This expansive, renovated farmhouse offers large groups plenty of indoor and outdoor space to comfortably travel together. The large yard features a picturesque barn, perfect for the backdrop in photos, plus a spring fed pond for warm weather swimming. There is plenty of space for lawn games outside and the front deck with seating area and BBQ is the spot to entertain year round.

Inside the home has multiple areas for gathering. The open concept kitchen area allows several people to prepare meals together while others can gather around the table. The living room features a large flat screen tv, family games and books as well as an amazing stone fireplace.

The upstairs is divided into two separate spaces allowing privacy. One living quarter features a bathroom with claw foot tub and walk in shower, one bedroom with queen bed and one bedroom with two twin beds. Above kitchen side of the house there is a master bedroom en suite, two rooms with twin trundle beds and another room with a queen bed. There is also a bathroom with walk in shower. What more could you need?

Family friendly and dog friendly (an additional dog fee of $200 per pet per stay applies, maximum of two dogs and must be approved). Sorry, feline's are not allowed.

Guests have access to the whole home and yard. The barn interior is off limits.

Winter: If you are unfamiliar with driving on snowy mountain roads look for tips online from sites like AAA. The roads are maintained by state and local transportation crews but may still have snow on them. Check the weather for Roxbury on the day of your arrival and plan your trip accordingly. If you are unsure of weather conditions contact the Property Manager. It is recommended to have and AWD or 4WD vehicles during the winter months. Regardless, anytime between October and April when snow is likely make sure your vehicles had good treads.

Guests are provided with a starter supply of toilet paper, paper towels, garbage bags, soap, shampoo, dishwasher detergent, dish soap, laundry soap, propane, cleaning supplies. When the provided supply is gone guests should purchase what they need for the remainder of their stay.

Cell service is limited in the area but WiFi Calling is available at the house through your cell phone. Check your Carrier Settings.

The house is on a well but we have a filtered system. There may sometimes be a sulphur smell in the water. While safe to bath and wash dishes in, it may not be preferred for cooking and drinking.

Pond: Swim and use pond at your own risk. Children and dogs should always be supervised near pond. Spring fed pond is swimmable in warmer months but DOES NOT FREEZE SOLID IN THE WINTER. DO NOT GO ON POND IN THE WINTER. Complete list of pond use rules are in the house Welcome Guide online and at the house.

Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.

- We have awesome neighbors; help keep us awesome neighbors too.
- No parties. Only the number of guests on the reservation should be in the aparment. Let Host know of daytime guests.
- No smoking. If you must smoke, do so outdoors only and extinguish when done then put in the garbage. There will be a $500 fine for evidence of smoking inside the home.
- Dogs are considered, with approval and additional fee.
- No ATV's, snowmobiles, fireworks or firearms.
- Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.

We were in Roxbury for our daughter’s wedding. The house was very clean and comfortable. The host was very accommodating when we requested an early checkin. We wouldn’t hesitate to stay here again.

Family get together, SKI and nights out to dinner. We came from Florida, NJ, NY & NH. Fireplace was great and host service deal with any minor issues ASAP Hope to be back next year!

Close to Wedding Venue, but needs some maintenance!
A group of close friends and family stayed here while attending a wedding down the road at Stone Tavern Farm. The venue is only a couple minutes away so in that way, it is super convenient! The grounds of the property are beautiful- rolling hills, beautiful barn and pond and plenty of parking. Easy check-in process. Homey touches inside. The downsides were the maintenance of the inside. It is a beautiful house that has just been poorly maintained and so it did not meet our expectations from the pictures and in cleanliness. The house was fairly dusty and smelled like mildew when we got there (and throughout the weekend). A couple of the closets were messy and dirty. One couple’s sheets were damp on their bed, another couple had a lot of hair on the sheets on their bed and they needed to be swapped (there are extra linens). The walls are pretty badly scuffed with small holes in the wall in two bedrooms, the stove is cracking, the radiator was pulled off the wall and a couple closets had their doors off their sliders. Two of the bathrooms had flickering lights. One of the windows would not seal closed so it was quite cold in that bedroom. We were asked to document any damage when we arrived and we sent some photos upon arrival but we were out of the house the majority of the weekend at the wedding and it was burdensome to continue to come across these issues. Overall, it worked out for us for the weekend but we would not stay again unless there were changes made.

