Excellent sea views (approx 50m from the beach), modern, well maintained and equipped accommodation which is ideally situated with own driveway parking for two cars and a walled corner garden on a private secure gated estate. High speed internet (around 50 mpbs). Smart TVs (Living room 65 inch with DVD/sound system), kitchen/Dinner 42. inch, Main bedroom 32 inch and 2nd bedroom 24 inch. Outside solar shower. Direct sea & beach views &, beyond to the Isle of Wight, especially from the fully glassed lounge & full sized large front balcony/sundeck. A great 3 bed Beach House, sleeping up to 6 comfortably (4/5 adults + 2 kids), with private access to an uncrowded beach. An unusual 2 storey house with spacious open plan living over 4 levels internally. Good communal estate play areas and be on the beach in under a minute where the waters are shallow & the tide can go out a few hundred yards. Swimming is excellent with the vicinity recognised for water sports including surfing & kayaking. Renowned for fossil hunting at low tide & small fossils can often be found. The East & West Witterings are 20 & 40 mins beach walk away - less by bike. Numerous good nearby attractions including Goodwood (Festival of Speed, Revival and horse racing), Portsmouth (Gunwharf keys outlet shopping and historic dockyard) and Chichester.

Fantastic Property by the beach
We had a lovely few days in this wonderful house, property is exactly as described, amazing sea views, comfortable and very well equipped. Fantastic location, we enjoyed lovely walks to East and West Whittering. Highly recommended, and we would definitely like to stay again.

Great place to stay by the sea
It is a handily located property, just as described, and very close to the sea, which you can see from both balconies. The balconies themselves are exceptional and spacious, one with morning sun and one with evening sun. Nice garden too. The house itself nicely designed and very well served with cooking equipment. We had a lovely week here!

Seaside Brilliance
Despite the weather we had a great few nights away in this seaside location. The kids loved the fact we could see the sea from the property and had great fun on the beach at both low and high tide. The property was clean and spacious and had every amenity we required. The location was perfect for both walks to east wittering for lunch or dinner, a short drive to the sandy beach at we sat wittering for a beach day in the sun and a 35min drive into Portsmouth to take in the view from Spinnaker tower (which we could see clearly along the coast from the beach outside the property). Definite 5stars

A very well situated and equipped house
We had a great stay in Bracklesham Bay. The house has everything you would need with fabulous sea views. It is very warm, well decorated and the beds are really comfortable. It is a short walk to local restaurants and shops. Check in was very easy and the house was very clean. We will definitely return some time.

Fantastic location and amazing property
We had a lovely week staying here. The property is great for a family - there ended up being five of us, as my sister-in-law joined our family of four at late notice. The layout of the property is great, and we definitely would have made more of the balconies if we visited in Summer. The master bedroom really has a proper Super-King, not just two beds put together! Kitchen was very well appointed - we even managed Toad-in-the-hole one day. Unfortunately the weather was awful, so we weren't able to do many walks to the nearby nature reserve, but we did use the beach a couple of times, both on the doorstep, and over to West Wittering - with a couple of trips to Chichester and Portsmouth as well! The bad weather did mean we were able to take advantage of the various TVs, and the WiFi was strong enough for me to do a couple of days work. My kids, in particular, were very happy to have a TV in their room! Great recommendations for local cafes etc. We had a brunch and our final night evening meal at Drifters - 30 minute walk or 5 minute drive. A couple of mornings I took the kids for a (n 8 minute) walk to Goat Cafe - bringing some extra hot take-out coffees for those having a lie-in. We had a great time and look forward to returning when we are not in the middle of a week of storms :) Toby Emmerson and family

Feels like home
This is the 3rd time we have been and it will not be the last. The house is very comfortable and really well equipped. Beautiful view of the sea from balcony at the front and decking with garden furniture at the back. Beds are very comfortable and it just has a lovely feel about it.

Perfect house by the beach !
A very well appointed house on Bracklesham bay. Two balconies for morning and afternoon sun. A well equipped kitchen with everything you need to cook. 3 comfortable bedrooms and a lovely bright lounge.The garden and outside sun loungers wonderful and easy access to the beach. The attention to detail is fantastic and all very high standard- we can't wait to go back !

Lovely large accommodation close to the sea
I'm so glad this has a partial sea view, it made a difference. Also it was crucial that it has it's own drive to park the car. The complex was so busy that there were cars every where, even along the small road, so I was relieved my car was safe from being scrapped (as I saw with other cars parked on the road). The rooms are lovely, comfortable beds and pillows, google devices and great wifi. Showers were good, but unfortunately we couldn't have someone showering in each bathroom at the same time, upstairs would lose the water, this was an issue for a family of 4. I hope this can be improved. Good location, everything is close by. Bring ear plugs if you're a light sleeper as I heard kids in the early morning and it sounded like they were in the room, bring eye masks if light affects you when the sun rises, the rooms are not black out. Overall really happy here, felt like our home and all of us were delighted. I hope the shower water pressure can be resolved, then 5 stars.

Good, fun house a few yards from the beach
We enjoyed our stay at this house, literally a stone's throw from the shingle beach, from where we braved a couple of swims in the sea (in April!). Particular attractions for us were the unusual split-level design giving four floors, two balconies on opposite sides of the house, and large drive for parking. Would be glad to stay here again.

Great spot by the water
This is a great house right by the beach and the parking space is a definite bonus. I booked it because of the location but we were really surprised at how roomy and bright the property was. It’s very well equipped and comfortable and the front and back terraces are brillant. Bracklesham Bay doesn’t have an awful lot going on but that was perfect for us. A few handy food places nearby - we liked Billy’s on the Beach and Drifters (in East Wittering). A decent sized Co-op in walking distance. The beach came with the additional discovery of fossils which delighted by children (and me, truth me told!) and we spent ages wandering up and down and eagerly anticipating low-tide for more searching. Definitely a good choice for somewhere to stay.

Lovely house overlooking the Solent.
My wife and I and my 20 year old son and 17 year old daughter stayed for 3 nights from 25th November. The house wad very clean and very well equipped. The house is only a stones throw from the beach and has wonderful views across the Solent to the Isle of Wight. We all thoroughly enjoyed our stay, and the details Neil sent prior to our departure were extremely useful in planning places to go and places to eat. Would thoroughly recommend staying here, and the house has two lovely outside balconies to enjoy in the summer.

Fabulous split level property just perfect for a break by the sea for our family of 4. The 2 balconies out the front and back gave us sun and lovely views all day round. Beautiful sea view house
This is in an ideal location for the beach/sea. House is very well equipped. Suited us as 3 adults in our party, so we had our own space. We liked the fact that there is decking at the back with table and chairs,also a balcony at the front with chairs/sun loungers, so could take advantage of sun from both sides.

Lovely location apart from construction noise
We enjoyed our stay at this property, there were a couple of niggles but these were promptly rectified by the owner and housekeeper. The property is tired in places but I understand some renovations are being made next month. The main issue for us was the major construction work going on to the flats to the left of the property and then more construction work to the neighbouring property on the right neither of which we were of beforehand. The intermittent sound of power tools from 8am to 5pm six days of our week did detract from our stay as we couldn’t relax in the property apart from the evenings and the Sunday. However, I’m sure when the renovations are complete and the construction works finished it will be lovely. We hope to return.
