RENTAL AGREEMENTS (HOUSE RULES)
1. No Pets
2. No Smoking (smoking is allowed on the deck and patio outside but do not smoke in proximity to an open door or window as we have air quality detectors in the house that detect smoke). $500 charge for any smoke detected in the house that requires fumigating and/or cleaning of the house.
3. No Parties or Events.
4. Firearms, fireworks, or other hazardous materials are not allowed on the property
5. No more than 12 people in the house at any one time
6. No parking on the street or in the yard
7. Maximum of four (4) vehicles in the driveway
8. The Primary Renter (person who rents the home) is responsible for all guests that he/she allows on the property during the rental period
9. The Primary Renter must remain for the duration of the stay. Once he/she checks out, all guests must leave at the same time
10. Do not flush any items other than toilet paper down the toilet (this includes: feminine hygiene products, wet wipes, trash, toys, diapers or ANYTHING that is not called toilet paper). All three (3) toilets have been verified to flush normally by the cleaning crew.
11. Do not change or modify any locks in the home
12. Do not dig in the yard or modify any landscaping
13. Do not open any windows to the home as the central heating/air maintains the temperature and humidity levels in the house. Opening windows also poses a risk to small children.
14. If you use the grill(s), clean the grill(s). Our cleaning crew charges an extra $50 per grill to clean, and it is not included in the cleaning fee
15. No illegal substances allowed on the property.
16. No illegal activity allowed on the property.
17. Primary Renter agrees to pay for any damages that exceed the deposit.
18. Report any damage to the Host(s) immediately. We understand accidents sometimes happen, and a broken plate, glass, etc. are ok (and will not be charged, but let us know so we may replace the item). But breaking a TV or window, will require replacement that will be paid or billed against the deposit.
19. All items in the home have been inventoried (pillows, towels, linens, flatware, etc.). If any items are missing (and not reported to the owner as broken) they will be paid, or billed against the deposit.
20. Please check-out on time (10:00 AM unless a later check out has been approved). Our cleaning crew will not enter the home unless it is vacated. If they drive-by after check-out time, and it is not empty (e.g. car(s) in the driveway), they will charge us an additional cleaning fee that will be paid, or billed against the deposit.
21. Primary Renter and all guests agree to indemnify and hold harmless the Owners against all claims of personal injury, property damage, or loss arising from use of the property, regardless of the nature of the accident, injury, or loss. Primary Renter and all guests expressly recognize that any insurance for property damage or loss, which the Owners may maintain on their property, does not cover the personal property of the Primary Renter or their guests. The Primary Renter and their guests should purchase their own insurance if such coverage is desired.
