"This is a larger authentic Tuscan farmhouse with a lovely lush garden. The house has a rustic feel with lots of the furniture made by the hosts, the pool and garden are beautiful to relax and take in the views. Many of the sights in southern Tuscany and Umbria are close by (by car). The property is clean and the beds and bathrooms are very comfortable. The hosts are very discreet but will make you feel very welcome. Definitely would visit again! "

"The place is beautiful, very clean and Stefania was just great. Things that need improvement is the stove, flushing the toilet . The dirt rd is really difficult , you need an SUV to drive to the house! Screens are need it for the windows to stop the bugs and other little creatures to come in. "Very nice villa to relax in the countryside. The town of Fabro is only a 15 minute ride to restaurants, train station(free parking) and other shops. We found the villa to be very spacious and relaxing. One item to note, there was seven cats (at the time of our stay) living outside the doors of the property. "Very satisfied with this choice of hotel in Oriveto. We arrived in the evening after 9 PM. No Uber or Taxi service. we contacted the Hotel and they immediately located a driver who whisked up to this lovely property which is 5 minutes to the Square and less than 10 to the Duomo. No hesitation recommending this hotel which is just as it appears in photos and is good value. "

A peaceful & authentic stay

"We had a wonderful time staying at Maria Rosa’s as a family of 6 with 4 kids 11 & younger. It was a great price & had everything we needed for a week long stay. It was a nice place to use as a home base for exploring the area of Umbria (Don’t miss Assisi! It is amazing!) There was a well loved pool table & foosball table that our kids greatly enjoyed. We were able to cook with all the pots & pans we needed & the water was hot for showers. Keep in mind you definitely need a car & this is a well loved & well lived in flat so you get what you pay for which we were grateful for. Our highlight was walking up the road & watching the sun rise! The pool looked like it would be enjoyable if you stayed during the hot season, we missed out on that but stayed cozy with the wall heaters instead. If you are looking for a space to make a home base during your exploration of Umbria & also love the peace & beauty of being nestled in olive groves, this is it! Thanks Maria Rosa! "
