Dock: About 5-6 feet long. In the absence of rain, the cove that makes this property waterfront may dry up due to exceptionally low lake levels. You are still able to kayak but will have to pull the kayaks through the channel to get to the main body of water. For this reason, we do not advertise this property as lakefront or waterfront.

Drinking Water: The cabin does have well water which has a different smell than city water since it is not chlorinated. The drinking water is triple filtered and the bathroom water is double filtered, but there still may be a slight odor to the water due to the type of water in the area. Rest assured the water is clean and suitable for use but some guests may choose to bring bottled water for drinking.

Drugs/Smoking/Fireworks: Freshwater does not permit illegal drugs of any kind on the property. Due to the location of the properties, smoking is strongly discouraged around the home and strictly prohibited in the home. Grocery Store: Closest is 10 min drive to Gladwin

Handicap Friendly: Let us explain what we mean by handicap friendly…there is a zero-1 step entry into this home, and it is one level (a ranch-style home). The bathrooms and hallways are not up to official handicap standards and do not come equipped with special apparatus to help those in need. There is a steep hill down to water however.

Internet: Yes.

Lake Rules: There are rules at this all sports lake, they are posted at the property. Most importantly they have a quiet time at 11:00 pm.

Linens: Yes, we provide your sheets and linens. Just like a hotel, the beds will be made for you upon arrival. We have just the basic sheets, pillows, pillow cases and bath towels.

Parking: There is enough room for up to 3 cars or 2 truck/trailer combo. Parking for 2 cars is on a gravel parking area between the road and the cabin. (Not the yard)

Pets: 2 Dogs are welcome! Freshwater Vacation Rentals currently charges $75/per pet for your entire stay. Yes, we do accept dogs, yet we do ask that you please clean up after them both inside and outside the cabin. Plus, if you allow them on the furniture, we do ask that you please bring your own linens/blankets for them to sleep on. Just let us know which bed you will be using with them, and we'll make sure it is ready for your sheets when you arrive. Plus, if the pet hair starts to build, we do ask that you please run the vacuum. Generally, dogs love the water and places to explore. Pet food does tend to attract mice, so vigilance is needed.

Privacy: Cottage right next door.

Seniors: Come one, come all! This space is great for those over 60. Sometimes when renting a home, you are never too sure about the terrain: is the home on top of a hill, is parking on a steep slope, are there 100 steps to the beach or the unit, etc. This home gets the FVR approval for the young at heart!

Snowmobiles: a person (resident and nonresident) that operates a snowmobile in Michigan is required to purchase a snowmobile trail permit. The trail permit enables snowmobilers to ride state-designated trails and thousands more miles of public roads and on public lands (where authorized). It is valid for one year, which begins Oct. 1 and ends Sept. 30 of the following year. State-designated trails are open Dec. 1-March 31 and grooming occurs when there is enough snow on the ground. Click here to purchase your snowmobile trail permit.

Perfect place for a birthday/spa weekend. Cottage was clean. Well appointed. Close to Gladwin and Riverwalk Place. Highly recommend the Peppermill restaurant for breakfast and the Riverwalk Grill for dinner. The Oasis spa was wonderful.

Over priced for what you get.
Water smells awful. Bathroom way too small, if you’re over 5’8” 160 lbs forget it. No extra blankets/pillows. Lack of cleaning supplies. Poor lighting except the very small bathroom. Beautiful view of the lake, although no access, so forget using the kayaks. Nice supply of dry firewood. Lack of basic amenities.

Perfect Getaway
Check in process was extremely professional with constant communication leading up to my stay. Place was virtually like a fully remodeled modern house with old cabin like touches. Nice quiet backyard with nice view of the lake.

A beautiful little cabin!
The cabin is beautiful, in a great location, and very well maintained. The access to water is a little more convoluted than the listing or pictures suggest, especially since the little outlet of lake is stagnant (not the owners fault at all). Unfortunately, the shower handle for hot water broke during our stay, leaving us with no way to bathe which was unfortunate. The management company and host did respond promptly, but it was frustrating to not be able to shower.

Weekend Getaway
Home is NOT on Pratt Lake. Lake picture is NOT accurate! First time I have ever felt scammed by VRBO listing. No access other than pubic launch. Neighbor has dammed inlet and it is now nothing more than a muck, leaf filled tiny pond. Interior upgrades of home are very nice. Interior listing and pictures are accurate. BRING LOTS OF DRINKING WATER … water is not drinkable and smells very, very strong of sulfur (rotten eggs)! Gladwin area is nice highly recommend Merry Hearted Cidery.

Amazing Retreat!
The cottage was sparkling clean upon our arrival with beautiful furnishings and new appliances! We were pleasantly surprised that we did not find one bug in the cottage throughout our entire stay During our stay, the canal was dried up which made it difficult to use the kayaks, but that's on Mother Nature. There were plenty of extra blankets and a cute electric fireplace - the TV's firestick made it easy to log in to our streaming services too. The Wi-Fi was strong and we never had an issue with cellular service when connected. The cottage is near an amazing ice cream parlor which was a family favorite. It's safe to say we will be staying here again!

Great family getaway
I needed a last minute getaway with my family and this was the perfect retreat. The kids loved playing in the sand at the property and swimming at the little beach around the corner. It is a cozy little cottage but served our needs perfectly. Was perfect for a few days to getaway from life’s hustle and bustle and reconnect as a family.

Pratt Lake
The view is beautiful! We went for a relaxing time away - and this we got, for sure. We also learned what some of the buzz words meant and to really look at the pictures, in addition to reading reviews. The floor was sandy, as a review stated. The throw blankets smelled like dog. Most importantly - understand it is SMALL. To get two people in the one bed, one must climb over as there is no room to walk around the bed (we are in our late 60's and it was not ideal). The bathroom is nice, but really small...REALLY SMALL. Nice kitchen. Living room is too full of furniture. We won't hesitate to use the management agency again - they were a joy to deal with. And we truly enjoyed our time away to celebrate 31 years of marriage - but we will not return to Pratt Lake in this cabin.

Quiet weekend away in October
Property was clean and well kept. It was definitely a cozy place. The check in process could have been explained a bit better in the arrival email. It would have been good information to know where the lock box was instead of searching for it. They are usually on the door but not the case here. We parked in the yard since there wasn’t a drive way or anything marking where to park on the property. But other than those two things it was a nice little place to stay for the two of us and our pup. We always take our pup with us when we vacation so we are always super appreciative of the folks that allow fur babies! Looks like it would be great fun in the summer for sure!
