Summary:
Originally constructed in the late 1950s as the central hub for Fidelity National Bank, this 9-story high-rise has been transformed into a dynamic living space. Conveniently situated in the heart of downtown, the location boasts a range of offerings, including restaurants, nightlife venues, enriching museums, captivating art scenes, and cultural & historic experiences.

The Space:
**FREE OFF-STREET PARKING FOR 1 VEHICLE**

The apartment located on the 3rd floor has floor to ceiling windows in the main living area to take in the Baton Rouge skyline, and is within walking distance to every convenience.

BEDROOMS - Two (2) separate bedrooms with one (1) queen bed and two (2) twin beds. Luggage racks, iron, & ironing board available for use.

BATHROOMS - Two (2) separate, full bathrooms

LIVING SPACE - 60" Smart TV allows guests to log-in to any of their personal streaming accounts, or connect with a smart phone and screen share. Open concept living dining, and kitchen area with a table that accomedates up to four (4). The kitchen is stocked with all cooking essentials.

Guest Access:
Guests will have access to the entire apartment during their stay as well as use of the terrace on the 5th floor and BBQ area. Please be respectful of the permanent residents and facilities.

Located in the heart of downtown, this location is perfectly walkable. For exploring outside of the downtown area a vehicle is recommended.

Other Things to Note:
⋆ One (1) pet under 50 pound is welcome for an additional $25/day up to $175. Monthly pet rate is $300/month
⋆ Early check-in / late check-out may be requested for an additional $30 subject to availability.

HOUSE RULES
1. This is a strict NO SMOKING residence. Smoking and drug use are not allowed at the property or on community property - this includes vapes, weed (recreational and medicinal) or other substances. Guest of responsible for up to $1000.00 in remediation costs if smoking occurs.

2. NO PARTIES. Parties are not allowed in this property, including loud music.

3. There is a zero tolerance policy for any illegal activity occurring at the property.

4. Guest will maintain the Property in a good and clean condition. Any damage to the property will be at the expense of the Guest to repair/replace the damaged item(s) to include stained bedding/linens.

**We are not responsible for complex maintenance and/or shutdowns. Refunds will not be provided for unforeseeable circumstances.**

OCCUPANCY LIMIT: Property occupancy limits are determined by the fire code and fire safety restrictions, as well as any local statutes or ordinances. All Guests are required to comply with the maximum occupancy limits applicable to the Property reserved.
