocks beyond the courtyard and hot tub to the rear. Supremely sociable, the kitchen opens out onto a spacious dining area, with room for 11 guests around the large table. Next to the dining table is a perfectly located log burning stove emitting warmth and cheer - a real focal point in the wintertime!



Step through the double doors into the living room. Curl up and relax on an armchair with a good book and enjoy views of the Lakeland fells and woodland that surround Rockwood. Or stretch out on the cosy sofa in front of the modern fireplace - the perfect place to spend the evening playing board games and relaxing with the whole family.



Sneak a peek at the cosy snug room, set beyond double, glazed doors. The perfect den for teenagers or children; complete with bean bags, a game console and a TV - close enough to keep an eye on but delightfully self-contained! A desk is built in beneath the window in here, and Rockwood also boasts super-fast broadband - if you are looking for the perfect place to work whilst on holiday, this traditional cottage ticks all the boxes.



Take the carpeted staircase up from the kitchen to discover the bedrooms on the first floor. Turning left, enter into the first of three warm and welcoming bedrooms. Slip out onto the landing, where you'll find two bathrooms.



Continue along the landing and off to the left, this bedroom has a king size bed. Spy fields, woodland and fells through the front-facing window; so peaceful.



Across the landing, the master bedroom also soaks up these radiant views, which can even be admired from the comfort of your bed. Complete with a super-king-size bed.



Retreat back down the stairs and through the kitchen to the entrance hall once more. Turn right and slip through to discover the rest of what Rockwood has to offer. A two-bedroom cottage-style annexe lies here. The annexe is perhaps the perfect place for teenagers to have their own independence whilst on a family holiday!



The annexe is a bright and airy space filled with light, yet cosy and atmospheric. Curl up on the sofa in the living room and watch all your favourite films on Netflix with your friends.



Prepare a hearty meal in the comprehensive kitchenette, containing an integrated under-counter fridge, electric oven and hob and sink. Step through the kitchenette to find a downstairs shower room.



Peep through to the first of two bedrooms, cosy and quirky in shape, this bedroom houses a triple bunk bed (double on the bottom bunk and single on top). In the second bedroom, discover a king-size bed with its high window and polished wooden floors.

Step out onto the rear courtyard, where the tall rock face rises up, creating a warm sun trap and dramatic backdrop. The area is decked with a large hot tub, perfect for spending time with your family or friends. The driveway to the side offers comfortable parking for two cars.

From central Grasmere, turn up Easdale road opposite the village green. Follow for around 3 minutes until a sharp right appears for Helm Close. Follow this narrow country lane until Rockwood appears on your right.

All the radiators have their own thermostat valves to control the temperature of the individual rooms.Logs for wood-burner:We have provided an instant lighting heat log for the wood burner; they are designed for easy lighting but you will need to provide your own logs and suggest you collect some from the Co-op in the village.General waste recycling:Please use the green commercial waste bins at the end of the driveway (labelled non-hazardous mixed waste) for general waste and recycling. It is then separated after collection. Hot tub:The hot tub will be cleaned and refilled on the day of your arrival and checked daily. The road the cottage is on is extremely quiet and is just a short walk into Grasmere, there is a lot of space and the hot tub is great after a days walking! There is plenty within walking distance so you can leave the car for the weekend!

Great spot for walking and a catch up with friends . Grasmere a short walk away with lovely restaurants near by. Plenty of room in the cottage for our group of 8 , hot tub and cottage very clean. Some cooking pans did t work on the induction hob and there was a shortage of water glasses for the full group . In all a pleasant stay .

Christmas Stay
We had a wonderful stay over Christmas. The cottage was perfect for our family and the facilities were brilliant. We had lots of space ( there was 7 adults) and went on some lively walks. The cottage is tastefully decorated and was also decorated for Christmas which was a lovely bonus. We would definitely recommend it to anyone.

Perfect Lakeland Cottage
We had the most wonderful stay at Rockwood recently. The cottage is beautiful, very well equipped, clean, comfortable and very tastefully decorated. The cottage has high end appliances, comfortable beds and lovely touches such as an Amazon Dot, play room with Xbox, games and hot tub. There isn’t really a garden and the ‘yard’ that houses the hot tub is connected to the parking space and so not contained (which can be an issue for little children and pets) as it leads on to the road. Having said that, the road is very quiet. The location is perfect: it’s only about a 10 minute walk in to the lovely village of Grasmere. The walks around the cottage are beautiful and picturesque. 10 of us stayed for my father’s 80th birthday and had the best weekend. The layout of the cottage is perfect for socialising - something we could never do in each other’s houses. I could not fault the cottage and the company (Retreats and Hideaways) were brilliant to deal with. My only suggestion would be that they should provide more than one door key for a party as big as ours.

Gorgeous cottage in peaceful paradise
This house was absolutely perfect for our family of ten, including older adults, adults, teens and school age children. The interior appears recently updated and was absolutely immaculate with everything you could need including Nespresso, coffee press, dishwasher, clothes washer, microwave, stovetop, oven, comfy beds. The surrounding area is so peaceful and inspiring, a short walk to the local town with cafes, restaurants, shops, pub and food coop. We thoroughly enjoyed our stay with something for everyone, gorgeous hiking in the mountains, visiting the Casterligg stone circle, stand up paddle boarding, literary history tours and boating and fishing. Days full of fun and then retreating to our gorgeous and comfy cottage where we shared meals around a large table and everyone enjoyed the hot tub. Check in and check out was a breeze, the property managers were incredibly helpful and responsive and we felt very well taken care of.

Great property, beautiful setting in a great location for exploring windmere
We stayed at The Rock for the lake windmere marathon, with family and friends. The property location was in an awesome setting with a beautiful few minutes walk into grasmere village. The house is also in perfect place for other walking routes, we just didn’t have time. Our group had a toddler, teens and adults and everyone was catered for with house. A great space for the teens in the snug and adults the space to enjoy a vino in the kitchen/dinner. Everyone enjoyed the hot tub. I would definitely recommend this property for staying whilst holidaying in the lakes.

Great holiday cottage
Great cottage and hot tub! Overall a great experience, enjoyed the location, kitchen and dining area were a fantastic focal point. Bedrooms pretty spacious mostly. Only one proper shower was a bit awkward (another in upstairs bedroom but just a shower head attached to the bath tap). Only 2 parking spaces, nearby hotel had an arrangement for another one (though when we asked they at first didn’t know, then asked for money, before letting 2 cars park there for free). But overall these were minor points and was an excellent well equipped cottage!

Nice place in a beautiful area.
We had a lovely stay. There was a group of us so plenty of space for everyone. The hot tub was great and a maintenance company visited daily to clean it. Some of the areas looking a bit tired. On arrival there was a leake in the bathroom sink. Which was resolved in a timely manner. But the second fridge wasn’t working on arrival also. It would have been good to have a separate shower upstairs as only one over the bath that you couldn’t get the temperature right. So only one working shower downstairs. But overall a lovely place.
