Let’s say you’re making plans for a vacation with your family or a group of friends. You want to do something different, set your own pace, not be bound by hotel timetables and dress codes. Preferably, you’d like just to be in a vacation house with your family and friends and your staff to attend to you.

You know what you want, but is it available? Well, of course it is! You’ve just described some of the advantages of a Jam Villa Resort vacation!

Think of it – a tropical island, a boutique resort setting, nestled in Jamaica’s most beautiful guard gated beach community with 24 hour mobile security, the sheer bliss of basking in the sun in a secluded cove, dining under the stars by candlelight, just the two of you, or the entire party. Wear what you like and feast when you’re hungry on delicious Jamaican and American home-cooked meals prepared by our gourmet chef. The villa also features a cash bar offering exotic cocktails and island beers.

Indulge in the various Villa amenities, pool, tennis, basketball, billiards, fitness room, Bluetooth speaker system, or take a short walk down to Mammee Bay Beach or enjoy the island’s many attractions.

Do everything or simply do nothing…It’s your vacation.

ACCOMMODATIONS:
Please see description below of the rooms and where they are located as well as rate options.

MAIN HOUSE (Seven Bedrooms)…$1500 per night including head chef, kitchen staff and housekeeping.
The main house consists of two wings adjoined by large lobby areas, the main dining room and a kitchenette for guests. This main house has seven bedrooms sleeping 14 guests plus two additional kids using our two fold up beds.

The LEFT WING of the main house includes bedrooms #1, #2 and #3. These are each equipped with one king sized bed and ensuite bathroom. Room #1 is the largest followed by room #3.

The RIGHT WING of the main house includes bedrooms #4, #5, #6 and #7.
Rooms #4 and #5 are the same size and each is equipped with a queen sized bed.
They share an adjoining bathroom.
Room #6, our smallest room, is geared for kids and is equipped with two twin sized beds and ensuite bathroom. Access to room #7 is through room #6.
Room #7 is equipped with a king sized bed and ensuite bathroom.
Rooms #6 and #7 combined is what we describe as the parents/kids quarters.

MAIN HOUSE and POOLSIDE BLOCK (13 bedrooms)…$2500 per night including head chef, kitchen staff and housekeeping. The poolside block of six rooms is adjacent to the main house and is next to the lobby.
Rooms #8 and #13 are the largest and are each equipped with two queen sized beds, ensuite bathroom and a kitchenette.
Rooms #9, #10, #11 and #12 are each equipped with a king sized bed and ensuite bathroom.

The seven bedroom main house along with the poolside block of six rooms can sleep 32 people. The main house includes your living room, formal dining and a guest kitchen. All reservations include head chef, kitchen staff and housekeeping services as well as our on property host.

Seven Bedroom Main House....sleeps 14 to 16
Room 1….king size bed, ensuite bathroom.
Room 2….king size bed, ensuite bathroom.
Room 3….king size bed, ensuite bathroom.
Rooms 4 and 5….queen size bed in each, adjoining bathroom.
Room 6 and 7....Parents/kids two bedroom unit with access through room 6.
Room 6….kids’ bedroom with two twin size beds, ensuite bathroom.
Room 7....king size bed, ensuite bathroom.
Two fold up beds for kids are available in the main house.

Poolside Block of Six Rooms...sleeps 16
Rooms #8 and #13…two queen size beds, ensuite bathroom, ensuite kitchenette.
Rooms #9 to #12....each has a king size bed, ensuite bathroom.

Holiday Peak Season Rate: Christmas (December 22-January 2) and Easter (Good Friday to Easter Monday)
Main House…$2000 per night.
Main House and Poolside Block of Six Rooms…$3000 per night.

This property is absolutely beautiful. It accommodated our family perfectly. But the staff oh my goodness so friendly so professional and they stayed on top of everything without hesitation and without us asking. Wedding at Jam Villa
The property was great, we were late getting to the property after some delays at the airport. Rick was at the property and patiently waited for us to arrive and gave us a tour and showed us around the property. Through out our time there he and his staff were always available to help with any questions and provided recommendations for dining options. I would highly recommend to future guests to book the chef services as the food they prepared was great and kept our group together.

