Birchbrae enjoys a quiet rural location in the heart of Speyside and is less than 5 miles from the town of Keith. It is located on a farm track (of very good standard for all vehicles) set in 1 acre of natural woodland overlooking open countryside. An ideal base for exploring the locaL towns and charming fishing villages of Moray, Aberdeenshire and beyond. A great location for enjoying the great outdoors with excellent walking, fishing, golfing, sailing, skiing and cycling in the surrounding area and regions.

Moray is a mixed area of stunning beaches, agriculture, wide open spaces, fine quality food manufacturers, country pursuits, historical buildings, beautiful forests and hillsides, picturesque coastal & inland villages and least of all over 90 whisky distilleries. Inverness and Aberdeen are equi-distant and approximately 90 mins by car from the cottage. The Aberdeen - Inverness railway line stops at Keith Station. Moray is the home of Baxter's Fine Foods; Gordon & Macphail Whisky Specialists; Johnston's of Elgin Cashmere; Elgin Cathedral & Biblical Garden; Glenfiddoch; Chivas Regal; Glen Grant; Macallan; Aberlour; and many other famous Whisky Distilleries.

Birchbrae offers spacious accommodation for 8 people over two floors.
The ground floor consists of :-
One bedroom with Kingsize bed
One bedroom with 2 single beds
One family bathroom with bath and separate shower cubicle.
Utility room with washing machine and freezer.
Spacious Dining Kitchen with range cooker, refrigerator, dishwasher, microwave, CD player
Comfortable Lounge with log fire, TV/DVD player, x box, freeview TV, CD player.

The upper floor consists of:-
One bedroom with Kingsize bed, TV/DVD player with ensuite wc and shower cubicle.
One bedroom with 2 single beds.

Two cots, 2 stair gates and 2 high chairs are available if required.

The cottage has oil-fired central heating and hot water system. The water supply is from the Public Mains. All fuels, wood logs, bed linen and towels are provided. WiFi is available, broadband speed is good and mobile phone reception is good. We provide numerous board games, music CDs, DVDs and a selection of books and magazines for all ages and tastes. Currrently these are unavailable due to COVID 19, Please bring your own CDs, DVDs, Games, books and magazines.

The large garden has ample space for children to play, make dens and explore their imagination. There is a hot tub for up to 8 people. A picnic table, outdoor seating and bar-b-que are available.
The front of the cottage is open to countryside views. The rear looks into woodland and is ideal for spotting deer and bird life. Guests with children and pets should take note that the garden is open to the front and although traffic is minimal the farm track is used by farm vehicles and other residents.

There are two access doors both of which have two steps up to them. The gravel driveway is adjacent to the side door which is the most often used door.

The cottage is ideal for two families to holiday together with each floor having a double bedroom and a twin room. We have a number of guests who visit at least annually on a regular basis for some quiet relaxation. Guests vary between groups, couples or a larger families. However we also have business employees who want to relax away from home and prefer the freedom of self catering instead of being restricted by hotel and guesthouses' mealtimes and access restrictions. The cottage is not suitable for hen or stag weekends due to its rural location and lack of public transport.

We welcome well behaved pets. The cottage is located on a farm track where you can walk your dog or take it to any of the nearby forest tracks. The garden however is open to the front so pets will need supervision. As with all rural locations guests are requested to follow the countryside code at all times.

Our garden is just under an acre in size with lawn to the front and natural woodland to the rear. Kids will enjoy making dens, playing hide & seek, bug hunting and using their imagination. We provide bird feeders and seed to spot our regular and harder to find bird species. The nearest neighbours are 100m away.

At Christmas and New Year we will decorate the cottage for you or maybe you'd prefer to get away from the festive season and relax in front of a warm fire instead without any tinsel in sight!

Lovely stay
We spent a week at this property and enjoyed our stay. It is very spacious and well equipped with plenty dishes and utensils. Location remote but that is what we look for. If I was to have a gripe it would be that the refrigerator is far too small to cater for 8 people. A larder fridge would be more convenient to save trips to supermarket.

Mulben.A very welcoming house.

Beautiful cottage set in the countryside with a lovely hot tub in the garden. Lovely views from the cottage and so peaceful. The cottage has everything you need and lots of space. Hot tub is a delight and very relaxing. Suzanne is so helpful with anything that you might need. We visited Cullen which is lovely and walked from the beach to Bow Fiddle Rock which we would recommend. Buckie is also a lovely town to visit too. We've been to the cottage many times over the years and it's always lovely to visit again. Will definitely visit again.

