Welcome to our spacious 2 bedroom, 2 bathroom apartment in the heart of Canberra's south - Tuggeranong.

BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.
BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- cutlery
- dishwasher
We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
The living room has a smart TV which you can use to access your Netflix and YouTube accounts. It also has access to all local channels. Note that we don't provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account.
LAUNDRY AREA:
A washer and drying rack are available to use, as well as an iron and ironing board.
PARKING:
If you plan to bring a car, please note that the garage can only accommodate one car. However, there is free street parking available if you have an additional car. Please note that there is a two-hour time limit on weekdays from 8:30AM to 5:30PM. Additionally, there is free visitor's street parking available for up to three hours on weekdays from 7:30AM to 6:30PM.
There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

This apartment boasts a prime location that offers the best of both worlds - convenience and natural beauty. Its proximity to the local shopping centre and Government offices makes running errands a breeze, while the nearby Town Park Beach and Lake Tuggeranong provide a serene escape where you can immerse yourself in nature. What's more, this place is an excellent base for exploring the south of the ACT, with popular attractions like Tidbinbilla Nature Reserve and the Deep Space Communications Complex just a stone's throw away.
If you're planning to get around, there are several options available. One of them is taking a bus. The nearest bus station is just a 500-meter walk away. From there, you can take Bus 313 to get to the city, which takes around 30 minutes. If you want to go to the Woden Bus Station, you can take Bus 343, which takes around 16 minutes. Another option is taking a taxi or an Uber.
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Let us know if you need to check in early or leave later than the standard check-in/out times. We'd need to collect $20 for the first 30 minutes and an additional $40 for the next 30-minute increments when there is a breach in the observance of standard check-in and out times.
2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.
3. The cleaning fee covers the regular cleaning and linens in the property. As this is not a hotel, please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be requested (minimum of $50).
4. Please be sure you understand our cancellation policies. You can find our current policy on our Airbnb listing.
5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.
6. No parties or gatherings of more than the maximum number of people that can book the property. Any non-guests must leave by 10:00 pm. And there should strictly be no loud noise after 10:00 pm. There is a $2000 penalty if this house rule is breached.
7. There are some items in the kitchen (tea, coffee, sugar, milk) that you are welcome to use. Also, the pantry has a few basics (i.e. muesli). We don't stock in the refrigerator or provide any meals.
8. I list my property as not suitable for kids or infants as it is not child-proofed and we don't have baby amenities (i.e. high chair, cot). However, if the kids will be under adult supervision at all times, booking with children is no problem.
9. The property will be holding a security deposit for all stays. If no damages are identified, the full amount will be released within 3 days of check-out. In case of damages, necessary fees will be deducted, and affected parties will be promptly notified.
