Welcome to your 3 bedroom, 2 bathroom apartment in Kingston. You can access all the property's amenities throughout your stay.

BEDROOM:
Bedroom 1 has a queen-sized bed, Bedroom 2 has a double-sized bed, and Bedroom 3 has twin single beds all topped with professionally cleaned and pressed linen. Both bedrooms 2 and 3 have plenty of wardrobe space for your luggage while bedroom 1 has shelves.

BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher
- coffee machine

We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a 40" TCL smart TV. Note that we don't provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The carport provides 1 space for parking.

There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide you with tips on the best places to go for food or just to have fun!

There are some great restaurants in the area that are just a one-minute drive away. You might want to check out Magoo's Café and Bar for lunch or dinner - their food and cocktails are incredible! For a more casual hangout with friends, The Dock is a great spot to grab a few drinks.

If you're looking for some other options, I recommend Local Press Café - they're one of the original cafes in Foreshore, and they have a great healthy/vegan/vegetarian vibe. CocoNine is another great option if you're looking for reasonably priced food in a relaxing environment, and La Rustica is a fantastic Italian restaurant with delicious food and drinks.

There are quite a few bus stops in the area. If you're looking to take public transit, I'd suggest planning your trip using Kingston transit or the Kingston Access Bus. Alternatively, if you prefer a more private mode of transportation, you can also try using Uber or other taxi services.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Let us know if you need to check in early or leave later than the standard check-in/out times. We'd need to collect $20 for the first 30 minutes and an additional $40 for the next 30-minute increments when there is a breach in the observance of standard check-in and out times.

2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the regular cleaning and linens in the property. As this is not a hotel, please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be requested (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy on our Airbnb listing

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of people that can book the property. Any non-guests must leave by 10:00 pm. And there should strictly be no loud noise after 10:00 pm. There is a $2000 penalty if this house rule is breached.

7. There are some items in the kitchen (tea, coffee, sugar, milk) that you are welcome to use. Also, the pantry has a few basics (i.e. muesli). We don't stock in the refrigerator or provide any meals.

8. I list my property as not suitable for kids or infants as it is not child-proofed and we don't have baby amenities (i.e. high chair, cot). However, if the kids will be under adult supervision at all times, booking with children is no problem.

9.⁠ ⁠The property will be holding a security deposit for all stays. If no damages are identified, the full amount will be released within 3 days of check-out. In case of damages, necessary fees will be deducted, and affected parties will be promptly notified.
