It's an easy & short drive to Pigeon Forge, Dollywood, and Gatlinburg, simply head down scenic HWY 92 and drive into town the back way, away from the traffic on the Parkway. Enjoy being perfectly situated on one of the most beautiful lakes in the country, which also happens to be the perfect place to bring your boat, or take advantage of the paddleboard and kayaks and jump off the floating dock.

There are endless activities to please everyone in your group from outdoor enthusiasts to kiddos, youngsters, and adults alike. Stop by the Forbidden Caverns for some spelunking, drive through Gatlinburg’s Arts and Crafts community on your way to downtown Gatlinburg, hike to waterfalls, horseback ride through scenic valleys, enjoy a memorable picnic by the river, or fly fish. The floating dock sits in a cove where water levels vary. Terrain down to the dock is natural and mountainous. Easy 2nd lake access (for neighborhood) is available just right of home / recommend bringing water shoes (for children and adults) swimming and walking on natural terrain. According to TVA: a year with average rainfall, the water level in Douglas Reservoir varies about 44 feet from summer to winter to provide seasonal flood storage. You can always refer to this website for water levels.

Things to Know
This home is on the main channel of the lake with year-round water view and access, however, the TVA controls the lake level and off-season the water level does not float to dock.

Nice waterfront stay, but two problems
We really enjoyed having a place right on the water along with our own dock. It allowed us to rent a boat for a few days and take it out whenever we liked. The house was also nice and spacious. But there are two problems to be aware of. First, the house is essentially an A-Frame with a basement, a main level, and a loft (master bedroom). Because of the architecture, it was impossible to keep the levels at the same temperature at the same time. Either the loft was comfortable (71 degrees) and the main level was freezing (64 degrees) or the main level was comfortable (71 degrees) and the loft was sweltering (79 degrees). Maybe the problem is less severe in other months, but it was definitely an inconvenience in August. Second, the dock was built on/over an incline. Rather than cut away at the dirt/rock underneath, they just built the dock on the slope. That made it very dangerous, especially when wet (which was often the case, since we were boating). My son hurt his leg, my daughter fell multiple times, and my wife was scared to go on it. So, if you plan to use the dock, be aware of how dangerous it is.

Great location and view
We loved the privacy and balcony. Private boat was great! Loved the kayaks and Kitchen amenities. Definitely stay again if you could address the insects that are coming into the downstairs. Also, the balconies need cleaned. Other than that, it was the perfect vacation
