The only issue I had was, I arrived at 11am to find the place closed and locked. I contacted the [provided] cell phone on Expedia and the Message stated, “The owner has requested a temporary Bar”. Fortunately a kind Neighbour had a different number and contact the Manager. She appears and informed me not to Check-in before 2pm.
I returned at 2pm & my room was ready and it great.

My only complaint is that the Manager entered my Room. Removed the Car Keys and moved my Car without knowing.
She showed me where it was when I returned but, this is a good thing to do.
Overall I am happy to stay again.
Beautifully clean guesthouse with good size rooms in a nice location in the old part of the city. The owner is wonderful and very helpful on local knowledge.
Small guesthouse in a fantastic location. The lady who runs it was friendly & kind in regard to our lack of language skills.
Big clean room with a fridge, bed not that comfy tbh. Nice to have a small balcony overlooking the street, especially when the night market was on.
The breakfast wasn’t for us… no juice, no fruit, instant coffee…but we were happy to just skip it as the price of the room if quite inexpensive.

We loved it from the min we arrived, just a little slice of happiness…
Three was nno bed clothing, and I’m not convinced that the whole blanket is cleaned after each guest. Bit far from restaurants.

A nice yet basic budget accommodation, good sized room with clean bathroom. The weekend markets are right outside. No English channels on the TV, but that is normal in this part of the world
We absolutely loved our stay at this quaint and authentic guest house, positioned on the riverside area. The young couple who run this guest house are the most genuine, kind and helpful people, who could not do enough for us.
The rooms are quite dark due to the teak, large bathroom which was great. Plenty of storage area in the room. The bed was large and firm. There are fairly steep stairs up to each level, but only about 6 rooms in total, so request the first floor.
Generous and tasty breakfasts were included in our room rate. There is a great local laundry directly across from the guest house, songthaews run up and down the road fairly regularly if you need transport.
Perfect location for exploring the area on foot and enjoying the markets and cafes. The famous weekend markets run right along the front of the guest house and are so much fun. Lambo offered to drive us on a day trip as our private driver which was fantastic. They very kindly offered to drive us to Chiang Mai when we were leaving, as they needed to visit the city, so we gratefully accepted and contributed to fuel. Lambo and his lovely wife dropped us at our next accommodation and we are so very grateful for their kindness. We would totally recommend this place and can't wait to return.

The room was a very pleasant surprise: large, luminous, simply but well appointed, nice view from the balcony. The guest house is very well located whether you want to explore the north or south side of the river. Having the night market right on the street was fun, though everything's packed up by 10pm so it gets quiet again. This is an excellent pick in a incredibly charming town.
