There is a tub shower in the main hallway bathroom. The master bathroom also has a tub shower combination. The master bathroom also has dual vanities. So there is plenty of amenities for you and your family..
This is a beautifully remodeled home. It has a fully equipped kitchen. It can sleep up to eight adults comfortably.
The entire home is a available for your comfort and convenience. The backyard is also available to you.

The neighborhood is a quiet family neighborhood. The home is on a very quiet street and has easy access to the Peoria sports complex.
It is best to have a car to get around. There are a lot of great attractions near by. If you do not have a car, a Lift or Uber account will work fine.

Property Information & House Rules
Check-in/Out Times:
Access to property before 4pm on check-in day is available by request. There may be additional fees for early check in or late departure. Typically we don't allow early arrivals or late departures. We fully clean and turn-over the property daily. That requires time to ensure it is done to your satisfaction.
Check-in is anytime after 4pm on check-in day, unless otherwise discussed and agreed to via the messaging feature of the app or website. You will be issued a code for the electronic lock. This code is valid during the agreed-upon entry and exit times (normally 4pm for check-in and 10am for check-out). This code is disabled before the check-in time and after the check-out time.
Guest Identification:
We require each guest that books the stay to have - and if requested show - a valid unexpired government-issued identification filed with hosting platform. Guests who do not provide this identification will not be allowed to check-in. This will be construed as the guest wishing to cancel the reservation and will carry appropriate penalties.
Quiet Time(s):
We are FIRM with quiet time between 10PM and 7am. This is not just a House Rule, there is a local ordinance to this effect. Our neighbors appreciate this as well. This listing is on a quiet street. There are families and other residents that want a quiet neighborhood. This means you must be aware of noise you are making throughout the day.
Smoking/Drug Policy:
There is no smoking, vaping, or using any of drugs allowed - by anyone staying in the home or visiting - anywhere on the property or around it. If you are a smoker and you got a reservation, then it was a mistake. You must not have read the listing fully. We also understand that Marijuana is legal in Arizona, however it is not allowed anywhere on our property - nor are any other recreational drugs.
Guest(s) of Home Residents:
All overnight guests must be listed in advance through the booking process and are subject to an additional fee as noted in the price. This must be done no later than 24 hours prior to check-in and paid for at that time. Failure to do this is a violation of our House Rules; no entry/no refund if you violate the rules. Again, if you bring anyone with you at any point other than listed guests, they will not be allowed into the house at all, even to help you move stuff in. This benefits us and will benefit you in turn should you stay here. We are safety-first kind of Hosts, and there are no stray people wandering on the property.
Parties of any kind are not allowed in the home or on the property. Loud music is also not allowed.
Parking:
Parking is available in the garage and driveway. Street parking should be limited to daytime hours. Please try not to park on the street overnight.
Deliveries:
Deliveries - apart from food deliveries - are not allowed. This means no Amazon shipments either. There are "Amazon lockers" located nearby where you may pick up deliveries at your convenience.

By booking this listing you agree not to use the WiFi for file-sharing networks and systems, including BitTorrent; no exceptions. If systems on our network are found to connect to these sites it will be considered a breach of House Rules and you will be told to check-out. Our home network monitors for - and takes action against - devices which break this House Rule.
Televisions:
There are televisions in each bedroom, living rooms, and family rooms. The programming is provided by the local cable company. The televisions in the smaller bedrooms are on input HDMI-3 and the family room and master bedroom are on HDMI-1. The televisions are mounted on a fixed wallmount. They do not tilt, pull out, or move in any way. Please do not disconnect any cables, remove the television from the mount, or do any other programming or physical changes to the televisions. If this is done it may result in a service call from Cox Cable or the repair person. This can result in a minimum charge of $150 as a result. You will be billed for this.
There is a remote for the cable service and one for each television. The cable remote can control all features you need for the cable service and its programming. If you need to access your own streaming account, this is permitted. Each television is a smart TV and has the standard apps available for Netflix and other streaming services. The televisions are already connected to the streaming internet WiFi that is in the home. Please remember to remove your credentials from the streaming account before you check out. The Host will not be responsible for any charges, purchases, or any other fees for any streaming service that is used by the guest or their visitors. The Host will also not be responsible for any charges, purchases, or any other fees generated by the streaming account after the guest or their visitors leave. Please be aware that if you log into YouTube, Netflix, etc with your credentials, that they will be erased after you check-out, automatically. Both TV sets are reset to “factory settings” upon check-out. The televisions are both set to “Eco Mode/Low-Energy Mode” and adjust their backlighting automatically to give the best picture.
Shower:
There is a shower in the master bedroom and a tub shower in the hallway bathroom. Shampoo, conditioner, and towels are provided. Please do not put wet towels on the beds, floors, top of the doors, or any other place that may get damaged by the moisture in the towels. There are towel racks provided in both bathrooms for drying towels.
Bathroom:
It's a shame we have to say this part; flush after each use of the toilet.
Circuit Breakers:
The breaker box is on the side of the garage or in the garage. Simply open the metal panel, check for the popped breaker, pull it TOWARD the middle of the panel then pull away. It will click into place.
GFCI Outlets:
Both the kitchen and bathroom are protected by GFCI. This is to prevent an electric shock. The GFCI master in the kitchen is behind the refrigerator. The bathroom GFCI master is in the master bedroom bathroom. If the master switch will not reset or pops, call us immediately!
Water Heater:
This home has a large hot-water heater. We are loathe to set it too high — and therefore possibly scald people — so it is set at 120 °F (49 °C) — per the Consumer Products Safety Division. This prevents scalding — but is hot enough for a good shower and washing dishes.
Disposal:
The garbage disposal is in the sink. The button that activates it is above the sink or on the sink edge. ‘nuff said.
Dishwasher:
There are dishwasher tablets or liquid under the sink. Please use these to wash dishes. Do not use your own. Everything we provide (pots, pans, bakeware, dishes, glasses, etc.) can be put in the dishwasher.
Refrigerator:
There are two doors for the refrigerator and freezer sections. If you have any problems with the refrigerator please let us know. There is an ice maker in the freezer. Please know if it is hot outside it can take some time for the icemaker to make ice. Please be patient with it if you are using a lot of ice.
Stove:
This is a smooth-top electric stove and both a normal *or* convection oven. The pots and pans are in the cabinets. The broiler pan is in the drawer under the oven. Please do not use other pots and/or pans on this stove. The surface of this stove is strong — but can be scratched. Normal usage will not scratch it however abuse will. Do not clean it with any abrasive. When it cools it can be cleaned with one of the non-scratch sponges we provide at the sink. If you have issues cleaning it, please let us know and we can take care of it.
