The location of this hotel is pretty amazing. It's right on the water and you have incredible views of the lake and mountains. It's very peaceful in the evening but note that all buses stop outside of the hotel dropping off day trippers on their way to a walk - though this had no impact on our stay, there are quite a lot of people starting their walk at this hotel.
If you buy the return ticket to Matsumoto, you can use the ticket for free travel on the bus to Kamikochi bus station (which is very useful), and only have to pay to return (this saves c420 yen / day), however If you want to stay closer to the 'centre' then don't choose this hotel.
There are very few places to eat nearby so it was great to have breakfast and dinner included into the price - and the food was fantastic. As it's a set Japanese menu, you get 13 different things to try - which really makes dinner quite an experience. There is also an attached little shop selling quite a few bits and pieces - which is very useful.
There are male and female Sento (not an onsen) you are able to use - which is great, and you even get your own relaxation 'robe' to wear around the hotel if you wish.
The hotel is dated and needs some modernisation - such as having a more plugs available for charging, larger tv, modern bathroom etc especially since this was very expensive compared to other hotels in Japan. But if you want to stay in the national park on the water - this is a great spot.
