Let me start with WE DIDN’T even stay at the property as it “dead bug” infested!!! The fact that this house is even listed on VRBO is shameful. We booked to stay in February for a fun ski weekend with our kids and it was not CLEAN. We have pictures to prove that there is NO WAY that this owner had been at the house to clean it before we arrived which is unacceptable (ie. Expired milk in refrigerator, ashes near the fireplace, and ALOT of Dead flies and all other sorts of bugs were on the stove, window sills, bathroom and floor, even more disgusting was a used bar of soap in the shower) Never have I ever reserved or tried to stay at a VRBO location that didn’t live up to what we expected!

Roomy Ski Getaway
This lovely two-story farmhouse, which is currently in the process of renovation was ideal for our weekend stay for a ski getaway. It is just minutes from the slopes and was very comfortable. VRBO has this listed as a pet friendly property, but the rental rules and agreement say that pets are not permitted. We were traveling with our small cockapoo, so if you're looking for a pet-friendly unit, you should probably clarify this with the owner. Great location! Great value!

Perfect for skiing Holiday Valley/Holimont
We had an excellent 4 nights while skiing Holiday Valley and Holimont. It’s a short drive to the slopes and a wonderful haven away from the hustle and bustle. The water does have a sulphur smell which was similar to rural properties I’ve spent time on but there was a large cooler of spring water provided. It’s a perfect hot-tub-time-machine experience, with both new flat screen tv’s but also a tape deck and VHS tapes available. It is close to the road so there is some road noise. But it was clean and comfortable and perfect for a quick ski weekend with the family. Probably not great for super young ones (stairs, etc) but very comfortable for us 2 adults and 3 8-12 year olds.

Stayed in the cabin for a few days for a ski trip with some friends. Everything was great. Location was roughly a 5-10 minute drive to holiday valley and just outside of downtown ellicotville. Plenty of space for everyone. Would definitely stay here again.

Thank-you so much for a wonderful stay ans experience. This is an “old school” farmhouse, and I loved every single quirk and detail. The price point reflects the general populations desire for matchy-matchy details. That was not a priority or preference for my visit. Dangerously close to the slopes and tubing hill......this was just what the doctor ordered! Thank-you again, I would not hesitate to book again.

The house is located on a main road so there are a lot of semi's and cars flying by Definitely not a serene country house.. There are also train tracks across the street so they go by blowing the whistle. Our favorite was the 4:15 AM. There were also many, many dead flies on the window sills. We had to keep vacuuming them up. The house itself was nice. I tried to reach the owner with a question and received the message "This mailbox is full". so we couldn't get in touch with her. Very disappointing.

Make sure you get the house number with the welcome instructions email, as google maps will NOT lead you to the right place. Half of our party found the house by chance after looking for an hour, we gave up looking and spent the first night in a hotel. The house was broom clean and it is s good idea to wash dishes before you use them. The firewood has rusty nails in it so be careful. The owner needs to replace the stained sheets in the front bedroom. The house was adequate for our needs. The new carpet was appreciated and house was close to town and well heated. Overall it just needs some tlc.

The place is perfect for a winter ski trip. Short drive to the slopes and very cozy.
We loved our stay and appraise being able to bring our dogs with us. The place is perfect for a family winter getaway! The only thing I would reccommend is to get some gravel in the driveway. It rained the morning we were leaving and the driveway was a muddy mess.

It is nothing like the pictures!
This house is NOTHING like the pictures! Our first issue was finding it! I followed google maps to the marker they set and it was on the other side of Ellicottville. We tried to call the property manage but she didn't answer! I really don't know how we found it! We also set off the house alarm and she disarmed it without calling to see if everything was ok! I thought that was strange.The pictures conveniently cut off the house on the side of this one. They all look like they are about to collapse! This one just has newer siding. And ironically,one of the stars fell off leaving only one star on the side. When we walked in the smell was mildewy to say the least. The bathroom had actual duct tape over the sink. The water was grey with floating particles. I have well water so that is not an excuse for the unclean water. We couldn't even shower in it. The beds were clean except for the stained sheets. The bunk beds were covered with stretched out sheets that fell off in the middle of the night. The shower upstairs had bugs in it! We stayed one night because it took so long to find that it was too late to find other accommodations. We checked into a hotel the next day. It says that it'll accommodate 10. The master bed is a full, the other bedroom has a bunk bed and a full, the third room has a full. So unless you are small i can't inagine how you could fit 10 people in this house!! I am surprised VRBO allows this house to rent under their name!

I enjoyed my stay. Quick drive to skiing. Being in a house let us make our own meals and relax as a family in the living room. The house has everything a family needs to enjoy their stay.

