"The unit we stayed in was well appointed and had everything we needed. They supplied much more than other timeshare units we have stayed in. We have arrived late and had enough toilet paper, tissues, paper towels, etc. to get us through the first few days. The decor was modern and, although the unit was surface cleaned, it could definitely use a deep cleaning. We had an issue with the dishwasher and dryer, both issues were resolved quickly by maintenance. The office staff was very friendly as was everyone we met on the grounds. There is only one small pool and hot tub at this location but we never found it overcrowded. It’s very close to the stores and Restaurants at Waikoloa but is a 30 to 40 minute drive to downtown Kona. We appreciated the location, but if you want to spend a lot of time in the Kona area, it might be a little far. The first seven days we were staying with our timeshare and found out that you need to pay $10 a day for air conditioning. We booked three additional days directly and apparently you don’t have to pay for air conditioning for those days. We did not wind up needing the air conditioning at all the whole time we were there but it’s something you’ll want to be aware of. Because it’s up in the mountains, a little bit, there was always a beautiful, cool breeze in the evenings. You need to be very mindful of the speed limits, we saw many people getting speeding tickets when we were there. Overall, I would recommend the Resort. "

"My wife and I stayed at Royal Palms from November 8 to November 11 and had a wonderful time! Check in was very easy. A warm welcome note with a scrumptious fruit basket set a welcoming ohana feeling that was just right. The grounds and landscaping provided a lovely, tropical, and peaceful setting with relaxing nature sounds at night. The cottage decorum is elegantly casual with an awesome dry sauna and well appointed lanai. The Royal Palms cottage is definitely on our favorites list for big Island accommodations. Hosts Lauren and Kalani love this place and it shows! Aloha and mahalo nui! "

"The hotel and beach are so nice! Snorkeling on the left side of the beach along the coast was the best we experienced on the big island or Kauai. My only regret is that we stayed and snorkeled here first and so my expectations were set extremely high. Nothing compared! A must stay. "

"I in the place where I don’t feel like I am a tourist but living among locals yes it not what many hotels will offer but you are one with the natural and the real beauty of Hawaii, taking a shower in the open bathroom is the best thing I experienced and yes it has a privacy and comfort of of taking a bath with out worrying anything just enjoy the view of Hawaii 360 degrees "

"Overall, we had a great stay. House was clean, beds comfortable and kitchen well stocked with cooking utensils and dishes. There were some spices, and cooking oil in the pantry when we arrived, probably left by previous guests. Internet connection was great so we were able to watch Netflix and other streaming channels for which we had accounts for. The house is not air conditioned (which we were aware of) but with all the fans on and windows opened, the breeze flowing through the house made it okay most of the time. The only thing that was a negative was the ability to see the house number and driveway entrance as the grass around the post and entrance was overgrown. We learnt to watch for the road marker for mile 20.0 then looked for the stop sign on the right side of the road a little further down from the marker, to locate the driveway entrance to the house on the left, when coming from Hilo. All-in-all, a pleasant stay. "

"A stunning and beautiful situation and location. The hosts Garrett and Kaia were so pleasant to deal with and very helpful. They made suggestions as to sights to see and good places to eat, going so far as to even picking up a meal for us. There was plenty of room at this location for all of our family and each member had their own room. Out grand children greatly enjoyed the animal life both domestic and wild. Mahalo Kaia and Garrett."
