Welcome to this private one-floor house in a quiet residential area. Approximately 1,000 square feet (92 m2) of space. There are 3 separate bedrooms and 1 full bathroom plus a living/dining room and spacious kitchen. Convenient and quiet area close to major highways. NYC train station 15-minute walk from the house (0.7miles / 1.1 km). Good for families, tourists, traveling workers, interns, etc. No parties, events, or smoking anywhere on the property -- this is strictly enforced.
This is a private single-family house located in a residential neighborhood where families typically live. The house is one floor and a decent size — about 1,000 square feet (92 m2) of living space. Two bedrooms have queen beds in them. The third bedroom has a twin bed in it. Each bedroom has a 32 inch Fire TV in it. The living room has a sofa, a 32 inch Fire TV, a work desk and chair. There is a dining area with a small dining table, and 4 chairs. The kitchen includes a stove, microwave, refrigerator, and basic cooking utensils (nothing elaborate). The full bathroom is to the rear of the kitchen area.
You will have access to the first floor of the home, including the front porch. You will not have access to the basement, which is used by the owner for the owner’s storage. You may access the rear yard if you want via the rear door of the house, but please keep in mind that the rear yard comes as-is, there is no outdoor furniture and there is no grassy area there.

This is a residential neighborhood in a small city in the metropolitan New York City area. Shops and restaurants within walking distance. Families and working people live in the area. Not too many Airbnbs or hotels in this town.
Perth Amboy Station is a 15-minute walk from the house (0.7 miles / 1.1 km). From this station, you can take a direct train to New York City. The train ride takes about 50-60 minutes. This train also goes to Newark Airport (EWR). That ride takes about 30 minutes. You can also reach points along the Jersey Shore using this train line. Check the NJ Transit website and look for the schedule for the North Jersey Coast Line for more information on trains, tickets, etc.
Parking is not included. You will need to find a spot on the nearby streets. You will be responsible for your vehicle and any parking violations you may receive.
Please note that heat is provided from October 1 to April 30. Air conditioning is provided from May 1 to September 30.

Self check-in and check-out are available. I have a lockbox with keys at the entry door to the building. I will send you the code to the lock box on the day of your arrival. I will not send the code before the day of your arrival.
The check-in window is 4:00 pm to 11:00 pm. If you are planning to arrive after 11:00 pm, you must clear this with me. I may not be available to support you during check-in if you arrive very late at night.
There is no driveway or off-street parking. You will need to find parking on the street. It is free to park on the street and not too difficult to find a spot. You do not need any permits to park on the street, but you need to check the street cleaning signs. The town cleans the streets once per week and you can’t park on those streets during the street cleaning hours. I cannot be responsible if you receive a parking ticket.
Please also note that this is an older house. Some recent guests have arrived with higher expectations than what I can provide given the age of the house and the age of the neighborhood. The house looks like the photos in the listing and I keep it functional and clean. It is a basic space with basic amenities. If you are looking for a functional and competitively priced private house relatively close to New York City and Newark Airport EWR, this would be a good space for you. If you are looking for a modern and luxury stay, this is probably not the place for you.
I also just want to make clear that you are renting an Airbnb and not a hotel room. There are many differences between Airbnb and hotels, and some newer guests on Airbnb may not realize it. Hotels are large and often have many rooms, and the ability to change your room should issues arise. Hotels also have staff 24/7 that can help you with every issue or questions that you may have. On the other hand, I am an individual host and manage my listings to the best of my ability. I try hard to create a good experience for my guests. I am including this disclaimer here because I have recently seen a rise in guests that seem to view Airbnb as very similar to a hotel, but in reality it is quite different. Thank you in advance for understanding this.
Finally, I have a yacht parked not too far from this location. If you are coming to the New York area for tourism and you would like a private boat tour of New York Harbor, I would be happy to arrange it. Before you arrive you will be asked to complete guest verification through third-party provider Superhog. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Superhog will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process. You will also be given the choice between a security deposit or a non-refundable damage waiver. This process is required. It is not optional. You will not be given access to the listing unless your status is "approved" from Superhog. You will need a valid credit card in order to complete this process. We are fully disclosing this here so that a guest cannot claim after booking that this was not disclosed.
Guests are responsible for bagging all garbage and placing the bags in the bins outside the building, or at the curb, as instructed by the host (host will communicate with guest regarding this).
Also, guests must leave the apartment in the condition they found it (e.g. no leftover food, nothing that creates a need for excessive or deep cleaning). Please wash all dishes that you use, remove food that you've brought in, and discard all trash. My cleaning fee is lower than most Airbnbs and it covers basic cleaning like washing of linens and towels, vacuuming, etc. The cleaning fee does not cover deep cleaning, excessive kitchen and bathroom cleaning, etc. Thanks for your cooperation!
If you check out late, there will be a $100 per hour fee for each hour or fraction of an hour that you stay beyond the check out time.
If you smoke, use incense, use drugs of any kind (including marijuana and cannabis) anywhere on the property including outside areas and common areas, I will charge a $300 fee. If there are damages related to smoking or drug use, I will charge fees in addition to this $300.
