The second (smaller) bedroom overlooks the rear garden and has ornate lighting, a double bed and matching furniture.

The third bedroom is called The Bay Tree Room which is a quirky twin (singles) bedroom accessed through the garden. This is a delightful cosy room with a low ceiling and has its own WC and wash hand basin (cold water only). The furnishings have been carefully chosen to create a country cottage feel.

Outside

Access to the rear patio and garden is from the dining area where you can sit out and enjoy the afternoon sun.

When you arrive you at the cottage (which is located on a side road off the A30) you will be able to use the dedicated off-road parking ( space for two cars) on the driveway only a few metres away from the front door. There is a sensor light which will help you at night with access. It is also overlooked by a CCTV camera for your security.

Your safety is also my priority so there are smoke detectors throughout the house (including the bedrooms) and also carbon monoxide detectors. In addition there is a fire extinguisher in the kitchen and third bedroom.

This is a charming cottage, refurbished to a high standard so it should be ideal for your next trip!

Lovely cottage, full of charm, great location and only a stone throw from the Main Street with an abundance of independent shops including a butchers and cute deli. 30 minutes from Ascot!
A lovely cottage very well presented. Matthew was really helpful and we enjoyed sitting in the garden with a barbecue and glass of wine in the warm evening sunshine after a day at the races. The low ceilings took a little getting used to but added to the quirkiness and atmosphere of the cottage. The downstairs shower we shared was excellent with plenty of hot water for everyone. The dishwasher was a big plus. Space for hanging clothes would have been appreciated in the garden room which was a little compact for 2 adults. A lovely week in Hartley Wintney

Gorgeous cottage
Thoroughly enjoyed our 6-night stay. Cottage was modern yet charming, decorated very well throughout and with a well-equipped kitchen - the welcome carrot cake was a lovely touch! The main cottage was very warm and cosy to wake up to in the mornings, and the wood available for the sitting room burner at a reasonable charge was very much appreciated for those November evenings. The beautiful location and nearby high street was great for our needs (family of 3 adults) however, families with younger children might not consider the twin room suitable being separate from the main cottage.

Cottage with charm in a convenient location
The cottage was spotless, characterful and sympathetically updated. The host was great at communicating and left some nice little touches. It had off road private parking (we managed to get 3 cars on!) The back garden was a delightful sun trap complete with a nice private patio and table and chairs. The website description and photos were accurate and this included regarding some of the low ceilings/doorways. The cottage was very convenient being near the village main street with the shops, restaurants(including some takeaways) and grocery store. Also pubs, we used The Cricketers which is off the main road and beside the Cricket Ground(obviously!!) There are some nice walks too. Overall we would highly recommend the cottage.

A little gem
The cottage is so charming and perfect for any length of stay. Absolutely spotless and well equipped. The garden is safe and secure, which gave us peace of mind whilst our dogs were out there. The local pubs, cricket field, high street are all lovely. We were fortunate to be around for the summer party at The Cricketers pub - such a great night! The Phoenix does an amazing Sunday roast. We would certainly stay again

Loved the location!
The town of Hartley Whitney is charming! You are going to be just a very short walk away from the high street. Lots of lovely shops, a Tesco Express for groceries, a wonderful bakery, the Courtyard for a great place to eat, and a pub called the Cricketers. You're also a short walk from a little pond, complete with ducks and ducklings, a grove of very mature oak trees and a cricket green. We loved the location above all! There is a patio in the back garden, right outside your kitchen area. Great spot to catch the afternoon sun and have4 a meal or a drink! You're across the street from a Golf and Country Club, so lots of greenery. TV and internet work well. The place has a homey feel to it with quirky architectural details. Overall a charming cottage. I would say that the stairs going upstairs are a bit steep and can be tricky to maneuver, especially at night. Also, the ensuite has a ceiling beam in a most unfortunate spot. It's just a bit out from the loo. I had many bumps on my head during my stay. Very awkward! Just something to be aware of...

A great three night stay in Hartley Wintney!
We rented from Matthew for three nights. One night just my husband and I and the next two nights with our two adult kids. We traveled from the Cotswolds the first day and then after the kids were with us we drove to Stonehenge one day and attended the Highclere show the next day. We got lucky and got to tour the castle afterwards. My daughter and I are big fans of Downton Abbey so it was great to see it. Matthew was great on communication and easy to reach. The kitchen was well equipped and the bathrooms had small soaps & shampoos for our use. Yes the wooden beams were low and mind your head was important but they were also beautiful! I thought the place was very comfortable. My two adult kids were able to have their own space and our only slight problem was that we couldn’t immediately find the password for the third bedroom router but we figured it out and Matthew responded to my message too. He also brought us extra towels and a container of hand soap when I thought there wasn’t any in the master bath but it was already mounted on the wall and I just didn’t see it. He also left milk and carrot cake(delicious) and a package of tea when he dropped off the towels and accepted a piece of mail that wouldn’t come to my home in time. He was really nice to rent from! We ate at the nearby pub I highly recommend this property and Matthew!

En-suite beam hazzard
Lovely cottage, but be warned that the stairs are not the easiest to navigate, and the very low beam directly in front of the toilet in the ensuite makes it very difficult to use.

Lovely cottage in a beautiful village
A well appointed cottage, with third bedroom in the garden so our sunny weather helped. Loved the wood burner for the colder evenings. Low doorways needed some adjusting to, especially for one 6’ 4” guest! Parking immediately outside door was very helpful as the road was often full being close to a golf course and main shops.

Perfect getaway
Great cottage perfectly located 2 mins from Tesco Express, various takeaways, restaurants, cafes and shops. A mile outside the village is the gastropub - The Phoenix that's worth the walk. Cozy front room with wood burner and a decent size kitchen with all you need to self cater leading to a large garden with outdoor seating. The main bedroom is a good size and leads to a cute little ensuite bathroom. The shower room is downstairs and of a good size. Overall, the perfect place to stay and much bigger than we were expecting. Would highly recommend.