Perfect commute to Platekill Mountain (<7 minutes from home) I felt the cost/per night was high and the minimum three night booking was a bit of a drawback as we were in town for a wedding. We booked for three but left after two nights. Although I can see this requirement during ski season beacuse of the many ski mountains within close distance we rented during the foliage season. Large open living room area and long kitchen table for family to gather. Beautiful fireplace (we did not use), and plenty of sleeping area. Very rustic home in ski country. Cell service is intermittent in the area, however the house has wi-fi and connections were fine. Property manager was very receptive to some suggestions for future guests.

Family reunion for wedding
Our family of 12 people had a wonderful time in the farm house. The house is beautiful and very spacious. The divided upstairs gave us even more privacy. The surroundings are beautiful with the gorgeous barn, pond, and even a vegetable garden. Very quiet at night. The kitchen could use some storage containers for left overs. Bring your Tupperware. We had no issues with the water as some other guest mentioned. We had a few minor issues with a shower knob and closet door, but they were addressed by the owner immediately. Would highly recommend.

I do not recommend this property
Host & Owners made aware of issues but did not care or think important enough. While we were there, the house was covered in dust & filth. Dirty floors & noticeable dust everywhere. Lots of neglect, spiderwebs & dead bugs around. There was a MOUSE nest inside of the house, upstairs in the bedroom with 2 twin beds. TWO hornet nests in house: one above the shower (in the bathroom with the claw foot tub), other in the laundry room. Windows wouldn’t stay open & handles broken on most of them. Upstairs hall shower did not drain properly. While watching a movie in the living room, water POURED in a steady stream from the ceiling. We had to use trash can to catch the water. Queen bedroom door handle was falling off & door wouldn’t close because of carpet jamming it. Very tiny glass shower leaks VERY badly & we had to use ALL the towels to soak up water after each use. NO seal & opening all along the base of the shower door. Rear deck step very loose. Lightbulbs missing & not working all over house. Clothes dryer awful. Took THREE dryer cycles to dry clothes plus squeaked SO loudly with every rotation. Used WD-40 on every door in house because they squeak so badly. Outlets all over house not working including dining room & 3 bedrooms. Master bed is terrible, head of bed is lower than feet! Carpet old with dead bugs, stained & bumpy (trip hazard). Toilet seat loose, shower trim missing, water leaks onto wood floor in this bathroom as well. Smoke detector in kitchen pulled off the ceiling. Stovetop doesn’t work. Whole front of stove is cracked & separated from stovetop/oven. All pots & pans so sticky we had to wash everything before using. Insufficient utensils, pots/pans, etc for a house advertising toward large groups. Right side of toaster broken & must be held or propped down to toast anything. No stove top/oven vent & kitchen window broken, not proper ventilation when cooking. WiFi weak & dropped entirely several times during stay. I strongly advise you to find a better property for your stay in Roxbury. There are much better options for the price. Good luck!

We are a returning group of 8. The house had all that you needed. Kitchen was stocked with all needs for cooking. Home was very comfortable and clean. and included many sundries which are not provided elsewhere. We enjoyed our stay.

Pros: beautiful location in the Catskills Mountains, great space to accommodate a large group, fully functioning fireplace, heat was very adequate. Cons: upstairs carpet needs replacement (was very dirty), bed description was inaccurate and uncomfortable, only cold water in the front bedroom shower, front door blows open if not dead bolted, no curtains in upstairs bedrooms and bathrooms (no privacy!)

