Floor to ceiling glass door sliders connect living spaces to the pool lanai, creating an expansive indoor/outdoor open living environment for lounging or entertaining. THE SPACE
This spacious executive estate style home is on a private waterfront oasis blending seclusion with convenience. With over 3700 sq. ft. of open concept living space, 4 bedrooms and 3 bathrooms, this expansive two story home has five standard beds (1 king + 4 queen) and six extra beds (11 beds total) accommodating up to 15 guests.
THE SETTING
A secluded yet convenient natural ~1 acre setting large featuring an enclosed recreation deck / lanai that hosts a heated salt-cell pool with a waterfall hot tub spa and lounge areas. Floor to ceiling glass sliders open to the pool lanai for indoor/outdoor lounging or entertaining with panoramic views of the river, rocket launches and the NASA Kennedy Space Center.
THE MAIN FLOOR
The main floor living area is open concept with a great room featuring a soaring ceiling and a pool table, with a visually separated dining room. A chef’s kitchen and living room area is highlighted by a beautiful coral fireplace and floor to ceiling sliders that open onto the pool lanai. The main floor queen bedroom with adjacent bathroom has direct pool lanai access.
THE UPPER FLOOR
An upper floor layout features a balcony and two queen bedrooms sharing a full bathroom, plus a self contained master suite / den with an elegant en suite and kitchenette that can be set up as a single or double queen bedroom, providing an opportunity for semi-private accommodation.
THE VIEWS
Expansive water views from most rooms in the house are characterized by dramatic sunrises that often paint the sky in dramatic colors, and sparkling moonrises over the water that can be beautiful, surreal finales to your Florida space coast days. Not to mention 1st row seats to sensational rocket launches (and landings)!
THE LOCALE
Walkable local amenities including retail, pharmacy, fast food and groceries. The house is 10 mins away from the restaurants and entertainment of the picturesque village of Cocoa and 15 mins away from the sun and fun of Cocoa Beach or the wonders of the NASA Kennedy Space Center.
35 mins from the Orlando International Airport (MCO) and the Disney and Universal theme parks are less than an hour away.

GUEST ACCESS
The house rental is exclusive with full access to the house and property under a quiet enjoyment policy, however the garage and main floor studio suite are secured (unoccupied) owner areas that are not accessible. (Please refer to the floor plans in the photo section.) Only registered guests are allowed in the house or on the property, and visitors are subject to approval by the Host.

POOL & HOT TUB
NOTE: The heated pool and hot tub are fully automated and are operated remotely by the Host.
HOT TUB/SPA: The house rental includes up to 3hrs of pre-scheduled hot tub use per day that can be applied any time from 7am-12am [scheduled with the Host and changeable with 24hrs notice]. When in use, the hot tub is heated to ~100° F / ~38° C.
POOL: The pool is heated as needed in cooler months to ~82° F / ~28° C from 10am to 6pm. [NOTE: the pool heating system requires an average daily temperature above 65° F to operate properly, and may not be viable during the coldest days of Jan/Feb].

PETS
Furry family members are welcome with an additional 'furcharge' of $100/pet per stay (up to 4 pets). There is a fenced dog run accessible from the pool deck for pet potty and security. Pets must be leashed at all times when outside the house.

ROCKET LAUNCHES
The unique location of this property is unmatched for NASA and rocket launch fans. The iconic NASA Vehicle Assembly Building is ever present in the distance. Frequent rocket launches by SpaceX and other companies are dramatic and inspiring experiences that on most days are clearly visible and accompanied by a crackling roar that you can feel.

THE WATERFRONT
National Wildlife Refuge
The home is located in a National Wildlife Refuge with a diverse population of birds and aquatic wild life including dolphins and manatees that frequent the waterfront.
WATER ACCESS
The home is located on the Indian River, which is actually a long lagoon / estuary connected to the Atlantic Ocean separating the mainland from the area “Channel Islands”. There is no dock on the property, but there is a public boat dock immediately north of the property that can handle launching small to medium boats and personal watercraft.
NOTE: The shoreline is not part of the property amenities and access is at guest’s sole risk.

NO SMOKING POLICY
Please note that the house has a strict no smoking policy: no smoking or vaping of any kind is allowed inside the house. Responsible smoking on the patio, balcony or exterior areas of the house is permitted.
NOTE: This is a zero tolerance policy subject to a $250 additional cleaning fee.

SAFETY AND SECURITY
SURVEILLANCE: There are exterior security cameras and noise monitors present but there are no interior or pool or patio area cameras. NOTE: Interference with house security systems is strictly prohibited.
QUIET TIMES: Quiet times are 11pm-7am, strictly enforced. No excessive noise at any time. No fireworks.
NO PARTIES: No disruptive gatherings of any size are allowed at any time. Respectful celebrations and recreational social activities among registered guests are allowable. NOTE: A $500 administration fee will be applied above costs for processing offenses.
NO WEAPONS: No firearms or weapons of any kind are allowed in the house or on the property, even if legally owned and licensed and secured. No exceptions.
POOL: The pool and hot tub spa are open access within the patio area enclosure. Guests with young children must exercise caution. There is a pool safety net barrier available for guests on request to install at their discretion.
WATERFRONT ENVIRONMENT: The property has a natural shoreline with hazards that are subject to change depending on weather, river and tide conditions. >> The shoreline is not part of the property amenities and river access is at guest’s sole risk.

SPECIAL EVENTS
Respectfully convened special events for up to 30 people are possible through a separate contract with the property owner but are not allowed under the House Rules for an online rental booking.

As a condition to booking a stay at this private property directly or through an online marketplace platform, the booking party will be required to agree to abide by the House Rules and Policies through a Rental Agreement signed directly with the Host (Minutiae Management LLC), and will covenant that they are entering into the Rental Agreement on behalf of themselves and will be personally resident at the property as the Primary Guest responsible for honoring the Rental Agreement throughout the rental period.
The Rental Agreement will be emailed to the Primary Guest for online signing via DocuSign as a condition to the booking. Execution of the agreement will be required within 48 hours of receipt to finalize the booking and to avoid cancellation (along with a full refund of any fees paid). [Voluntary provision of an email address for the Rental Agreement execution will be required. We also require a back-up resident guest contact in case the Primary Guest is not reachable.]
ONLY REGISTERED GUESTS: All adult guests 18+ years old staying at the property (including family members) must be registered by legal name. A maximum of 15 people are allowed at the property unless there is a Special Event** agreement in place. >> Any visitors are subject to Host approval.
