THE SPACE

THE KITCHEN
The kitchen comes fully stocked with fridge/freezer, oven/range, microwave, dishwasher, coffee maker, blender, toaster, flatware (knives, forks, spoons), crockery (plates, bowls, cups), and cookware.
THE LIVING AREA
Enjoy a comfortable sofa bed couch, fireplace, and smart TV.
BEDROOMS
Located on the third floor, the master bedroom hosts a king bed and its own smart TV, also on the third floor is the guest bedroom with its NEW queen bed and en-suite bathroom, on the first floor is the twin bedroom with two NEW single twin beds. For additional sleeping space, the couch in the living area also converts to a sofa bed with a full sized mattress.
BATHROOMS
On the third floor the master bedroom enjoys its own private en-suite bathroom equipped with a shower, no tub, and a hair dryer. The guest bathroom is an en-suite bathroom in the queen bedroom, This bathroom is equipped with a shower/tub combo and also comes with its own hair dryer. On the second floor there is also a half bathroom just off the living room.
PARKING
This home can park up to 2 vehicles inside the private garage. Cars should be compact in order to ensure they both fit inside the garage as there is no outdoor overnight parking available.
THE COMMUNITY
This home is built in a recent construction which has been well-maintained. The other homes in this neighborhood are primarily permanent residents not short-term renters. Please be respectful of our neighbors and treat our community with respect. The home is right across the street from a Smiths grocery store, and a short walk from Provo Center Street and University Avenue, both of which have a myriad of shops and restaurants worth exploring.

- There is a washer and dryer located on the third floor of the unit.

Refunds or considerations are only possible if problems are reported during your stay, and are not gaurenteed.
CONDITION OF PROPERTY:
Please leave the property in the same condition as during check-in, normal wear and tear excepted. PMI Park City or its agents may enter for repairs or maid service at reasonable times with prior written or verbal communication. Cooking is only allowed in designated areas. Guests must promptly report fire or damage. Liability extends to family, invitees, employees, or other guests. Subletting is prohibited. Guests must return all keys and openers upon departure; failure may result in a minimum $50 charge per item. Compliance with House Rules is mandatory, including no pets and no indoor smoking.
INSURANCE:
PMI includes an accidental damage protection policy of $59 in the nightly rental fees and is covered up to $5000 in accidental damages. Any damages that amount exceeds $5000, the remaining balance is to be paid by the Guest. Guest understands that this insurance does not cover damage or loss to Guest belongings. It only covers accidental damage to the property and/or contents caused by Guest.
Adherence to occupancy policies and limits is strictly enforced. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid.
