Comfy in the Great North Woods
Great condo! Spacious, clean, huge kitchen, wonderful balcony overlooking Lake Michigan, fireplace. Not for folks with mobility issues, as there are 80+ wooden steps leading up to unit, and no elevator. Sleeping Bear Dunes is not the easiest locale to get to in the USA, but well worth the visit.

We stayed for a family wedding. The property has gorgeous views! The descriptions states upper unit but the 81 stairs to the front door were a lot for my parents- that could have been more clear. If you bring luggage it’s literally 5 flights so I would suggest packing small bags and making many trips. The management company was slow to respond- which was an issue for us. Because of it we did not have internet our entire stay. But the overall set up was nice and perfect for 4 adults!

People complained about the 82 stairs. i think it is a marvelous way to get wonderful exercise a few times/day. The stunning views make it totally worth it! Kitchen is very well appointed esp for a rental. Carpet is showing a little bit of age and bathrooms are a bit tight. But the bathrooms are really reflective of the era in which they were built and not owners' maintenance or care as the flooring and shower accessories are nice upgrades. We're very likely to stay again! Peaceful lovely location.

Beautiful views close to everything. The only critique I have is that it was very dusty. Out side of the dust everything was clean. I would just have the cleaners pay more attention to dusting it.

Quiet Spring Break Getaway
I think most people prefer warmer climates for spring break rather than colder ones, but our family loved the quiet beauty of the Glen Arbor/Sleeping Bear Dunes area with so few people around. The condo was cozy and fit our needs perfectly. The stairs up are definitely quite the hike, especially on your fourth trip up carrying all your family’s bags… but the view at the top of the decks is totally worth it. The condo has some visible signs of age and has clearly been well loved over the years, but the property manager is taking great care of it and we didn’t encounter any major issues. The vertical blinds are kinda falling apart and missing several blinds, the dryer took 3 cycles to dry a load of clothes, several light bulbs were burnt out throughout the condo, and the “starter pack” of cleaning products was ridiculously stingy, there was only a half roll of paper towel, two total trash bags, no laundry detergent, and 4 small rolls of toilet paper. Needless to say, our family of 6 needed more for the week. They did have plenty of towels and pillows and blankets though, and everything else worked great. We loved having a full kitchen and being able to do laundry whenever we needed. The couch was wonderfully comfortable, the place was comfy and warm even with the below freezing windchill outside, and we loved the view every evening with sunsets over the water, and easy access to the dunes. Overall a great stay and we would definitely come back.

We really enjoyed our stay. Gorgeous view of the lake and serene location. The steps were a lot, as described, but the view was worth it. The condo was clean and comfortable. There weren’t a lot of e gras (salt, cooking oil, etc) so just be prepared to stock up on those. We would come back!

Overall enjoyed our trip. Lots of stairs and no air conditioning was hard with a 3 year old especially on the 80+ degree days. Lots of spiders - which condo is in the woods. Just wasn’t expecting that. Condo was very dusty when we arrived. Needed to wipe down all the surfaces. Linens were clean. View was awesome. Location was great. Short walk to the beach. More difficult with the kiddo. But nice beach area. We spent most of our time in Glen Arbor, Empire, and at Sleeping Bear Dunes State Park.

Our experience was mostly positive, but there were several things negatively impacted our stay. A couple of the things were in the control of the rental company/owner and a couple were outside of their control but were multiplied by the other issues. The first issue was that one of the toilets in our unit apparently was leaking into the unit below ours. I understand that things break and need fixed. However, properties that are well maintained don't have issues like this. As far as I am aware, the issue was not a broken pipe or some other acute problem. It sounded like it was some issue likely caused by neglect or inexperienced/careless contractors. The main problem was that the communication and professionalism from the rental company and the maintenance staff was lacking. The rental company showed no empathy about the situation and never offered any token of appreciation for working with them while on our vacation. The other issue is that the maintenance staff was very unprofessional. They did not call before coming to the unit. They fixed the toilet, but they left what I assume was toilet water on the bathroom floor and soaked the carpet outside of the bathroom. They also took a couple towels from the bathroom without replacing them. (You only get 1 set for the week.) So we are left to wonder, what else did they take or move or get toilet water on. A secondary issue under the control of the rental company was the cleanliness of the unit. We immediately noticed human hair in the shower, dog hair all over the living room (according to the listing no pets are allowed), and dust/cobwebs throughout the unit. There were two issues that the rental company is not in control of but negatively impacted our stay nonetheless. We lost power one day from 9AM - 6PM. This meant we had no way to make our breakfast, lunch, or dinner that day. Instead of eating the food we had purchased and plan to make, we had to spend more money and eat out. Finally, the Homestead had closed the closest bridge to the beach for an unknown reason. This meant we had to carry our stuff an extra quarter mile to the next bridge. Like I said, it was mostly positive because Glen Arbor is a great town with fun stuff to do. None of the issues were especially egregious, but they were definitely notable and would factor into our decision to stay in a unit managed by the rental company again.

The property itself was lovely, well appointed. Cleaning service missed several areas (track for sliding doors very dirty; floor molding in bathroom had hair (previous guests?) stuck to molding. Potential guests (esp 55+) need to know how many steps they have to climb to get to unit.

The close proximity of the hiking options and local venues to this property were great. We loved exploring the area during the day and enjoying the ambience of the rental in the evenings. A nice view, but poor attention to detail
Most people who rent this condo will do so because of the view and the proximity to Glen Arbor. It is true that the view is wonderful and it is a nice bonus that the lake can be seen from both the master bedroom and the deck off the living room. However, we were disappointed by the general lack of attention paid to the little details that can really elevate a stay. I realize that most of the individual items in the following list are minor, but taken collectively, they added up and left us a little dispirited, especially since this is a rather expensive condo. Here's the list: 1) there are four hanging light fixtures over the kitchen island and one of them was missing the decorative shade; nothing but a wire and socket hanging from the ceiling; 2) the track lighting in the kitchen had room for seven bulbs and four of them were burned out; 3) the sliding screen door out to the porch was completely off the track. We could sort of push it back and forth, but it wouldn't close and so we couldn't keep the glass doors out to the patio open at night or moths would come in by the hundreds; 4) the sliding screen door in the second bedroom was not functional and couldn't be opened, which prevented us from sitting on the little porch facing east into the forest; 5) there wasn't even a single garbage bag for the trash can to tide us over until we could get into Glen Arbor for supplies; 6) the kitchen was not all that well supplied with cookware and other items: no Tupperware for leftovers, no disposable materials of any kind such as Saran Wrap, tin foil, coffee filters, or baggies, no oven mitts or hot pads of any kind, no cookie sheets or flat pans that weren't spotted and marred with rust, and no knives sharp enough to cut a tomato without squashing it; 7) the toilet paper was so cheap it bordered on the unusable; 8) the plungers in the bathroom had the cup-end stuck into big old garbage bags; 9) the mattress in the master bedroom is too small for the frame causing the corners to slip off and drop to the floor. All of these items could be easily rectified at little cost. The fact that the list is so long supports my impression that the view and location of this condo ensure it is rarely empty, so the owners see no reason to update it or ensure that the little things are taken care of. Also, the beach is a 15 minute walk from the condo with no parking available to renters. The folks at the management company were very friendly.
