The space
Located on a working farm, in a beautiful Welsh valley, is this cosy stone cottage, with its access to an indoor heated swimming pool. The cottage itself also has its own gardens and lake. Perfectly located to explore West Wales, this cottage that sleeps 4 people, is best suited to a small family or a couple.
Bedrooms
There is a lovely ground floor double bedroom with ample storage with the added bonus of lake views.
Up a relatively steep staircase leading to the loft room, you will find a further space with two single beds. This area has original beams and limited headroom in some areas (see access statement).
Living Space/Kitchen
This well positioned property offers a modern kitchen open plan to a living room with an imitation log burner, two leather effect sofas, a Smart TV and DVD player. There is a small selection of board games, books and dvd's available for the perfect chill out time, and family getaways. The French doors open to the outside area facing the lake. Back inside there is a dining table with seating for 4, and a high chair available upon request. The modern open plan kitchen has ample amenities for your stay, including a full size fridge freezer, an oven and 4 ring ceramic hob, microwave oven and washer/drier.
Bathroom
The modern downstairs bathroom boasts a jacuzzi bath, perfect to unwind after a long day exploring the area. There is shower over the P shaped bath.
Gardens and Swimming pool
The lovely landscaped gardens have a variety of usable areas, private from the farm itself with fully fenced boundary There is a small patio area surrounding the house, and lawned areas with seating to enjoy dining al fresco, or a family BBQ on a summer evening, overlooking the lake. Children should be supervised at all times due to the open water.
Up the steps back through the gate, past the car park up in the farm area, you will find the large indoor pool area! The heated indoor pool and sauna is a rare treat for guests looking for a holiday home in this area. Pool towels are provided.

The Local Area
St Clears is a charming town with a good choice of coffee shops, a handful of pubs and restaurants.
It is a small town perfectly located to explore Carmarthenshire and Pembrokeshire. It is 4 miles to Laugharne and 9 miles to Carmarthen.
Laugharne is a small town sitting on the estuary of the Taf River and offers stunning estuary walks, including the infamous Dylan Thomas Birthday Walk. There are also plenty of woodland walks and the Pembrokeshire Coastal Path starts nearby and there is easy access to the Brecon Beacons.
Carmarthen, Wales oldest town, is a market town with a large variety of independent shops and plenty of lovely eateries. One of Carmarthen’s most famous early residents was Merlin the Magician. The Welsh name for the town, “Caerfyrddin”, means Merlin’s Fort and many believe the town was named after King Arthurs wizard.
There are also a good choice of outdoor activities available in the area, ranging from horse riding, coasteering, to a variety of water sports, abseiling, orienteering, caving and gorge walking.
There are many beautiful rugged beaches in Carmarthenshire and Pembrokeshire, along with the more popular coastal resorts of Pendine, Saundersfoot and Tenby.
There is an abundance of interesting attractions locally, including Castles, historic houses and National Botanical Gardens to name a few.
If you are a "foodie" then there is a fantastic choice of restaurants within a 20 - 30 minute's drive ranging from Coast in Coppet Hall to Y Polyn, just 5 minutes from Carmarthen.

Guest access
Guests will have exclusive access to the entire house, garden and swimming pool (the swimming pool will be shared use from July 2023).
Other things to note
- Although this property appears to be isolated from the photos, please be reminded that it is located on a working farm close to farm buildings
-The farm prides itself on trying to reduce carbon footprint. They have successfully installed solar panels to generate electricity to operate the farm and also have a ground source heating system which provides heating for The Boathouse and for the swimming pool.
-Pet fee per stay - Payable during the pre-check in process : 1 Dog - £25, 2 Dogs - £40

- The indoor swimming pool is tested daily and cleaned regularly with a deep clean taking place between guests. There is some historic visible damage to the floor of the pool which is brown/copper in colour. This is an aesthetic issue only and does not affect the use or enjoyment of the pool itself for swimming. Additional photographs can be supplied of the pool area upon request.
