By booking with us, you agree to the following terms and conditions:

Must sign rental agreement upon booking.

Must submit a $500 off-platform security hold that will be collected upon signing rental agreement but it will not be placed until 2 days prior to arrival and released 7 days after departure, if no damages are reported. Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform security deposits.

No Smoking/Vaping: Smoking and vaping are STRICTLY PROHIBITED inside the house. You can smoke in the backyard with closed doors, but please pick up all cigarette butts.

Quiet Hours: This is a residential area, so quiet hours are from 10:00 pm to 7:00 am. Please respect the neighborhood and keep noise levels down. The city ordinance enforces maximum noise levels of 65 decibels between 7 am and 10 pm and 50 decibels between 10 pm and 7 am. Guests are responsible for any fines if police are called.

Pets: If you bring your furry friends, we allow up to 3 dogs with prior approval. There is a $200 fee per dog per stay. Please ensure your pets are fully house-trained, vaccinated, leashed outside the fenced area, and crated indoors when unattended. Pets on furniture, bedding, or inside the pool and spa are prohibited. Make sure to clean up after them, and if barking becomes an issue, we kindly ask you to make alternative arrangements.

Maximum Occupancy: The maximum number of guests allowed is 18. Any additional guests without approval will be considered a breach of the agreement and asked to vacate the premises with no refund.

Check-In and Check-Out: Check-in is after 4:00 pm, and check-out is at 10:00 am. Unauthorized late check-outs will be subject to a $50 charge for every 30-minute increment after 10:00 am, and additional fees if it affects incoming guests.

Property Care: Please maintain the property, appliances, and furnishings well. Any furniture moved should be returned to its original placement.

Minimum Age Requirements: We only accept reservations from adult guests aged 25 and older. The guest who reserves the property must be present for the entire duration of the stay.

Parking: You can park up to 4 vehicles in the driveway. Street parking is prohibited, and illegally parked cars may be towed at the owner's expense.


Pool/Spa: Enjoy the pool and spa, but please refrain from bringing any glass items near them. Pool heat is available for $35 per day, including spa heat, but we can't guarantee temperatures if air temps drop below 60 degrees.

Air Conditioning: Keep doors and windows closed when using the AC. You can adjust the thermostat between 68-78 degrees, but avoid going below 68 degrees as it may cause the AC coil to freeze.

Garbage: Trash is collected on Mondays and Thursdays, and recycling on Wednesdays. Our team will handle trash bins on scheduled days.

Wildlife/Pest: Pest control is done quarterly, but we might encounter some visitors from nature.

Candles and Fire Pit: Candles are prohibited due to fire safety hazards. Please turn off the gas valve securely after using the fire pit.

• Our pool is cleaned twice a week, on Mondays and Thursdays.

• Our landscaper comes once a week on Thursdays.

• We also have a scheduled quarterly lawn-care pest control service, although we cannot guarantee the specific days this will occur as it depends on the vendor's schedule.

Our maintenance schedule may change due to weather or other unforeseen circumstances. If any changes do occur, we will do our best to inform you in advance.

Liability and Risk

Liability Waiver: The Owners are not responsible for any accidents, injuries, or illnesses that occur on or off the premises while using provided equipment or amenities. Guests assume all risks associated with their stay.
