PROPERTY LAYOUT:
If entering from the covered parking area, you'll unlock the door with your private code on our smart lock. On the right is the washer & dryer, and to the left is the small bedroom / desk area with a futon. A few steps ahead to your right is the first bedroom, complete with an ensuite bathroom, including walk in shower. Back to the hallway, you'll enter into our spacious, well stocked kitchen. Ahead is the dining area & living room. Off the dining room, the French doors can be opened up to the outdoor, fenced off patio, complete with grill & outdoor dining - perfect for those TX evenings! Off of the dining room you'll find the second bedroom, also with an attached bathroom - this one features a tub + shower combo. The second entrance can be accessed via the living room.

**"Don't trust your stay to someone far way!"**
This neighborhood is extremely unique and always busy with walkers, joggers and bikers. Our property is flanked by two beautiful 200 year old oaks trees and has two separate patio areas and a manicured lawn that's great for soaking up sun or reading a book. Our home is a quick walk to South Congress which attracts visitors to different restaurants, bars and even some historical landmarks of Austin. (Continental Club, Hopdoddy's, Torchy's Tacos, Homeslice Pizza, Cafe No Se, Perla's, Hotel San Jose, South Congress Hotel etc.) A fun and vibrant area to say the least.
You can basically walk anywhere. South Congress is walking distance and downtown is ~a 20min walk. You'll have quick access to Austin's newly designed hike and bike path that surrounds Lake Lady Bird. And should you prefer to use Uber or Lyft, they are always available, as are scooters!
1. Smoking (or vaping) is not permitted inside. Smoking is permitted outside only; please dispose of your butts responsibly. A minimum $1,000 cleaning fee will be reported if evidence of smoking is found in the home.
2. People other than those in the Guest party may not stay overnight in the property without prior notice. Any other person in the property is the sole responsibility of Guest. The host has not represented this unit as an event facility, therefore, there is a limit to the number of any visitors at any one time (in addition to registered occupants) of four (4) up to a maximum of nine (9) persons in the property at any given time. At no time may any of these visitors remain overnight or assume any guest privileges whatsoever.
3. The host is not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
4. We offer a Chore-Free Checkout, and do not ask our guests to clean prior to check out. However, this does not give permission to leave a mess; cleaning that requires substantially more time than usual due to excessive trash, stains, spills, etc., will be charged to the Guest at $40 per hour.
5. Late check-outs are not permitted without prior discussion, as our cleaning teams are punctual. Late check outs require additional cleaners to be brought in, and will be charged at $50 in half hour increments.
6. If Guest cancels the trip past the cancellation window deadline, Host is willing to refund if any dates are rebooked. This refund is provided only above and beyond the cancellation amount, up to a full refund. Hosts understand plans can change, and don't believe in "double-dipping" if Guest nights are able to be rebooked.
7. There is no daily housekeeping service. The property has been thoroughly cleaned prior to your arrival; linens, bath towels, toiletries, and more are included in the stay. Additional supplies or mid-stay cleanings are available for additional cost.
8. Host happily invites children with the following stipulations:
- Children must be supervised by an adult at all times
- Guests are responsible for any and all necessary baby proofing
- Guest must thoroughly inspect any provided child items, including but not limited to high chairs, pack & plays, baby gates, etc. Host does not & will not inspect these items for liability reasons; Guest assumes full liability for use.
9. Any damage to the property or contents or charges resulting from violating the above house rules will be charged to the guest via Airbnb's claims process; Guest agrees not to write a retaliatory review in the event of such claim.
