Welcome to downtown Provo nestled under the rocky mountains and close to all Utah has to offer!

This newly built town home is a four story home in the heart of Provo City. Just a 1 hour drive to Park City and the greatest snow on earth. Ideally located within walking distance to the Utah Valley Convention Center and Provo Center Street which has a myriad of stores and shops to explore. Also located within two miles of the historic BYU LaVell Edwards stadium, this home is perfect for those coming to cheer on the Cougars or to root against them.

THE SPACE
Bring the whole crew and relax in comfort with 2,100 sq. ft. of comfortable living space. Rest well in the master bedroom with a king bed and private en-suite bathroom, or the guest bedroom with its NEW comfortable queen bed, and don't forget the kids who can each enjoy their own NEW twin bed. Cook to your delight with our gas range and kitchen island. Enjoy the convenience of a washer and dryer, garage parking, and a rooftop lounge area.

THE KITCHEN
The kitchen comes fully stocked with fridge/freezer, oven/range, microwave, dishwasher, coffee maker, blender, toaster, flatware (knives, forks, spoons), crockery (plates, bowls, cups), and cookware.

THE LIVING AREA
Enjoy a comfortable sofa bed couch, fireplace, and smart TV.

BEDROOMS
Located on the third floor, the master bedroom hosts a king bed and its own smart TV, also on the third floor is the guest bedroom with its NEW queen bed and en-suite bathroom, on the first floor is the twin bedroom with two NEW single twin beds. For additional sleeping space, the couch in the living area also converts to a sofa bed with a full sized mattress.

BATHROOMS
On the third floor the master bedroom enjoys its own private en-suite bathroom equipped with a shower, no tub, and a hair dryer. The guest bathroom is an en-suite bathroom in the queen bedroom, This bathroom is equipped with a shower/tub combo and also comes with its own hair dryer. On the second floor there is also a half bathroom just off the living room.

PARKING
This home can park up to 2 vehicles inside the private garage. Cars should be compact in order to ensure they both fit inside the garage as there is no outdoor overnight parking available.

THE COMMUNITY
This home is built in a recent construction which has been well-maintained. The other homes in this neighborhood are primarily permanent residents not short-term renters. Please be respectful of our neighbors and treat our community with respect. The home is right across the street from a Smiths grocery store, and a short walk from Provo Center Street and University Avenue, both of which have a myriad of shops and restaurants worth exploring.

ADDITIONAL INFORMATION
- No smoking.

- This home sleeps 7 including 2 in the master bedroom, 2 in the guest bedroom, 2 on in the twin bedroom, and 1 on the sofa bed.
- There is a washer and dryer located on the third floor of the unit.
- There is rooftop access on the 4th floor, where there is a lounge area with a fireplace.

CONDITION OF PROPERTY:
Please leave the property in the same condition as during check-in, normal wear and tear excepted. PMI Park City or its agents may enter for repairs or maid service at reasonable times with prior written or verbal communication. Cooking is only allowed in designated areas. Guests must promptly report fire or damage. Liability extends to family, invitees, employees, or other guests. Subletting is prohibited. Guests must return all keys and openers upon departure; failure may result in a minimum $50 charge per item. Compliance with House Rules is mandatory, including no pets and no indoor smoking.

INSURANCE:
PMI includes an accidental damage protection policy of $59 in the nightly rental fees and is covered up to $5000 in accidental damages. Any damages that amount exceeds $5000, the remaining balance is to be paid by the Guest. Guest understands that this insurance does not cover damage or loss to Guest belongings. It only covers accidental damage to the property and/or contents caused by Guest.

Adherence to occupancy policies and limits is strictly enforced. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid.

Great stay
Fantastic property in a great location. Other reviewers mentioned a lot of good info, but I’d also add that it might be worth bringing a sleep mask as 3 of the 4 bedrooms/sleeping areas are at the front of the house where a street light is just outside. It’s nice and bright, which is great for making the entrance feel safe, but not so great for sleeping. Rooms would benefit from blackout shades. So many great things to do in walking distance or a short drive. Would recommend.

Great place thats clean and kept up. Big kitchen, big tvs, rooftop hangout, close to everything. So much more value than staying at local hotels.. We will be back!

Great location, awesome for adult groups or families with older kids
THE GOOD: Our family stayed Christmas week 2023 while visiting our teen son at a local boarding school. What a wonderful home! Spacious enough for us to spread out and have personal space but also come together in the common living area to cook in the well-equipped gourmet kitchen, watch TV, do puzzles, etc. My 6'8" teenaged son loved the spacious ceilings and headroom. Location is fabulous, central to everything in Provo and across the street from a large grocery. It's also 3 long blocks from the Provo Recreation Center, the nicest fitness facility I've ever seen. The swim complex is incredible. For $5-6 per person, you can get a day pass. THE CAVEATS: The home has 3 stories and a fourth floor rooftop fire pit. For anyone with limitations in heart/lung function or mobility (including small children), the stairs may be prohibitive. Also, the mattresses range from soft in the master BR to hard in the twin bedroom, so pick your bedroom according to your own mattress preference.

Great Place to Stay!
We love this property. The location is amazing! Be prepared for stairs. Thankfully we’re all healthy and love the stairs, especially since we were so close to such amazing restaurants. ;) However, my sister that’s 50ish & has some health problems & my elderly in-laws visited us here & they had a very hard time with the stairs. I point that out in case you have health restrictions that prohibit you from climbing stairs. This rental may not be the best fit if that’s the case. This place is a 10 out of 10 for my immediate family. The fireplace in the family room and upstairs on the deck were HUGE hits with my fam. It’s new, clean, beautiful and close to many restaurants & grocery store. We love it & we’ll def be back!!

Nice location and nice unit
We enjoyed our stay as a group of football fans traveling to watch our team play BYU. It was pretty close to the stadium and the place was nice. The only things to consider: so many steps. That was challenging for some in our group as to get to the main bedrooms is up 3 flights. Also, the beds were very cheap and uncomfortable. The two single beds were like prison mattresses and the one queen bed was like sleeping on a piece of plywood. No complaints outside of that!

I was pleasantly surprised at the cleanliness of this place. I am highly allergic to mold and dust, and was nervous about staying in a new place. This property was not only crisp and clean, it was next-door to a great grocery store and on the other side of meat was my kids, favorite burger restaurant! I especially enjoyed the rooftop open air fireplace patio.

Beautiful condo in a beautiful, convenient location
The house is part of a larger condo property that is very well designed. I was impressed from the very first moments walking in. I liked how the garage entrance was behind the house rather than in the front. I liked the layout. There were three siblings, two of which had their spouses. With five adults I expected it to feel crowded and it didn’t. There was plenty of space. I enjoyed the new, contemporary design of this house. It felt practically new. I liked the veranda at the top of the house to hang out although it was a little bit too hot for us while we were there. I also really loved the convenience of the grocery store just across the way and other amenities in downtown Provo. We chose to walk to many of our destinations because it was so convenient. I would highly recommend downtown Provo as well as this specific VRBO property.

Awesome Downtown Provo Expereince
We loved this multi story townhouse in downtown Provo. The central .location was perfect for everything we needed with this stay. Communication with the owner was timely and outstanding. The food options, access to destinations, ease of parking and cleanliness of the property, made this an ideal location! We will definitely book this property again if we can!