Great space
We rented the house for family for a extended weekend. The sulfur smell of the water definitely brought me back to Iceland, wasn't horrible... But it's strong. I would def make sure you get the insurance because we had some hiccups that were really not our fault. We wished some beds were bigger, just doubles. Also if you plan of cooking a lot bring extra ziplocks and storage containers and don't forget the bring coffee filters. We were surprised they didn't have the reusable one. I would also recommend if you arrive at night, there aren't any solar lights so could be slightly dangerous for kids or elderly.

Wonderful rural getaway
This was a wonderful house with lots of yard space and a pond that was fun for swimming. Kids are definitely going to love this house- so much to explore and do. As other guests noted- water had a slightly sulfur smell and taste - but if you use the filtered water it is slightly less. We ended up buying water from the grocery store (which is only 12 min away). The house is huge- plenty of space - and very open on the first floor. The right and left side of the upstairs don't connect so you have privacy on either end if needed. It never gets too hot here because the house has shading - no AC needed. It reached 80 one day and we were cool inside.

We were a group of 10 women looking to have fun in a relaxing setting. This house and beautiful property more than fit the bill. There was plenty of room for us all in the comfy house and the grounds were amazing! We swam in the pond, played croquet, grilled food, took long walks. We had a fabulous time. A couple of small factors: kitchen could've have used more gadgets to make the stay easier, like cutting boards, working blender, etc. The garbage wasn't cleared out when we arrived and one of the toilets wasn't working, but the owner came out right away when we called. All in all, I'd highly recommend.

Great House!
Perfect house for a large group. Big first floor room for everyone to hangout. Very convenient if you’re skiing at Plattekill. Fireplace was a big hit. The kitchen had all the basic needs. Only negative was the smell of the tap water. We knew to bring bottled water after reading previous reviews so was not a problem. Would definitely stay here again.

The house was large and secluded. Both the indoor and outdoor fireplace were great to use as the weather got colder. Lot's of space for a large group to spend time both inside and outside. The dog's loved running around on the property.

Cozy and wonderful!
We loved our stay here! The 3-hour drive from NYC went by quickly, and the beautiful fall foliage and snow dusted hills definitely made it more epic. The house itself is the perfect layout for a large family or group of friends, with lots of room to comfortably gather and linger at both the dining table and around the fireplace. The bedrooms were all comfortable and appreciated the number of bathrooms as well. Linens, towels, and bathroom toiletries were all provided, and the kitchen was pretty well stocked. We ventured out for a great hike near Balsalm Lake and went to Peek-a-Moose for one meal (delicious and highly recommended!), otherwise the house was perfectly cozy and wonderful and we didn't want to leave. One recommendation for future guests is to buy bottled water if you're not a fan of drinking well water, which had a bit of a smell. We're all talking about wanting to come back so hope to make a return trip at some point.

Great house and location
I rented the house in Roxbury with a few friends for our yearly getaway weekend. The house was clean and welcoming. All of the rooms were a good size and we never once felt like we were on top of each other. The beds were comfortable and all of the linens were clean. The location is great! It's secluded and quiet. We were able to enjoy a bonfire as well as the fireplace. Kim was very responsive to any questions or concerns that we had. We would happily stay here again the next time we visit the Catskills.

Incredible property
We had a really lovely vacation at this incredible property. Every day we were there we found a new place to sit outside and inside that was comfortable, beautiful and allowed for group conversation. We brought our own folding chairs and especially loved sitting at the edge of the pond with our feet in the water at the end of the day watching as the sun shifted and the shade took over, with the frogs and fish occasionally jumping. We toasted marshmallows in the fire pit and then watched the stars and even saw the milky way. We cooked using the charcoal grill and enjoyed using the kitchen too. If you like to cook we would suggest either bringing a knife sharpener or your own sharp knives. Kitchen is well supplied except for that. The beds are really comfortable too.

Our family and friends had a wonderful long weekend at the Lower Meeker Hallow farm. The house was lovely and clean. We enjoyed the fireplace/cozy setting with close proximity to skiing. House is very large and could accommodate our three families comfortably. It was also special for our families to visit the farm animals nearby! Highly recommend!
