This is a gorgeous property equipped with high-end bathrooms and kitchen. Brand new stainless steel appliances, private 2nd-floor patio, and backyard with gardens/pavers.
In the middle of up and coming historic Springfield (best neighborhood in Jax!) steps from Main & 6th, Hyperion, & String Sports Brewery.
The Space:
An open layout, historic charmer with TVs in both the living room and master bedroom. Modern kitchen with everything you need for cooking meals together. Various types of bed layouts for families and friends traveling together.
Guest Access:
Guests have access to the entire upstairs apartment, front porch and backyard (fenced in).
The Neighborhood:
Springfield is amazing! It is a diverse, vibrant, up and coming neighborhood located just north of Jacksonville's downtown. You'll initially fall in love with the gorgeous late 19th/early 20th century houses but you'll want to stay for the amazing people. Join a First Friday party, check out the weekly Main Street cruise, downtown's Art Walk, Porchfest if you're in town in the fall, or one of the yearly home tours.

Restaurants
The brand new (as of June 2019) String Sports Brewery is directly across the street from you. Their food is AMAZING and they brew their own beer on site. This is a gem/pride of the neighborhood and I'm sure you will love its mouth-watering dishes just as much as we do!!!
Crispy’s is a half block away and famous for delicious pizza and great pub food in general
Wafaa and Mike’s Cafe is 2-3 blocks to the south and known for delicious Mediterranean food
Uptown Kitchen and Bar is ~5 blocks to the south and perfect for delicious breakfast lunch and dinner - one of the most popular traditional
Tommy’s is approximately a half mile to the southeast and is known for Springfield’s famous $3 breakfast in a cup
Sweet Pete’s (as featured on MSNBC's "The Profit") is about 3/4 mile to the southwest for delectable brunch and sinfully delicious sweets; Pete also happens to be a historic Springfield resident so you may very well see him and his family walking their dog around the neighborhood

Social Grounds coffee shop for the best (not joking - seriously amazing) locally roasted coffee in Jax
Drinks
String Sports Brewery - craft brewery directly across the street from you
Hyperion - craft brewery that is 1/2 block away
6th and Main - craft brewery that is 2 blocks away
Crispy's - fully stocked bar with lots of TVs for sports events, dart boards, and an upstairs area great for larger groups that is half a block away
Uptown Kitchen and Bar - fully stocked bar with TVs that are usually playing sports games that is a few blocks away on Main St
Getting Around:
Springfield is a great neighborhood for walking and biking!
Jacksonville's Skyway, with limited service around the Urban Core area is a half mile to the south and is co-located with Jacksonville's central bus station.
Ride sharing services are also great options as well and driving is preferable for areas well outside of central Jax (St Augustine, Brunswick, Gainesville, etc.)

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.
We charge a pet fee of $50 / night / pet that you bring with you. This reduces to $250/week per pet and $500/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***
***Parties/Events of any kind are strictly forbidden at this property. If you host a party/event/gathering at this property we will levy a $1000 fine.***
We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.
We have a washer and dryer available to longer term guests (staying with us > 1 week) for free. We generally do not give shorter term guests access to it but may allow access for a fee of $15 per day booked. Please send us the payment via a special offer and we will provide the code for access.
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $150
1-2 hr early arrival/late departure: $300
2-3 hr early arrival/late departure: $450
3+ hr early arrival/late departure: $600 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
We have a smart thermostat in place on each floor of the house and do limit temperatures to the following ranges to reduce our environmental impact. It has an automatic schedule (which in the summer will adjust the temperature up and in the winter down during the day) but we are happy to modify this within the below range on request:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this apartment may not be a good fit for you.
***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We will assess a $500 cleaning fee in addition to the regular cleaning fee***
There is a propane grill in the back with grill utensils and grill cleaner in the kitchen. We do not supply propane but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill please clean it with the supplied grill cleaner/steel brush in order to avoid additional cleaning fees.
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
