This charming cottage, just five minutes walk from the railway station and nine miles from the seaside town of Southwold, has a wonderful indoor/outdoor living appeal. Situated within a traditional farming community and free from sound and light pollution, this property is ideal for those seeking a quiet escape in a peaceful rural area.
Besides the fabulous conservatory dining and lounge area, there is a spacious living room with a wood burner, and a well-equipped kitchen for catering at home. The king and twin rooms are on the first floor with a bathroom, and a third cosy bedroom is perched at the top floor.
GROUND FLOOR
You are welcomed into the conservatory leading to the kitchen, living room, and snug. There is also a front door accessed, via the porch, opening into the living room and doors from the snug to the garden. There are shoe racks by each door as no shoes should be worn inside.
CONSERVATORY
Sure to be at the heart of your holiday, this elegant light and airy conservatory is furnished for dining with a wooden table and eight wicker chairs, or for simply relaxing on the sofa and chair and gazing at the trees and birdlife in the garden.
KITCHEN
The conservatory opens into the kitchen making it a sociable space for catering at home. Units run along both sides of the kitchen and there is a breakfast bar with a couple of stools. Appliances include an electric oven, separate grill and four-ring hob, a Nespresso coffee machine with milk frother (please bring your own pods), a microwave, toaster, kettle, and a fridge/freezer (3 shelves and veggie drawers in the fridge and a shelf and drawer in the smaller freezer). For the more adventurous, there is also a bread maker and a slow cooker.
UTILITY ROOM, TOILET, AND REAR HALL
There’s a small step down from the kitchen to the rear hall where there is a wash basin and doors to the downstairs toilet and the utility room. There is a washing machine, a dryer, and extra storage space in the utility room.
LIVING ROOM
This spacious room is ideal for families and friends to gather, furnished with a couple of sofas, a footstool, and occasional chairs. There is a TV, DVD player, books, games, and a quaint wood burner for cosy winter evenings.
SNUG/READING ROOM
Double doors open from the living room into this multi-purpose room and French doors open from here to the garden. The room is simply furnished with a sturdy day bed (with a second pull-out trundle bed) which you're welcome to use but please bring your own bedding. There's a side table with a monitor that acts as a workspace or for use of the Play Station provided. The room can be used as a 4th bedroom for guests wanting to stay on the ground floor or not wanting to share, but the cottage accommodates six guests in total and extra bedding isn’t provided.
FIRST FLOOR
A door from the living room gives access to steep carpeted stairs to the first-floor landing with a handrail on the left. A permanent roller stairgate is installed at the top of the stairs for the safety of little guests. Another door opens to a carpeted staircase to the top floor, also steep with a rail at the top to hold on to. Please note that the stairs aren't ideal for people with mobility issues but well worth it for the characterful bedroom at the top!
MAIN BEDROOM
Overlooking the front garden and fields beyond, this charming room has a king-size bed, a bedside unit, a Lloyd Loom chair, and a wardrobe and hooks so you can unpack and settle in. A black-out Roman blind stops the light from flooding in too early in the summer months.
TWIN BEDROOM
Light floods this triple-aspect room which has sturdy twin beds, a bedside table and plenty of storage.
BATHROOM
This crisp, clean bathroom with natural light and a pretty chair in the corner, is fitted with a rain shower over the bath, a wash basin with storage beneath, and a WC.
TOP BEDROOM
Perched on the top floor, this charming low-ceilinged room has a king-size bed with a little table, a chair, and a chest of drawers.
GARDEN
This semi-detached house (with full time resident neighbours so please keep noise to a minimum) is set well back from the road with a gravel drive with parking for one car with additional spaces on the grass verge at the side. A path runs round to the garden where there is a gravelled area with an outside table and chairs and a brick BBQ. A pergola takes you into the secluded lawned and fully enclosed garden with a summer house and lounging chairs. There’s also a small front garden so you can follow the sun around.
Brampton is a small farming village in east Suffolk, 9 miles northwest of Southwold, 5 miles from Halesworth, and 6 miles from Beccles; both are attractive market towns and there are plenty of activities and attractions in the vicinity.
Please note that this is a semi-detached house and farm workers live next door so please keep noise to a minimum, particularly after 10pm as they have to get to work early in the morning.
One dog only is allowed to stay, please be sure to bring bedding for the dog and ensure it doesn't go on the furniture or upstairs.
