Come and experience the tranquility of the Texas Hill Country in our charming Hill Country Farmhouse, nestled in the heart of Dripping Springs. This 2-story farmhouse is a true gem, featuring 4 bedrooms, 2.5 baths, and the ability to comfortably accommodate up to 10 guests. Situated on a sprawling 9-acre property with a swimming pool, hot tub and so much more it offers the perfect setting for fun and relaxation. Find yourself conveniently close to wedding venues, wineries, and the opportunity to float down the river. In just a short 15-minute drive, you can reach the quaint town of Johnson City.

The moment you arrive at Hill Country Farmhouse, you'll be enveloped in Southern charm and warmth. The farmhouse's interior is open and airy, adorned with modern farmhouse aesthetics. On chilly evenings, gather around the cozy fireplace for a memorable experience. The open floor layout makes it an ideal space for family gatherings or sharing delightful meals. The kitchen is fully stocked, making meal preparation a breeze. With four bedrooms, your group will find a comfortable and peaceful night's sleep. The primary bedroom, located on the main level is the epitome of luxury, featuring a king-sized bed, beautiful linens, and private access to the swimming pool. The ensuite bathroom offers a double vanity and a shower-tub combo. Upstairs, you'll discover three additional lovely bedrooms, two with queen-sized beds and the third bedroom with two sets of bunk beds, providing ample sleeping space for eight guests. A second bathroom with a shower-tub combo is conveniently located on the second level.

Now, let the real fun begin in the enchanting outdoor space. You'll be treated to a sparkling swimming pool and a soothing hot tub, all surrounded by acres of stunning Hill Country landscape. Under the starry night sky, gather around one of the two fire pits to roast s'mores and create lasting memories. Picnic benches and tree swings beneath the oak trees invite you to enjoy the great outdoors. The front patio is another excellent spot to gather and relish the scenic view. Don't forget to explore the wet weather pond, adding an extra touch of magic to your stay.

Feel free to inquire within if you're interested. The hot tub is available year-round, as long as temperatures are not freezing, though please note there is a limit on propane usage for the hot tub. Three hours of hot tub time per booked night are included, excluding the time it takes to heat it up. After three hours, a small propane usage fee is applied for additional usage.

For your peace of mind, please be aware that there are security cameras at the gate and around the house to monitor traffic coming in and out of the property. The property strictly does not tolerate parties, and offsite guests are not allowed. The home and its amenities are reserved for the guests staying there.

*Rest assured, your safety is a priority. This property features exterior security cameras that do not intrude into interior spaces. Cameras are located on the front porch facing outward, one on the tree facing the carport and one at back corner of house facing pool.

*Please also adhere to the property rules, including access to seven of the nine acres

*A maximum of five vehicles only are allowed on property

*No authorized parties or gatherings. There will be a $1000 fine for throwing a party and you must vacate the property with no refund.