Booked this cottage for a family celebration for my husband's 75th birthday. A beautifully kept spacious property. We could not believe the amount of space there was. A lovely big eating kitchen, large living room, a big bathroom and 4 incredibly spacious bedrooms - 1 with en-suite. I was most impressed by the amount of crockery etc that was provided. Most self-catering properties only give you the minimum, but we could have had a couple of meals and not had to wash dishes. The hot tub was an added bonus - my family love a hot tub. This property is ideal whether you wish to visit one or two of the many distilleries nearby, explore the beautiful area of Speyside and beyond, a relaxing chilled out break, or perhaps all three.

Excellent host and very clean property. Everything you need is there as well as the hot tub! Lots of useful information in the house for ideas of where to go. The house is secluded but only a short drive to shops and amenities.

Property in secluded location but amenities easily reached by car. Dogs loved the woods. Property had everything you needed. Owner had printed out directions to main towns/villages which were very useful to getting our bearings. Thoroughly enjoyed my break.

5 day Stay Cottage Mulben
We all had a really lovely stay at the Birchbrae. . There is lots of room for a large family with a lovely large kitchen, lounge to chill in and 4 good sized bedrooms. The hot tub is great and a wonderful addition to enjoy after a long day exploring. The boot room / utility room is also very handy if you have dogs. The only very small criticism I would have is the upstairs bedrooms mattresses were to firm for us but that May just be a personal preference. Suzanne was great at communicating with us and happy to offer assistance with local knowledge and very considerate to ourselves.

Lovely sunny weekend
Very well equipped and stocked kitchen with lots of crockery, cutlery, pots, pans and utensils. Only one small sized fridge which proved difficult to store food for 8 people for a long weekend. Would recommend a second fridge in utility room to alleviate this issue . Ample amounts of cleaning materials, kitchen roll etc all supplied . Copious amounts of hot water ensured everyone could shower without fear of running out of water . Plenty of towels supplied for each guest. Great communication from Suzanne both before and during stay. Very efficiently dealt with an issue on the second night. Hot tub was used most evenings - clear instructions left on how to maintain and ensure all chemical levels were correct for use. Step to hot tub needs replacing as quite old and unsteady making for trepidatious entry and exit for the not so sure footed . Only garden furniture supplied was a very old, rotten picnic table and bench. This was a pity as we had some amazing weather the weekend we stayed but didn’t have anywhere to sit outside . New garden furniture would be a great asset to the garden. Only real negative was the poor quality of the single mattresses and pillows in both twin rooms. Very lumpy, bumpy mattresses in both rooms and very thin pillows in the downstairs room.

Birch Brae Mulben is a lovely place to stay cottage nice and peaceful with a lot of space within it and loads to do in the surrounding area. The hot tub was excellent and we all enjoy our time in it. Keith is just a few miles away and it has a very large Tesco so great for all your shopping needs. Keith is a nice town with Bars etc the Ugie Hotel has a great atmosphere and you can catch the Football there. We were out most days the beaches at Lossie Mouth and Cullen are amazing. We also visited the Light House museum in Fraserburgh as my husbands dad was a principal Light House Keeper for many years so it was very interesting for us to visit. Elgin has a good retail park and MacDonald's etc and is a nice place to visit not too far away from the house. The Linn Falls at Aberlour is also a lovely walk our dog loved it. Big Thank you Suzanne for a lovely stay and the goodies the wine went down a treat and the boys enjoyed the Easter eggs my daughter loved all the soaps what a lovely thought and all much appreciated. Hopefully we will stay again if we visit up that way as we all thought the house was ideal.

Amazing big home, perfect for small groups. Our group consisted of 4 adults + 4 kids, and we were looking for a good holiday home to spend a little bit kf quality time together. This accommodation fit the the bill perfectly. The space on offer was perfect, allowing for big family meals, games, or just chilling in the massive hot tub. Small touches from the host made things even better, such as cleaning products, loads of cutlery and crockery, towels, highchair, stairgates, board games, etc. Couldn't fault the communication, Suzanne the host was very helpful and responsive. The location is quiet, with great views from the two upper floor bedrooms. It allows for easy access to explore the amazing Moray and Aberdeenshire coasts, and is only 10 minutes drive from Keith, where we went to stock up on food and drink for our stay. I would 100% recommend.

Family new year trip. Property was excellent. Great kitchen for cooking and very comfortable lounge. Bedrooms very comfortable. Great wooded area for the dog to explore. He loved it. Beautiful quiet location. Hot tub was amazing at night to watch the stars. Brilliant communication from Suzanne who called on day to give details on where to go and things to do. Will definitely be back.
