Welcome to our cozy mountain getaway in the Catskills! Only a 3-minute drive from Windham Mountain and Windham Country Club, as well as many local restaurants and bars. On 3 acres of property, the open backyard is perfect for sledding in the winter, or a relaxing night around the fire pit. 4-Bedroom (sleeps 9) and 2 Full Baths. Unwind on the back deck or play foosball and darts in the downstairs living room! Backyard access to The Windham Path (1.5mile walking path) along with nearby access to multiple public hiking trails.

Mudroom: Heated large entrance room to the house, contains cubbies, shelves, and jacket hooks for all your winter clothing storage as well as a drying rack for hats and gloves. Seating for the whole family and a great place to transition to outside!

Upstairs Master Bedroom: Queen sized bed, 2 closets with hanging space and cubbies, 2 dressers with drawer space, hamper, full mirror, air conditioning unit in wall, iron + ironing board can be found in the closet.

2nd Upstairs Bedroom: 1 bunk bed, Full sized bottom and twin top, closet with hanging space and cubbies, 1 Dresser with drawer space, full mirror, tv without cable.

Upstairs Bathroom: Full shower with bathtub, dispensers for shampoo, conditioner, and body wash, hair dryer, exhaust fan. Minimal cleaning supplies can be found beneath the sink.

Kitchen: Island countertop with seating for 4, basic appliances, sink with garbage disposal, refrigerator with automatic ice maker, Keurig coffee maker (2 pods + K-Cup refillable filter pods included), dishwasher (2 pods included), magic bullet blender above microwave. Seating area next to island seats 8.

Upstairs Living Room: Couch, Love Seat, 2 chairs, footrests, coffee table, 55in TV with Firestick (Direct TV Stream [essentially cable] Netflix, Hulu, Disney+, etc. [Own account required]), Board games can be found beneath tv.

Downstairs Master Bedroom: Queen sized bed, 1 closet with hanging space, 2 dressers with drawer space, full mirror.

2nd Downstairs Bedroom: 2 twin beds, closet with hanging space and cubbies, 1 dresser with drawer space, small table, 2 bean bags. Kids toys and extra blankets can be found in the closet.

Downstairs Bathroom: Full shower with bathtub, dispensers for shampoo, conditioner, and body wash, exhaust fan. Minimal cleaning supplies can be found beneath the sink.

Downstairs Living room: Large sectional couch, ottoman, 55in TV with Firestick (Direct TV Stream [essentially cable], Netflix, Hulu, Disney+, etc. [Own account required]) Xbox One Console beneath TV [Own account required].

Washing Machine & Dryer located in downstairs hallway closet next to stairs (2 Tide pods and 2 Fabric Sheets included).

Downstairs Open Area: Foosball table, Dart board on wall (Adult supervision required), access to downstairs back deck and backyard.

Upstairs Back Deck: Access through Sliding doors off of dining area, barbeque grill with propane tank, table with seating for eight (cushions in storage bin), stairs with access to backyard.

Downstairs Back Deck: Access through door in Downstairs Open Area, picnic table with seating for 6, 4 outdoor chairs, bench seating, steps with access to backyard.

Backyard: Direct access to Windham Path and Batavia Kill Creek over covered bridge, Firepit (firewood can be found in the open storage bin nearby).

Driveway: Parking for up to 9 cars.
