This home will be an amazing place to make great memories.
This spectacular beach house features a private pool and large backyard. The large open concept floor plan allows for maximum enjoyment among all guests. All living areas overlook the lushly landscaped private pool and spacious backyard which is designed for entertaining or just relaxing or taking a nap. The spacious patio features dining table and 6 chairs. The stunning kitchen is a chef's dream. Stainless steel appliance, quartz countertops, pot-filler, farmhouse sink, and two coffee makers are just some of the features in this fabulous kitchen. Overlooking the pool and back porch, the dining area farmhouse table offers plenty of seating. The oversize kitchen island also has seating for an additional 2 guests. Meal Prep will be a breeze in this well stocked & large kitchen. The living area has exquisite craftsmanship including crown molding and tray ceiling. The inviting seating group in the living room offers plenty of seating.
The private master suite, located on the first level overlooking the pool and adjacent to the open concept living space, features a king size bed, flat screen TV, ceiling fan and en suite master bathroom with granite counter tops, double vanities, full size walk-in shower, spacious walk-in closet, blow dryer, make-up mirror and separate lavatory room. The second master suite, located on Level 2 overlooking the pool, features a king size bed, flat screen TV, ceiling fan and en suite master bathroom with granite counter tops, double vanities, full size walk-in shower, spacious walk-in closet, blow dryer, make-up mirror and separate lavatory room. Bedroom 3 is located just down the hall and features a queen bed and flat screen TV, ceiling fan, spacious closet. Bedroom 4 has a Twin/Full bunk bed & chair that opens to a single sleeper and TV, ceiling fan, spacious closet. Bathroom 3 is located between bedroom 2 and 3 and features a tub/shower combination. There is also a separate sitting area on level 2 with 2 Arcade games, tv & sofa sleeper.
The living area opens to the luscious outdoor pool complex which features the private pool, spacious walkways and large gathering deck which has a gas grill and abundant seating for the entire family and enclosed with a privacy fence. After a day at the beach, kick back and relax poolside in your private oasis.
The house also includes a dedicated laundry room with a full-size washer and dryer.
The property can accommodate up to 4 full size vehicles.

Located on the quiet West End of Panama City Beach and close proximity to 30-A, this house is perfectly situated to take advantage of everything the world class beaches of north Florida have to offer. Beach Access 80 is at the end of the street, just 1.5 blocks (0.2 miles) and leads to the secluded beach which provides more serenity compared to the beaches to the east. A close drive to Pier Park and scenic 30-A. Also a short drive (less than 5 miles) is Frank Brown Park Sports Complex and the New World Class Panama City Beach Sports Park which hosted its inaugural event in July. 2019. Shopping, world class restaurants, entertainment and Shipwreck Island Water Park.

Please note prior to booking there is a 25-age requirement to book this house. Person who books must be 25 at the time of booking & present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for the stay. After booking a signed rental agreement, pool waiver, & a copy of the person driver's license who booked will be requested. Rental Agreement, pool waiver, & Driver's license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement, pool waiver, & driver's license is sent back within 48 hours guests forfeit reservation & will not be refunded.
This property does not allow Spring Breakers under 25 years of age. Absolutely no exceptions.
This house is dog friendly – 1 dog: 25 lb. weight maximum, with a $150.00 nonrefundable pet fee, being requested after booking, once you register the dog on the reservation. No puppies or cats. Absolutely no exceptions. Your pet is not allowed on furniture or beds and all waste must be cleaned up prior to check out. Additional fees will apply if waste is not cleaned up, damages occur, or extra cleaning is required by housekeeping. Your dog will not be allowed to use the bathroom in the fenced in back yard. The backyard has fake grass so your dog using the bathroom in the back will damage the grass. There is a designated area in the front where your dog should go. This rule must be followed, or additional charges will apply. Please do not allow you dog in the pool. Dog hair causes filters to clog. If you do you will be responsible for the trip charge for our pool tech to come out. Please keep your dog out of the pool. If the dog is left alone inside the home the dog must be crated. No exceptions. If an emergency or a maintenance issue were to arise our team will need to be able to access the home safely. Absolutely no exceptions.
No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This unit sleeps 12 people max per the fire marshal. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out.
This property has a 4-car maximum. Only 4 vehicles will be allowed to park in front of the property at any time. We respectfully ask that you do not park on the street. The HOA will have you towed.
From October 1st to April 30th the pool will only be able to be heated upon request. If a guest wishes to have the pool heated during those months a request for $50.00 a day will be requested & must be paid in full by your second payment due date. If that charge is not paid in full at that time guests won't be able to heat the pool. The guest must pay for the entire length of the stay. No refunds are given once this charge is paid in full. No exceptions.
Please note we only provide a starter pack of Amenities, just to get you through the first night.
One roll of paper towels, 1 toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade, 2 pods for laundry, 1 bar soap, 1 shampoo for each bathroom, & 1 conditioner for each bathroom. We do not provide these items for your entire stay.
We respectfully ask all guests not to move the furniture around. All the furniture must be placed back where it was found. During the checkout inspection if furniture is moved around & not put back additional charges will apply.
Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready.
Failure to check out by 10am will result in additional charges. Check out time is 10 AM: if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour until all guests have completely vacated the unit.
Quiet Hours are 10pm to 8am – if security is called to your unit, management may evict without refund. Please be mindful of the people that live around us that are not on vacation.
This is a nonsmoking unit. Evidence otherwise will result in a $300 fine & possible eviction without refund. You are allowed to smoke outside as long as cigarettes are disposed of properly. Failing to do so will result in a $300 fine.
This property provides a grill. All guests are required to clean the grill before checking out. Absolutely no exceptions. Upon inspection after your checkout if this has not been done you will be charged a $100 fee. Please be respectful & clean the grill after each use.
Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.
For your protection & ours, we have a ring camera on the front door, which records audio and video of the entrance. Do not tamper with or cover the camera. If you cover or tamper with the camera - you could be evicted & no refunds will be given.
