You’re welcomed into a hall with doors to the kitchen, utility room and living room, space to hang coats with a basket for your footwear, and a double staircase rising to the first floor.
KITCHEN/BREAKFAST ROOM
Double doors open to the garden from this well-equipped kitchen which has everything you could need for catering at home, with a sturdy table and four chairs as well as a window seat. Units wrap around housing a Smeg Victoria dual fuel oven with electric oven and second oven with a grill setting and four gas rings, and a dishwasher with the essential kettle and toaster sitting on the wooden worktops.
UTILITY ROOM
Next to the kitchen you’ll find this useful room with a large fridge/freezer (four shelves and veg drawer with three drawer freezer beneath), a washing machine, a dryer, and a butler sink – ideal for rinsing off sandy beach gear!
LIVING ROOM
Sure to be at the heart of your holiday, this sociable living room is full of character with comfy seating around the wood burner in the centre of the room with the wall mounted TV; a love seat beneath the bay window, conveniently next to the bookcase so you can relax with a good book; and at the other end a farmhouse style table with four chairs and a credence table with a stool in case you need to do a spot of work.
Steep carpeted stairs rise and turn to the double bedroom.
OUTSIDE SHOWER ROOM
A couple of steps from the back door, this fully tiled and heated shower room has both rain and hand-held shower heads; there’s a WC, a wash basin and a heated towel rail (towels are provided).
FIRST FLOOR
Reflecting the history of the property when it was two cottages, there are four staircases in total; from the living room to the double bedroom; from the double bedroom to the twin bedroom; from the kitchen to the king bedroom; and from the kitchen to the bathroom and toilet.
DOUBLE ROOM
Accessed by the stairs from the living room with a door at the top and bottom, this charming bedroom with its exposed beams and ornamental fireplace has a double bed between bedside cabinets and ample storage with a built-in wardrobe and a dressing table with drawers. A chaise sits under the shuttered window providing the ideal place for some quiet time.
TWIN ROOM
Perched quietly at the top, this room’s accessed by steep stairs from the double room with a door at the bottom and a rail with a little gate for safety at the top. Sturdy twin beds sit beneath the eaves between bedside cabinets with a chest of drawers and a dressing table with a stool.
KING ROOM
The king size bed takes pride of place in this pretty room between bedside drawers and there’s ample space to unpack and settle in with a handsome wardrobe with drawers beneath it. Doors open to the double room to one side and the 2nd staircase to the other which leads up to the bathroom or down to the hallway. You can catch a glimpse of the sea through the window over the cottage roof terrace.
CLOAKROOM
A sliding door gives access to this fun little room with a WC at one end and a wash basin with storage beneath it at the other.
BATHROOM
Sitting at the top of the stairs from the hallway this floral bathroom has a luxuriously deep bath with a handheld shower over it, a wash basin set into a vanity unit and a window overlooking the garden
TOILET
The high-level WC is tucked in a separate room next to the bathroom.
OUTSIDE
A little gate in the white picket fence gives access to the front garden where there’s a bench to sit on whilst watching the world go by, and another gate to your left to a courtyard where you’ll find the door to The Way.
At the back there’s a sunny circular courtyard through the kitchen where you’ll find the outside shower room, as well as a fabulous roof terrace, accessed by an outside staircase, which is furnished with a rattan table and chairs. Here you can soak up the sun and see the sea glimmering through the neighbouring houses.
There’s no allocated parking at The Way, however there’s unrestricted parking around St James’ Green so you may be lucky and find parking on the doorstep. Alternatively, the Pier Car Park is just a short walk away and you can walk everywhere in town or to the picturesque village of Walberswick on the other side of the harbour.
This is a non-smoking property. One well behaved small dog may be allowed if requested at the point of booking, however the cottage has steep stairs and isn't ideal for small children or dogs.
