Summary:
Bring the whole family to this great place with lots of room for fun. Located right between Bozeman & Livingston on 30 acres of mountain wilderness, the Quinn Peaks Retreat House and Guest House are in a prime location for Montana adventures. During your stay, you can relax in the hot tub, cook a pizza in the wood burning stove, enjoy a spring fed pond, ski out back, and easily access some of the best State Forest Service land from Jackson Creek Trailhead.
The Space:
Located in the Bangtail Mountain Range, this home is in a prime location for all Montana adventures - 20 minutes to BOTH Bozeman and Livingston, 30-40 minutes to Bridger Bowl Ski Resort, 1 hour to Yellowstone National Park, 1.5 hours to Big Sky Ski Resort, and 20 minutes to famous fishing access points.
We offer back country skiing on the property in the winter months. ATV trails, hiking, and back country access are just up the road at Jackson Creek Trailhead.
This elegantly furnished home and guest house sleeps up to 16 guests + 2 pack n plays.
There are 2 kitchens, 3 living areas, a basement with a play room, ample outdoor space with a wrap around deck and a hot tub located out side the great room of the main house, and two decks on the guest house. Each house has their own Weber grill. Starlink wifi runs throughout both houses and there is a private office in the main house.
Guest Access:
The entire 30 acres is yours including: the main house, guest house, both driveways, surrounding yards and mountains, creek, and pond. Quinn Creek road can be viewed from the house and you can hear cars if you are sitting outside.
The Neighborhood:
The house is in the mountains although we do share Quinn Creek road with neighbors and wildlife. Our 30 acres runs behind the house, to the left, and right.
Getting Around:
We are about 30 minutes from the Bozeman airport. We live up a dirt road. If snowing, 4x4 or AWD is REQUIRED. The roads and driveway are plowed, although it’s a mountain road and you need to drive safely. Our neighborhood works hard to keep up this road. If coming with a group, please carpool. We recommend renting a car from the airport or local Bozeman rental company if flying into town. Uber is not reliable.

FEES AND OTHER DETAILS TO ACCOUNT FOR BEFORE REQUESTING TO BOOK QUINN PEAKS:
Event Fee: $3500
- Includes cleaning fee* + $500 refundable damage deposit
- Applies to weddings, graduations, ceremonies, and other events that require setup/teardown of decorations, alters, sound systems, catering services, etc)
- 30 person maximum capacity
Non-Event Dinner Party Fee: $1750
- Includes cleaning fee*
- 30 person maximum capacity
- Applies to dinner parties with guests not staying at Quinn Peaks
*$700 cleaning fee already paid at nightly booking will be applied to the total amount
Event hosts are responsible for cleaning up outdoor spaces and bagging all trash, otherwise an additional $350 fee will be applied.
All fees must be paid within 24 hours of booking Quinn Peaks, otherwise reservation is subject to cancellation until billing is up to date.
There is a 3-night minimum stay for weddings and other event bookings.
A maximum of 7 vehicles are permitted up at the Quinn Peaks property. Carpooling is encouraged, and there is free public parking located between the Jackson Creek Exit and the house.
RV PARKING & HOOKUPS
If you would like to bring your RV and connect it to our exterior hose bib and outlet, there is a flat rate $200 fee. You will need to bring your own adaptors.
WILDLIFE + WEATHER
Many guests have seen moose, deer, and other wild animals in the yard! While it's great to enjoy from the safety of a window or porch, please exercise caution with wild animals and do not approach them.
We get small and large animals and critters who visit in the summer, as do our neighbors - welcome to Montana mountains! Field mice have been a specific nuisance this summer of 2023 for the entire mountain. Green Mountain Pest is the service we use. Traps and ultrasonic deterrents are set in the garage and around the house.
We get a lot of snow in the winter. Quinn Creek Road is plowed and we plow our driveway.
IDENTIFYING THE HOUSE UPON ARRIVAL
The retreat house and guesthouse were updated with a new roof and fresh exterior paint in September/October 2023. Therefore any bookings after these dates please note: the exterior of the home is now dark green with a brown roof. Stay tuned for new exterior pictures coming soon!

During winter, after a snow storm, someone will come plow the driveway and shovel the walkways and decks where possible. This might take place during your stay.