Perfect place for a good group of friends to enjoy for a weekend!
The house was perfect size for our group of 12. The heat was a little touchy, usually got cold when we went to sleep. The fire place kept the house at a good temperature during the day. Close to Holiday Valley and Main Street for all your needs. As it says, the water does have the sulfur smell, but the water cooler in the kitchen is there for drinking/cooking. There was a lot of seating in the living, and many books and movies to choose from. It was a good ski house for a group of college kids with minimal standards.

Disappointing.
I will give this rental two stars for it's function. It has clean beds, a living room, a kitchen, laundry and heat. The beds were old (except the master bed), all were full size, which were a tight fight for two adults in one bed. All beds were covered in plastic, so we often woke up sweating. The fitted sheets on the bunk beds were so old and stretched out that by morning the kids were sleeping on the ripped plastic sheets (yik!). As with any old farmhouse, there were bugs. I get this, however it was ridiculous. My 10 month old choked on both a potato bug and a lady bug. We vacuumed and swept everyday, and the bugs just kept coming. The highchair for use was disgustingly dirty, we never used it. The upstairs did however have nice new wall to wall carpeting, so once we vacuumed, it was nice place to let the baby roam. The bathrooms were not as clean as I would have liked. Upon our arrival, I immediately had to sweep so that I could let the baby crawl around, as there were bugs and dirt on the floors. The fridge was filthy as well, I had to line it with paper towels so I could put our food away. The microwave was on a counter that could not even reach an outlet to plug it in, so we never able to use it. The kitchen was fully stocked with utensils, plates, pots and pans etc, however, the pots and pans were dirty and the nonstick coating on all the pans were terribly scratched. There was drinking water available for us, so that was nice. There was also toiletries available as well, so that was nice. The yard was a danger zone, between the road being 20' from living room, there was no front yard, the collapsed barn that was a disaster in the side yard, and the caved in septic tank, there was no place outside for the kids to play safely. The remainder of the property went up hill. A train rattles the house twice a day, as the tracks are just across the road. With the mild winter temperatures, the driveway turned into a mud pit. Our boots and shoes got trashed, along with the interiors of our cars. There were a few times I wasn't sure we were going to make it in or out, the mud was so thick. The basic cable was fine, the house was stocked with plenty of games, books and movies. Upon our departure, we had to clean the entire house, which is a chore when you are trying to pack up a weeks' worth of stuff and three kids. I am not sure if the owners do not visit often or are just not concerned with some of these issues.

Dated but comfortable
Although dated, the house had everything we needed and was well stocked. The washer/dryer was a great bonus for us. We had a great time playing in the snow and exploring the property behind the house. However, we were concerned about some pieces of metal/nails and such outside, especially with our two kids. With the snow, we had no idea this debris was there until we wore down a path enough to see it. We also had a hard time getting into/out of the driveway with the dirt (which became mud with the rain and snow). Without 4-wheel drive, we would have gotten stuck for sure. The property will definitely expand its appeal once the dilapidated shed is cleared. Overall, we made great memories here and will remember our children's first snow trip for many years to come.

Extremely comfortable and a great location for a very good price - I'd stay again.
Yes, as the description states, this is not a fancy ski chalet. If that's what you want, keep looking. However, if you're looking for a very spacious, comfortable, and clean place to have a great vacation and be near Holiday Valley and all that it has to offer, you've found the place. My group of 8 was very happy with our rental. We had tons of space and everyone had a bed. The living room area is awesome with a cool little bar spot. The kitchen is very large and accommodates many cooks (or those making bloody mary's while the cooking is happening). The kitchen table is a little small, but we made it work, eating in shifts or taking plates to the living room, not a big deal and extra chairs were provided. Upon arrival the first thing we noticed is that there we no throw rugs (and it was wet, snowy out). But a quick dash thru the house netted us a huge closet in one bedroom with ample bedding, linens and rugs for about 10 houses................pulled out what we needed. Only other draw back I can think to mention is that the water had a slight scent to it that was not great. However, drinking water was provided separately and I've had that water smell before,....it doesn't stick with you when you shower, so just ignore it and remember, the place is very reasonably priced! One recommendation for the owner might be to rearrange the bedrooms a touch. The smallest room had the most amount of beds (double and twin bunks). It was VERY tight in there and we hardly had rooms for duffle bags or suitcases (although there's a nice big hallway we used for that). That little room could use a small mirror as well. It might be better to move the bunks into the front room, as it is larger. Just a thought. Anyhow we very much enjoyed our stay at the Cozy Country Farm House. Look forward to returning sometime! Thanks

Rustic Ski House
We rented this house with my family of four and another family with 2 adults and three kids. Nine of us were all planning to ski and celebrate New Years Eve together. Surprisingly Mother Nature did not provide any snow for our trip this year. However house owner did provide a lot information on local hikes and activities to do in town. House is clean and close to plenty of hiking trails and activities in Ellicottville. Recommend house for people with a good size group looking for an affordable ski vacation.
