Please be respectful of our neighbors and observe quiet hours from 8 PM to 8 AM. These guidelines are outlined further in our house rules. Excessive noise or disturbances may result in fines or removal from the property per policy—we appreciate your help in keeping the peace!

No events allowed at this property. This includes parties, large gatherings, or any disruptive activity. Quiet hours are strictly enforced from 8 PM to 8 AM.
Guests can access the entire home except for the owner's closets located in the garage. The closet is locked. Besides that, the rest of the house is yours to use including the pool, backyard and garage!

Texas has seasonal pests. We do not offer refunds for sightings of roaches, spiders, ants, flies, etc. Professional pest control is routinely scheduled—please notify us if needed.
Package Deliveries: Occasionally, packages may be delivered during your stay—we kindly request your assistance in bringing them inside.
Guest Courtesy: Small gestures, such as taking out the trash on designated days, help us keep the home welcoming for everyone.
Wear & Tear: This home has been enjoyed by many guests over the years, and while it shows some natural wear, we’re committed to maintaining its charm and functionality.
Noise Policy: We have a ZERO tolerance policy on noise during quiet hours (8 PM - 8 AM). Please respect our neighbors.
Important Payment Update: Credit card payments not accepted over $1,000. Payments over this amount must be made via Zelle or other form of direct payment. VRBO will charge your credit card for their fees, but the balance will be due with one of these alternate payment method

• Stays under 30 days:
• $500 refundable security deposit — OR
• Optional $99 non-refundable damage waiver (covers up to $199 in accidental damage).
• Stays 30+ days: See Extended Stays section for details.
• Costs beyond coverage or excluded from the waiver will be billed per Payment Authorization & Exclusions.
• Deposits are due before arrival and refunded after checkout, less applicable charges.
• Extended Stays (30+ Days):
• Lease may be required; must be signed within 24 hours or reservation may be canceled.
• Security deposit amount confirmed with property owner. If none is specified:
• Average monthly rate ÷ 365 × total days of stay.
• Example: $5,000 ÷ 365 × 50 days = $684.93 deposit.
• A $200 deep clean required after all 30+ day stays, deducted from the deposit.
• Pets – ALLOWED:
• Pets must be pre-approved. Fee: $99 per pet/stay.
• Unauthorized pets: $200 per night + damages.
• No cats (due to allergies).
• Keep pets off furniture and clean up after them.
• Events – NOT ALLOWED. Unauthorized gatherings may result in eviction.
• Payments over $1,000 — If the platform doesn’t process payments, these must be made via an approved direct method (no credit cards).