Fabulous get away with amazing people

Curry goat ,jerk chicken, fried and brown stew fish was finger licking along with rice and peas Mac and cheese fresh salad to name a few.Can’t say enough about the cleanliness of the place Ms Blossom and the other ladies you rock.Thanks for a wonderful 4 days we will be back

Amazing villa with top notch service
We stayed at Jam Villa in early October 2024 and the experience was top notch. Rick communicated with us prior to arrival via VRBO and Chantay was our main villa coordinator. Their communication is outstanding and they ensured that the booking process was smooth. Aside from the villa's beautiful property, the thing that makes Jam Villa so great is it's team of staff. I've stayed at multiple 5 star resorts in Jamaica and can say with confidence that I would rather go back to Jam Villa with my family in the future. You get the full experience with more privacy, control, and you also help support smaller businesses. Their staff are attentive but not nosey, present but not intrusive. They are all kind and good people. We took advantage of the chef service daily and the food was great. The chefs definitely cook with love. Some faves were ackee and saltfish for breakfast, brown stew oxtail, escovitch fish, curried shrimp, stew beef.. No one complained once about the food and we had quite a diverse group. Rohan who is the villa's transportation personnel was simply awesome. We used his services for transportation and excursions. His vehicles were clean and well maintained and he was always on time with a huge smile on his face. He helped design a custom itinerary of 3 unique excursions for our group and each was special and unique. Highly recommend using his services! Thank you Rick, Rohan, Chantay, Tamika, Assoleitta, Roudane, Damion, Anita, Enid, Nicole, Alafia, and Marva!

60th birthday celebration
This trip was a year in the making. I found this property and it was exactly what I was looking for. Space for adults and kids to play and relax. The property owner was so accommodating, answering my multiple questions and ensuring me all would be fine. From the time we pulled up to the property until we left we were treated well. The chefs cooked amazing food, the property manager Kim stayed in constant communication to make sure my plans were carried off. The property was clean and any issues we had were addressed immediately. I was a spa manager and can honestly say I had one of the best massages at this location So glad we stayed at jam villa

Amazing Villa...Perfect for large Group!
This villa exceeded my expectations. The pool was amazing, the bar was perfect. The common areas were perfect for our couples trip. We hung out at the bar, the pool and took full advantage of all the amenities. The massouce was amazing! The staff was there whenever there was a need. They were artful at supporting all our needs yet also being so stealth we forgot they were even there. Blossom, Marva and Ola were amazing. When I come back to Ochos Rios with a group I will be staying here. This would be the perfect venue for a wedding!! The grounds were gorgeous and the pristine beach is a short stroll away. I frequent VRBO and this has been by far my favorite rental this far!

Jam Villa is a great place to host family and events. The staff is extremely hospitable; they did an amazing job all around. We hosted 22 family member who flew in for our wedding and stayed on the resort for a week. We also held our wedding on the resort with 100 guests and had the resort cater our special occasion. The food was delicious and they didn’t miss a beat. The resort is beautiful. The pictures don’t reflect the upgrades, I was pleasantly surprised. The rooms are nice and cool. The chefs and staff made sure all our needs were taken care of. Ola made sure everything was coordinated for arrival. Shante did a great job of checking in on us; she was very attentive. We really felt at home at Jam Villa. I highly recommend Jam Villa for your next family vacation or event. The team won’t disappoint, you’ll be in good hands.

JAM VILLA MADE MY BIRTHDAY TRIP A 10/10
I could go on for hours about how awesome Jam Villa is. Rick and Kimberly were great communicators and made sure I had everything I needed prior to my trip. Check-In was quick and easy, and the property itself is STUNNING. It is huge and the pictures don't do it justice. All the rooms were clean and housekeeping refreshed them everyday. The food the chefs made was soooo good and if we needed anything, they catered to our needs quickly. The staff are all so friendly, especially Ann and Akeem! This was the best villa I could have chosen for my group of 15 and I'm so glad I did. I'm sad I'm not there anymore but hope to return in the future. The villa is worth every penny - do NOT hesitate to book!!!!!!!

The Best Holiday Ever!
We just came back to the UK from Jamaica on a 2 week stay at Jam Villa. The location was perfect, the staff were exceptional - huge shout out to Marva, Jessica & Kimberley (sorry I can't remember the other staff names - but thank you!) They were so welcoming, nothing was too much trouble and they helped us arrange a big family party which included a sports day for the family :) The rooms were kept clean and tidy with fresh towels every day, the pool area and grounds were perfect and well kept, and communication with Rick the owner was prompt and well received. The only one change would have been to have a better stocked kitchen with utensils and other kitchen appliances as we were such a big group, and some chalk for the pool table, but we ended going out a lot to eat so no real bother. Thank you Jam Villa for such a wonderful stay, we will be back!!!

Jam Villa …. Don’t hesitate …. This place is AMAZING! We were a family of 16 and returned home so thankful and pleased with our experience. This Villa is so clean, its immaculate!!! Every single member of the Jam Villa staff touched a piece of our hearts … we will miss them tremendously. Chefs Marva and Alafia were not only terrific at their jobs, but TRULY SWEETHEARTS!!! ❤️ if you want a true Jamaican experience, this is the way to go … you get true Jamaican dishes made for you! They cook with LOVE. We will miss them dearly. These ladies were very good at cooking with dietary restrictions too! Gluten and Dairy Free. Alafia even took the time to make Pina Colada’s for the kids♥️ and special ones for adults. The gardeners/maintenance staff, Roudane and Vaughn are hard at work everyday … keeping the property looking spotless. Family Reunion at Jam Villa Resort
We had a family of 24 stay here. Ample space for the entire family, great / friendly staff, and they made wonderful vegetarian food for us. The villa/house has 7 bedrooms in the main house and 5 in the pool side building. The pool, tennis court and basketball courts were great. The beach is about a 10-minute walk away, but very doable. We had massages with Cristina and she was great! A few downsides to be aware of. The main areas (dining / living room) are not air conditioned which made for some hot afternoons and evenings. The main kitchen is quite large and well-stocked, but is for the chef/staff to prepare your meals. The guest kitchen is small and therefore you need to plan to use their chef services or order in food. Ocho Rios is a great area in Jamaica with lots of beach activities (snorkeling, scuba, etc...). In addition, the Villa/House/Resort is minutes from Dunn's River Falls and the Blue Hole which were a lot of fun.

