Our heated pool also features jets for a soothing massage, and towels are available upon request. If you’d like the pool heated, just let us know in advance (an additional fee applies).

Before we dive into the fun stuff, we have a few important things to cover. So, fasten your seatbelts, and let's get started!
Rental Agreement and Verification
- Sign rental agreement within 48 hours of booking.
- This document will be included in your boarding pass instructions, which you'll receive automatically after reserving the property
- Verify details and ID through Know Your Guest
In Case of Emergency

- Shut off water supply for plumbing emergencies

Damage Waiver or Security Deposit
- Less than 8 guests
-- Option 1: $500 Security Deposit fully refundable if the property remains undamaged. Please note that the refund might take up to 14 days, depending on your credit card company.
-- Option 2: $99 Damage Waiver (non-refundable) covers the cost of any accidental loss or damage to the property, its contents, or caused by you, your guests, or accompanying pets, up to $199.
- 8 or more guests
-- Option 1: $1000 Security Deposit fully refundable if the property remains undamaged. Please note that the refund might take up to 14 days, depending on your credit card company.
-- Option 2: $199 Damage Waiver (non-refundable) covers the cost of any accidental loss or damage to the property, its contents, or caused by you, your guests, or accompanying pets, up to $400.
Check in & Check out
- Check-in at 4 pm, check-out at 10 am
- Early check-in and late check-out available for a fee (if approved). Options will be provided in your boarding pass
- Written approval required for late check-out

No Smoking Inside (Any Kind of Smoke)
- This includes cigarettes, cigars, vaping, marijuana, or any other form of smoking.
- We utilize advanced tobacco and marijuana smoke detection equipment. Any notifications we receive regarding smoking inside will result in immediate termination of your reservation.
No Illegal Activities of Any Kind

- The property is for single-family residential use only.

Guest Count Limit (Including Overnight and Visitors)
- The maximum capacity for the property is 10 individuals
- Violation results in termination of occupancy and fees
Noise Limits
- A good rule of thumb is, if you can hear noise while standing on the property line - it is too loud.
- City Ordinance: No loud noise outside (above 75 dB) at any time
- Quiet hours 8pm-8am
- Inside noise limit is more lenient, but must be kept below 100 dB and follow the same rule of thumb outlined above. Noise may not be emitting from inside the property that would be heard outside the home on the property line.
- We utilize advanced noise detection equipment. Any notifications we receive regarding noise from the monitor will result in an automated warning sent as a text to the phone number on your reservation. A third occurrence will result in a phone call from our 24/7 noise monitoring service and a fourth occurrence will result in immediate termination of your reservation.
Parking Limit (Includes Driveway, Garage & Street)
- Maximum of 4 cars (2 in driveway, 0 in garage, 2 on street)
- Proper parking required, no blocking driveways or mailboxes
- Improperly parked cars may be towed
- No boats, ATVs, trailer parking allowed
- If the property you reserved is on a corner or by a fire hydrant, street parking is not allowed.
Disclosure of Cameras & Minut Noise Monitoring
- Cameras are located outside only. They cover front door, back door, sides of the home and driveways.
- Minut noise monitoring devices located inside & outside. These track the decibel level and do not record.
- For your privacy, there are no recording devices inside the home.
Pet Policy
- Prior written approval required for pets
- Due to owner allergies, cats are not allowed
- Pet fee of $99 per pet per stay.
- If pets are brought to the property and not approved, the fee is $200 per night per pet.
- RENTERS ASSUME ALL LIABILITY FOR PETS
- Do not allow your pets on the furniture.
- Pick up pet waste in the yard prior to checking-out
No Refunds Outside of Strict Policy
- Reservations made on the third-party travel sites follow the cancellation policy posted on the property listing.
- Reservations made directly are subject to the following policy:
-- Cancellation within 30 days of arrival results in the forfeiture of your entire payment.
-- Cancellations more than 31 days prior to the Arrival Date will receive a 50% refund of the total rental rate.
- No refunds due to COVID-19 related issues or closures.
- No refunds or compensation will be given for any failure of any appliances or amenity such as but not limited to HVAC systems, dishwashers, refrigerators, cable or satellite TV, internet access, televisions, or swimming pools. Property may experience service and utility outages; in such a case, notify BVR immediately. We will do everything within our power to correct the situation as soon as possible.

Additional Charges
- Extra Guest Fee: After 10 guests, $30 per person, per night. Fee applies to all guests and visitors, regardless if they are staying the night.
Damages, Security Deposit, and Fees
- Failure to vacate without prior approval will result in a $150 fee plus $50 per hour.
- If your failure to vacate affects our ability to prepare for the next booking, you agree to pay 100% of the next reservation and / or 100% of the cost incurred by cleaners due to rescheduling or waiting for you to vacate.
- Security deposits are refunded after move-out inspection with no damages.
- Security deposit includes deposits paid and / or credit card pre-authorization.
- Do not remove remotes or other devices. We Check Every Time.
- Cleaning fee covers normal use only.
- Renter agrees to pay replacement cost for stains and items or areas that cannot be cleaned.
- Guests agree to take out the trash on the designated days.
