Mell Fell View Cottage is situated within the Lake District National Park, on the outskirts of the pretty village of Penruddock.
This immaculate, cosy 18th Century 2 bedroom cottage is in an elevated position at the end of a private lane. It has been lovingly renovated to a high standard of comfort. With stunning wrap-around garden views of Blencathra, Helvellyn, Ullswater Fells and the Pennines. Ideal for families and couples who appreciate character with modern facilities.
Large modern fully equipped fitted kitchen with dishwasher with table and 2 benches seating 4 , enjoying stunning countryside views to front and rear.
Separate utility room/boot room with WC, washing machine, tumble dryer and sink unit leading to rear garden.
Spacious, bright cosy living room, again with stunning views to front and rear. Comfy sofas and living flame gas fire, tastefully furnished in keeping with the character of the property. Smart TV, WiFi. New for OCTOBER 2023 gas central heating installed for cosy winter stays. New for 2024 - air fryer.
Walk in storage under stairs.
Upstairs there are 2 comfortable bedrooms, 1 double and 1 twin.
Jack and Jill bathroom with bath and overhead shower.
Outside there is a large wrap around garden with secluded dry stone walled terrace.
Large lawn at rear and smaller lawn to front.
Off road parking for 2 cars.

Unsuitable for children under 4 years of age due to outside elevated terrace. No stairgate, travel cot or highchair available.

Cottage ideally situated in a peaceful location but close enough to tour the Scottish Borders. There is a pub/restaurant in village 5mins walk from the cottage.

Good value, gorgeous views
The cottage is in a lovely quiet rural location with beautiful views. As a family of four the two bedrooms with a jack and jill bathroom worked well for us. The lounge is comfortable and spacious and the kitchen a lovely size too, with a table to eat at. We also appreciated the porch and utility room which was helpful when coming in with wet coats and boots. The garden is a really good size and with the enclosed wall was perfect for our dog. Overall the cottage is clean, comfortable and well-equipped. We also visited the village pub for dinner one night which is about a 10-15 minute walk.

Peaceful cosy cottage
Had a lovely few days at the cottage which is in a peaceful village. Communication with the owner was great and we had no problems accessing the property. We ventured into the village pub for dinner one night and used the local farm shop several times. The cottage was well appointed, spacious and had everything we needed for a relaxing break. Would recommend this property to those wanting to get away from the hustle and bustle of life.

BEWARE will charge extra fees for cleaning
Whilst this property is lovely and in a beautiful setting we found the host to be extremely impolite and have unrealistic expectations upon her guests regarding pets and cleaning. Despite paying the extra pet fee for our dog to stay the host later complained about dog hair (some of which I’m not convinced was even from our own dog) and rearranged sofa cushions (the result of our 4 year old autistic daughter). This resulted in an unreasonable extra charge being taken from us after our holiday. PLEASE BEWARE if staying with pets at this property. Or ensure you do a thorough deep clean before leaving. Otherwise you may be charged.

A home from home in the Lakes
This is a really lovely and immaculately maintained property, and one that provides and excellent base for exploring the Lake District. It is very well equipped and comfortable, and also nice and quiet - just the tonic if on a break. We enjoyed cooking and relaxing and also exploring the local area, which was new to us. We hope to stay again!

The village is tiny and very peaceful but just off the A66 and very handy for Ullswater and Helvellyn. The cottage itself is well equipped and maintained to a high standard.

Be careful - might get charged for damage you have not caused to property
Please be careful when booking this property, as you might be charged for damage that you haven't caused to the property. We enjoyed the stay at the property itself as it is a clean and comfortable cottage in a beautiful rural setting, but after returning home we got a message from the owner accusing us of spilling red liquid on the bathroom floor and charging us £100 for something that we have not done. The red stains (which are negligible and look like they've been there for quite a while) were on the bathroom floor when we arrived, so whoever caused the damage, it was definitely NOT us. Our dog died just before our holiday and we let the owner know as we wouldn't be bringing him along with us as planned, but we were never offered a refund for the additional pet fee and did not care to ask for one as monetary things do not matter during times of grief. And now, to top it all off, we have been accused and charged for something we haven't done, making us the scapegoats for someone else's damage. That is uncalled for, extortionate and unfair. We always pride ourselves on taking good care of all holiday homes we stay in and we've never been treated like this before. So if you book this property and if there is anything amiss at the property when you arrive, make sure to document it as you might be falsely accused and charged for something you haven't done.

A haven of comfort and peace with stunning views
This is a gorgeous property, beautifully furnished, spacious and very comfortable. It is set in a quiet and unspoiled area, with views across the fells and to Blencathra, and surrounded by fields which - when we stayed - were full of sheep and lambs. There is a large garden which is securely fenced so the kids and dog could run around happily without us having to supervise too closely! The kitchen is modern and had everything we needed for family meals, and we were very happy taking a sofa each and settling down in the living room in front of the fire every evening. The bedrooms were charming, and ours had a brand new bed - bliss! Mellfell View Cottage was perfect for the family to relax and unwind after our active days out.

Fantastic inside and out
The property is clean, comfortable and really well equipped. The views from the peaceful garden were wonderful and the location was quiet but with easy access to the surrounding area. All in all a great place to spend a relaxing week.

Lovely cottage
Lovely cottage with beautiful views and a large garden good for our dog. The cottage is very clean and nicely equipped and decorated. Location wise-we are not overwhelmed by the village itself and it is a little distance away from sightseeing spots. But it is nicely located if you want to get stuff or take away from Penrith. Only issue -a small one- is that on arrival after we got key out of the key safe, we could not put the cover back. It was very stiff.My husband said probably a bit oil will make it better. Overall a nice holiday cottage.

Lovely cottage for a base in northern lakes
The cottage was very clean and well equipped with a lovely garden that had great views which we enjoyed on an evening. Downstairs utility and WC was a bonus as was parking for 2 cars at the rear of he property. It was well located for our week in the Lakes. Would highly recommend it.

Great Lake District cottage
We spent a fantastic week at this beautiful cottage. The large enclosed garden was well-maintained and presented and was great for both the children and the dog to play in. The cottage itself was nicely furnished and decorated and well stocked with everything necessary, including fast wifi.

We lived the fact that the property is at the edge of the National Park yet with amazing views and opportunities to explore! Local pub and Keswick very close for all necessities! 😋 Loved the walks (and climbs), Honister Via Ferrator experience and boating! Cottage was perfect for us!

We had a lovely week here, the house is nice and has a beautiful garden and surrounding. Very well located for easy access into the northern lakes and Keswick. Good cooker and we’ll equipped kitchen. Thoroughly enjoyed evenings sitting in the garden soaking up the views.

A superbly welcoming cottage in a beautiful scenic location. The cottage was so well equipped with all needs met . Handy rack for walking boots , well equipped kitchen with good quality appliances. It was spotless and also lovely for our dog. We had a wonderful week with lots of the wainwright’s we wanted to do ticked off. I would highly recommend this cottage.

Homely cottage in a great location for exploring the lakes
As a couple with a dog this was a great property for us. Perfect location with easy access to many great places in The Lakes. We found the cottage had everything we needed and the large kitchen allowed good home cooked meals. The property was a little cold (even in Sep) without the gas or central heating but after a while the portable heaters and a fan heater made it cosy. The views from the property were a pleasure to see each day and the good sized garden provided a great lunch or afternoon tea spot. Overall a fantastic stay and very much recommended.

Easily accessed from M6. Stylish and comfortable with a really homely feel and everything you need for a lovely week. Garden gets evening sun and lovely views from both sides of the property. I would definitely go again.