Paradise in a Pandemic
My friends and I planned a surprise trip for one of our friends who was renewing her vows after 10 years. It was 13 of us! The service was excellent from start to finish! If there were any concerns, they were addressed right away by Rick or Shantoi. Since we came during a pandemic and there was a nightly curfew, we opted for chef services. The food was amazing and the staff was courteous and helpful. We didn’t get a chance to really enjoy the villa during the day because of our busy schedules, but the property is absolutely beautiful and picture worthy! Rick referred us to Rohan transportation who took care of our transportation the entire time. During our time in Ocho Rios we did not have to worry about safety. The property is gated and when we left the property, Rohan prepared the tour so we didn’t have to do anything but pay. Excellent teamwork! Everyone enjoyed themselves at the Jam Villa, especially our nightly turn-up crew ;^) We will return soon! Thanks for everything Rick!

Awesome stay. Exactly what we were expecting.
We had a group of 25 people (from 1 year old twins to 80 year old grandmothers and everybody in between) stay at Jam Villa in January 2019. We booked all 12 rooms. The entire property is well maintained and clean including a very clean pool (cleaned daily) and like new tennis and basketball court. The area is very quiet and secure. The staff was awesome. Marlene attended to very need and desire. We also arranged for chef Scott to provide dinners and breakfasts. He was awesome! He adjusted meals to our desires and even warmed up leftovers for lunch free of charge. The beach club was a great added perk with clean white sand beach and great food for lunch. We did have Marlene call to the club to assure our entire large group could enjoy the club with a single pass. FYI - your villa pass does get you 15% discount of food, drinks, and cabanas. The rooms were comfortable with most having king beds and en suite bathrooms. The beds are firm. As with most places in Jamaica, water pressure can be an issue especially when everybody hits the showers at the same time. As a villa and not a hotel, plan to bring your own common bathroom needs like hair dryer, soap, and shampoo. The bath towels are a little lacking but you can get more if you ask and I would recommend bringing your own beach towels. We even wrapped up the week with Silver Birds Steel Drum band playing on the pool deck. It was awesome. We definitely will return here again for a great group setting with private chef and affordable accommodations. No more all inclusive hotels for us!!!

Perfect relaxation spot! Beautiful villa in a wonderful location.
Our multi-generational family needed a post-funeral getaway, and Jam Villa was the perfect place to de-stress. We arrived stressed, and left happy. The property is very beautiful and well-maintained, and the staff is just fabulous! The villa is located in Mammee Bay estates, which is right next door to RIU Ocho Rios. The community is quiet and gated, and we felt safe. The beach is just lovely, and is a 10-minute stroll from Jam Villa. The grounds are beautiful. The pool is huge and well maintained with frequent cleaning. Note that the pool depth ranges from 4’6” to 7’ (important for parents with younger or non-swimmer children). There is also a tennis court with adjoining basketball area, a huge bar area, a massage hut, and another screened hut with a pool table and exercise bikes. Inside the villa, there are multiple gathering areas so you could be together or be separate if you wanted. There is a guest kitchen that is separate from the main/staff kitchen. The villa is airy and there are ceiling fans everywhere. Our family of 14 occupied 8 of the 12 available bedrooms. All the bedrooms are air conditioned, but we did not need to use a/c during our stay in January. The bedding is soft and the towels are high-quality, thick and absorbent. There are TVs in every bedroom and in the living room. The wifi is strong and accommodated all our devices with no connection issues, no matter where we were on the property. The staff is wonderful. The receptionists/hosts attended to our every needs. The chefs were OUTSTANDING!! The housekeeping staff were super-efficient and friendly. Any maintenance issue was quickly resolved. Some of our group had massages and those were lovely! And our host Rick was very responsive. Jam Villa is on our family’s “let’s do it again” list, and we are happy to recommend this property. We would have loved to share pictures, but VRBO does not have this option.

Our stay at Jam Villa was amazing. The staffs members were very sweet and accommodating. They made sure we were properly taken care off. The chefs service was amazing and the food was always good. The place was clean and well maintained. We thoroughly enjoyed our stay.
