Important Guidelines for a Pleasant Stay:

Guest Count: To ensure a comfortable experience, we kindly request that you provide the exact number of guests who will be on-site. Unregistered guests are not permitted.
Quiet Hours: Please observe quiet hours from 10 PM to 7 AM on Sunday through Thursday, and from 11 PM to 7 AM on Friday and Saturday.
Mail and Packages: No packages or mail should be sent to our address for security reasons.
No Smoking Inside: Smoking (including vape devices) is prohibited inside the property. A $250 Cleaning & Deodorizing Fee may apply if smoke is detected in the unit. Feel free to smoke on the porch and dispose of cigarette butts in the provided receptacles.
Safety and Responsibility: While we strive to create a safe environment, the host cannot be held responsible for any accidents, injuries, or illnesses during your stay.
Eco-Friendly Practices: Let's be kind to our Earth! Remember to turn off lights and close all windows, sliding doors, and blinds when not in use.
Social Gatherings and Events: Please obtain host consent before organizing social gatherings, parties, or events. Additional fees may apply - reach out to us for pricing details.
Open Flames: Only use approved devices for open flames. No fireworks and/or candles inside the house.
Registered & Verified Guests: For safety, security, and insurance purposes, only registered and verified guests are allowed on-site. All guests aged 18 to 65 must be added to the reservation itinerary with a verified ID and a selfie photo. We may request government-issued ID verification. Additionally, please provide the number of vehicles (guests or visitors) with make, model, and license plate.
Groups of 2 or More: If you're a group of 2 or more, please inquire with us before making an instant booking.
Local Area Guests: For local guests, please send a request before booking, specifying the nature of your visit.
Check-Out Time: Our standard check-out time is 10 AM unless otherwise specified. Please adhere to this timing. In the event of an unauthorized "Overstay," a mandatory $50 fee will apply. If the "Overstay" exceeds two hours past checkout, the guest will be responsible for the Daily Base Rate (without discounts) and will not have possession of the property for the day of the "Overstay." To extend your stay (based on availability), please make a new official booking.
Stain Reporting: If you notice any stains, please report them immediately. We have a carpet cleaner on hand. Failure to report stains may result in a fee of up to $250 for commercial cleaning.
Bugs and Comfort: Arkansas's hot and humid climate unfortunately attracts bugs. While we diligently perform regular extermination treatments, it's important to understand that bugs might occasionally find their way inside. We appreciate your understanding and rest assured that we're doing our best to maintain a comfortable environment for you. If you happen to spot any bugs, kindly note that refunds are not provided in such cases.
Mid-Term Stays: For stays lasting 28 days or longer, please message us before instant booking to ensure the property is an adequate fit.
Garbage Disposal Etiquette: For properties equipped with a garbage disposal unit, we kindly request that you dispose of food waste in the trash bin. Garbage disposals come with safety features that automatically disable them when overloaded or when large items are inserted. If the garbage disposal stops functioning due to overfilling, a service charge may apply to reset it. Thank you for your cooperation in maintaining the proper functioning of our amenities.
Hot Tub: Relax and Enjoy: Take a moment to unwind and enjoy your stay.
Health and Safety First:
Shower Before Use: Please take a quick shower before entering the hot tub.
Water: We service after every guest
Kids Under 5: For safety, kids under 5 shouldn't use the hot tub
Follow Signs: Please follow all posted signs
No Glassware: For safety reasons, avoid bringing glassware into the hot tub area
Temperature and Jets: Adjusting Temperature: Feel free to adjust the temp using the controls.
Jet Settings: Experiment with the jet settings to find your preferred massage intensity.
After Use:
Cover Up: When you're done, please cover the hot tub to retain heat and keep debris out.
Turn Off Jets: Turn off the jets before exiting
Care and Respect:
No Food or Drinks: Avoid eating or drinking in the hot tub.
Report Issues: If you notice any problems (like low water level or unusual sounds), let us know promptly.

Please be advised that all guests will be asked to agree to the Terms of Service governing the terms of the stay and sign the renter's agreement.



By completing the reservation you agree to the following:

You agree to be bound by the terms and conditions of the rental
You acknowledge that you will be required to provide a copy of a valid government-issued ID before check-in.
You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated per your rental agreement and the condition of the booking.
You understand that your check-in instructions might be withheld until you have completed our verification portal.
