This 9 bedroom, 6 bathroom former bed & breakfast is full of New England charm. Conveniently located a few steps from Sunapee Harbor, the Harbor House is within walking distance of restaurants, beach, boat launch, dinner cruise and more. A perfect place for making memories with friends and family. If you are looking for a bit of adventure, skiing and mountain biking at Mount Sunapee is only a 10-minute drive. In the summer, boating and swimming is popular on the lake as well as hiking and biking trails in the area.

The Harbor House was originally constructed as an inn in 1900. It is the perfect place to have a family get-together, sleep extra guests for a wedding or relax with friends. The first floor provides a dining room / living room, as well as kitchen and library. Washer and dryer are in their own space on the first floor. The dining room features a large table with seating for 18, as well as a gas fired wood stove to keep the space cozy for winter ski trips. The second floor has 3 bedrooms and 3 bathrooms, situated along a long hallway with stairs to the kitchen and front entrance room in the classic style of an New England inn. On the third floor, guests have a bathroom and their choice of 4 bedrooms. A large porch wraps around the outside and provides extra space outside for eating and relaxing in the summer months.

There are 2 UHD televisions with Roku (Netflix, Amazon etc.) and traditional cable channels. In the main kitchen, a large commercial gas stove and oven provide ample cooking horsepower. There is also a second kitchen above the garage. Two restaurant/bars are within walking distance. Wildwood Smokehouse restaurant is a five-minute walk down the road just past the Sugar River footbridge and is open year round. The Anchorage restaurant is located on the water and is now also open year round.

Great for Large Groups!!
We had a fantastic stay at this property for my husband's 40th birthday! We had a total of 18 people for 2 nights. The check-in process was seamless, and Spencer was a great host with excellent communication throughout our stay. The location was absolutely perfect—right by a beautiful, clean lake, and just a short walk to downtown, which was so quaint and charming. The home itself was spacious and easily accommodated our group, providing plenty of room for everyone to relax. My favorite part was the large dining room table which served us well for eating and playing card games into the night! One of the bedrooms is separated by a curtain from another bedroom, which worked for us as my family stayed in those two connecting rooms. Just an FYI for anyone counting on all the rooms being private. The kitchen was well-stocked with plenty of pans and accessories, making it easy for us to prepare meals together. The beds were incredibly comfortable—honestly, some of the best we've experienced at a VRBO! The only issue we encountered was a loose railing, which unfortunately caused my sister to fall down the stairs. Spencer was immediately concerned about her well-being, rather than the damage it caused to the stairwell. Upon investigation, we discovered the railing wasn’t anchored properly into the wall. Thankfully, no serious injuries occurred. Overall, we had a wonderful time and would highly recommend this property for a relaxing and enjoyable getaway!

Great spot for a family reunion!
We rented out the whole house and filled it for our family reunion this August. Spencer was an awesome host before and during our stay. He spoke with me and graciously made some accommodations for our group well in advance, and he was super responsive while we were onsite (provided extra linens, helped us troubleshot a clogged drain). The listing accurately reflects the house -- it's an old house and it's not luxury, but we knew that going in. The location is fabulous for an easy walk down to the harbor and an easy drive to the mountain. The neighbors were kind, too -- we shared some of our remaining groceries with them at check out!

Splendid spot for a family reunion!
Harbor House, an older but charming property, was the perfect setting for our family reunion - such a unique experience for the family to stay together in a former bed and breakfast! Being so close to so many different activities and within walking distance to the lake was a bonus. And at the end of long days of exploring Lake Sunapee and the surrounding area, we had plenty of gathering space inside the house and outside on the wonderful wrap around porch to just hang out and chill - perfect for a family reunion!

Awesome house in a great location!
We had a great time! The house is exactly as described, fully stocked with everything you need, enough space for 15+ people, and in a great location! You can walking to a local restaurant and bar with live music and happy hour - or take a 5 minute drive to the MTN. The house has a separate apartment with full kitchen and two bedrooms which was so awesome when traveling with babies. The house was INCREDIBLY baby/kid friendly. Spencer was a great host and very responsive/helpful. Would totally reccomend for a big group! We will be back!

A memorable Thanksgiving!
Melissa and Spencer were super hosts. The Harbor House lived up to it's description- we were 15 adults and one 2 yr old and we had a fantastic time. Plenty of sleeping room, plenty of conversation room, great table to seat all of us for Thanksgiving dinner. The second kitchen made it so easy to prepare dinner and dessert and keep everyone happy and busy. The game room will be an amazing addition when stocked but as a large empty space it was a playground for a 2 year old and many of the adults! The kitchen was fully stocked. The showers were great. Our hosts accommodated all of our special requests and were very responsive. Loved it!

The property was as advertised. Plenty of space, very good sleeping arrangements, great common and dining space and good kitchen accommodations. Our guests thoroughly enjoyed themselves. There could be additional room ac units installed in the bedrooms which didn’t have them as we had some very hot humid weather on some of the days during our stay. The location is fantastic

Perfect location for friends getaway
Location is absolutely perfect. 3-minute walk to town and a nice property setting. The weather was beautiful, so we spent a lot of time catching up on the wrap around porch, but the living space was great when we moved inside for the night. Nice sized kitchen where we made some great meals. The place was very clean and Spencer (the owner) was completely available when we had questions. If you’re getting together with a bigger group, this is a great property to share some time and also be able to stroll down for an ice cream or coffee.

