More attention should be given to indicate the often difficult trek up and down from your accommodation to the ground level. If you have any mobility issues it is quite a challenge to access above the 3 rd level of cottages.
Loved the location and the beach. For a quieter stay and less crowds this area is great on PhiPhi Don
The room had a nice view. The bathroom is outdated compared to the rest of the room. Getting to the rooms is a walk/hike keep that in mind when booking. The location and staff is great.
Beautiful room with amazing view of the ocean & mountains! Only issue was the outdated bathroom with salt water coming from taps. This needs to be fixed.
Location is amazing! Right on the beach which didn't get too busy in the reserved area. Short stroll into town, about 15 minutes.
We had reserved 2 separate units and asked for them to be close together. We were given one larger unit with an additional bedroom. Whilst this was convenient as a family of 5 staying on Christmas Day, this unit seemed a lot older than the rest. Was poorly decorated, run down and dirty. The balcony was the only one on the site that hadn't been updated. The location made up for it and we spent little time in the room, but if you are offered that room I'd decline it!
Breakfast ok.
Swimming pool was ok but needs updating and no staff there or bar open.
I would stay here again,.in a different room!
Lots of elevation and no elevator. Staff good but a bit ineffectual. Out of 5 days the toilet didn’t work for 4 days!! Fabulous view from balcony but on the whole resort very run down and tired. Standard of cleanliness could be better.
For arrival and departure need to go by Long-tail boat which means climbing over the side and up a ladder- soaked to the waist. Alternate is to walk about a km. Only food available is buffet breakfast. If you want anything else need to walk on beach then a walkway to restaurants

It's sad to see a hotel with soo much potential be in this state. With a few improvements (starting with guest relations and bathroom renovations) Bay View could very well be a 4 star hotel. In addition, general communications standards need to be improved (e.g not explaining the filter water in the room, not explaining how the locks work but explaining items that did not need elaborating - certainly some things seem obvious in retrospect). The staff are great, friendly and need to be forgiven re: language barrier but may need some training. I read a comment saying they were great but ineffectual - I agree.
Sadly, for now, a 3 star rating is generous. Have a look at the sister hotel Bay Samui Resort to form an opinion on the group.
That being said, we enjoyed our stay. The hotel is recommended to anyone who doesn't mind the exercise involved in accessing the hotel + rooms and isn't too picky on service or bathrooms.
I loved the view, staff was very friendly and helpful, had a few issues with the room during check-in however staff was very quick to help solve any inconveniences. Would stay again.
We checked in early and received an upgraded room on the beach. Private beach and view was phenomenal! All staff was very courteous and the rooms were comfortable and very nice!
Hotel has its own free longboat service to get help take you and your bags to and from the ferry. Walk to main part of town was short, only a tiny bit across the beach then on a path. Hotel room was nice. Pool area, bar area and bathrooms in need of some TLC.

Spectacular view from the room, common areas such as the pool and restaurant are very poor. Basic breakfast but what makes it worth it are the rooms with a view of the bay and the location of the hotel.

The room was really nice. However, you need to walk up and down steep hills ALOT!!!
Also, the pool says it has a swim up bar…it does NOT! It also only has about 4 chairs and is sketchy.
Gotta love cats cause they are everywhere!!! 😻

Property was on the beach, each villa had a view/partial view of water. That was great. Condition of the rooms were dated and old, pool bar and other bar areas other than the main facility were neglected and not set up for use.
Good location and service, but dated, old needs some repair.

We stayed in a Villa with seaview. The room is good and balconies overlook the beach and cliffs of Phi Phi. The property is a bit further out of the main area and you have to at the end of the pathway walk for a few metres on sand to reach the reception.
Although the rooms are spacious and have nice views, the bathrooms are in need of a reno, we had a handhold shower with low pressure and toilets do not flush well.
The property is on the side of a hill which is quite steep this property is not suitable for anyone who has mobility issues However it is close to town but with the feeling that it is in the jungle It is nice and quiet the reception is on the beach I loved the location it gave the best of both worlds I would stay here again
We rented a bungalow with ocean view. The room itself looked like on the pictures and the living room was large and clean. However, the bathroom was filthy and dirty. It looked like something you expect from a hostel. We notified the front desk and she offered another bungalow or to send the cleaning crew. We didn’t want to move so we opted for the cleaning crew. Even after visiting twice it was still nasty.
The restaurant and reception is also outdated and needs renovations.
The location is great about 10-15 minutes to the center and it offers a very nice beach.
A super villa with good views. It is quite a walk from the pier and a bit hilly from reception to the villa itself.
Our villa was missing bottles of water.
We had also been looking forward to going in the pool, but we were not informed about the pool being closed until we arrived at check in.

An old property and many areas are run down. It’s situated in a quiet corner of the island and has a nice little beach by the lobby and lounge area. Many rooms also have a nice beach view. The downside is that the property really need some renovation as many rooms and areas are falling apart. It was built almost 40 years ago and was once premiere hotel on Ko Phi Phi. But the years have worn it down. Unless you can get this hotel at a deep discount, it’s probably better to book another room elsewhere.
This property needs some rehabilitation. The bungalow was in rough shape; bathroom was gross. We saw two cockroaches in our room. The walk to our bungalow was long and hilly. The property was not conveniently located. While they do provide luggage service via longboat, when we were in town we asked the longboat driver if we could get a ride back on the next boat and he said “you walk”. Breakfast was so so. The pool was cloudy, dirty and not well kept. Would not recommend, especially for the price we paid. One plus: the view was amazing and the beach was nice, but I think you can get that at any beachfront hotel on Phi Phi.
Quiet location - 15 min walk to harbor area.
Comfortable room ( Grand Deluxe Villa SeaView )with great view 2nd level up.
Can walk to Love Beach, Viking beach, and Long Beach across hillside stepping stones.
Breakfast had a fair selection.
Staff helpfully.
Shuttle service to ferry.
BUT
NO SWIMMING POOL AS UNDER MAINTENANCE
- not informed until arrival
NO RESTAURANT FOR LUNCH OR DINNER
NO BBQ OR PICNIC AREA
SAND/BEACH ACCESS TO HOTEL ONLY
VERY HILLY SITE FOR OLDER LEGS
NO MINIBAR - fridge only, water supplied daily
NO SLIPPERS IN OUR ROOM.
PhiPhi is a wonderful beautiful Island so next time would stay elsewhere
the only good thing i could say for this property is the beautiful view it offers. its a far walk from the pier, and partially through sand since the pathway ends before getting to the resort. the room was very very dirty with bugs and lizards able to get inside easily due to cracks around the main door. after walking nearly 1km to reach the resort, we had to walk mostly uphill to our villa. the breakfast was extremely limited. the bed was uncomfortable and small. if you are willing to risk the quality of the villa/room for the quality of the view, this is the place!