Beautiful and Spacious Home
This was a convenient location for our regatta on the lake. The large great room and many bedrooms aloud us to accommodate 12 adults comfortably. The host was gracious and helpful. We had a great week on Lake Sunapee.

Amazing Family Reunion
The Harbor House is in an ideal location...just steps from beautiful Sunapee Harbor with its shops and restaurants. The home is rustic, and we loved it that way. We enjoyed time with my husband's siblings and their families, as well as our 3 sons, their wives, and our 5 grandchildren. There was so much room to spread out, but also a huge dining table where we came together for meals and to play games in the evenings. We had a few questions/concerns which Spencer, the home owner was quick to answer. Everyone in our family expressed interest in meeting here again in a couple of years. We love Sunapee and this home was perfect for us!

Location. Location. Location.
The property is what it is. An older place. BUT it is perfect for a family vacation. Plenty of room to be together and by yourself! The dinning room is so big and comfortable to move around. The home is located very very close to the perfect little vacation town. Be aware that is at the top of a steep hill (maybe 150 ft?) and some may not enjoy or be able to walk it. We rented a boat and were able to dock it right there! so fun and convenient. The stores and restaurants are sooo close and all great! Neighbors and neighborhood is wonderful! Spenser was a pleasure to work with. We hope to be back soon!

AWESOME rental for large groups!!!
We had a group of 20 people comfortably stay here. The rooms were large and I was talking with the owner and the mattresses are all brand new!!! The house was a 2-minute walk to downtown to where there was a coffee/ smoothie place, an ice cream parlor, a hot dog stand, and much more. The weekend we stayed, there was a great farmers market as well. Lastly, we had a 10-minute walk to Dewey beach. Awesome, clean lake beach with free kayaks and paddleboards to take out on the lake. There was also a snack shack there with ice cream and quick snacks. Back to the property... the backyard was a great size and the driveway comfortably fit 15 cars and could easily fit more! There is a two-car garage as well but we didn't use it. We grilled one night with the large grill the rental had. Large dining room table and living room to gather at night times. Plenty of bathrooms (I think there were 6) and very good WIFI. Overall I would HIGHLY recommend staying here. The house was clean upon arrival, Spenser is a very nice guy who let us know all the good spots in town, plenty of room for large groups, all at a very affordable price.

Lovely home right outside Sunapee Harbor!
The house is enormous and perfect for large groups! It’s right outside Sunapee’s popular harbor and just a quick walk to everything there. Spencer was super helpful and very easy to get in touch with if we needed anything. The neighbors aren’t fans of people who rent but we didn’t have any trouble with them. Absolutely recommend this home for large groups and fun getaways! Rent a boat on the lake for the day and it’ll be an awesome vacation!

Family Reunion
A wonderful space for a family reunion. Filled up the spacious house with three generations and had a wonderful time. Easy walking distance to the marina, great restaurant choices and amazing ice cream shops. Best memories will be game time in the large family area and conversations on the front porch. A very unique place to stay in a charming NH lake setting.

Amazing property
The property is very close with other houses. Being a vacation home it should be more secluded. The first day we were there a neighbor came out and put out a sign, saying “You are on vacation but the people who leaves here is not” So location not great!

Perfect for a large group!
The Harbor House was a fantastic place for our girls weekend trip. There was plenty of seating for us to eat as a group and play our games. It only took 8 minutes to drive to Mt. Sunapee for a wonderful day of skiing. There were a few places that we were able to quickly walk to for dinner and drinks. The Wildwood Smokehouse and the Anchorage both offered a great dining experience. This is a lovely historic house that is a short walk to the lake. The house offers plenty of parking and is very clean!

A Big Thumbs Up on The Harbor House!
We all enjoyed our stay at the Harbor House. It’s beautiful and spacious yet very homey! The various colors of the rooms are so tastefully chosen and inviting! And so many rooms! I stayed there with my children and grandchildren and we absolutely loved it! My siblings were staying at other vacation rentals and we were able to get together at the Harbor House each night for a family dinner. The kitchen was great with an industrial oven and a brand new grill outside! There are 2 dining tables and plenty of room to mingle. My brothers and I had a fantastic time cooking for the family and really it was just wonderful for us, with a sweet walk for ice cream each nite! The harbor is right down the hill. Spencer is great to work with, was available to answer any questions I had prior to the trip and was kind enough to provide pack n plays for the babies. I highly recommend staying at the Harbor House! You’ll love it!

Great for large family gathering
Thanks to Spencer for making our stay enjoyable and comfortable. The neighborhood is nice and a very short walk takes you to the quaint Sunapee Harbor area with shops, a few restaurants, and views of the water. You're in waling distance from a Dunkin Donuts at a gas station and a smoothie/juice spot! We explored the nearby beach (15 minute walk to Dewey Beach) which had a swimming area, basketball court, and volleyball net. You need a resident parking sticker to park at the beach but it was a Sunday so some of us risked it (others walked) and no one got a ticket. We brought extra fans to keep the air flowing through the house (it was an unusually warm weekend) and two of the bedrooms (sleeping a total of 8) had window AC units. The house easily accommodated 20 of us plus our 10 cars in the driveway. We brought camping chairs and spent most of our time outside visiting. The front of the house is so picturesque we used that as our back drop for family photos! A few of us stayed in the living area above the garage which was well apportioned. FYI: coffee maker was above the washer + dryer when we were there. You'll enjoy your time here!
