Barretts Barn, Yoxford

This delightful holiday home is in a small meadow, with a private patio, surrounded by trees and hedges in the pretty Suffolk village of Yoxford. Once an agricultural building, Barretts Barn is now a beautifully quiet, light, and spacious feeling eco house, with everything you need for self-catering, and the bedrooms and wet rooms sitting on either side of the comfortable living space to give extra privacy.

Review: "This is a gem! We had a great stay, the property had everything we could want, eco-friendly and Wi-Fi. We have two young kids and there was lots in the house to keep them entertained, some lovely toys that they enjoyed. Great to have two bathrooms so we didn’t disturb kids after bedtime and just generally a great stay. Loved having some local amenities in walking distance, including a cafe."

This peaceful detached barn is well back from the road, behind the owner's house and in a great position for exploring the Suffolk Coast and Countryside. The total single-storey interior area is 80m2 with clay pamment flooring throughout, with rugs for warm feet and you'll find lots of quirky details, including several one-off handmade pieces of furniture, ceramics, and artwork.

You're welcomed into the hall with coat hooks and storage cupboards for your outdoor wear, and a bookcase full of reading material to inspire you. Doors open to the double bedroom, separate wet room, and the open-plan living space at the heart of the property, with the 2nd bedroom and en-suite beyond.

LIVING/KITCHEN/DINING SPACE
A cleverly designed sociable space with everything you need. The kitchen in one corner has a dishwasher, washing machine, microwave, fridge (3 shelves and veg drawer), a small freezer (2 shelves), kettle, toaster, and a smart central island housing the electric oven and four ring hob.
A handsome farmhouse-style table with benches and chairs sits by the window door to the garden at the front, and double doors overlook the wildflower meadow to the rear, opening onto the southwest-facing sunken patio area.
A sofa, coffee table, occasional chairs, and a treasure trove of a cupboard filled with everything from fishing nets to skipping ropes and a guitar. Please note there's no TV but plenty of games and toys for guests of all ages to have some fun.

MAIN BEDROOM WITH EN-SUITE WET-ROOM
Opening off the living space, this double-aspect room with field views has an impressive king-sized bed and bedside tables on either side, a wardrobe, chair, heated towel rail, and a door outside so you can go for an early morning walk or sit with a good book and coffee.
EN-SUITE WET-ROOM
Also with natural light, a hand-held shower, a WC, a wash basin, a cupboard with a socket, and a mirror.

DOUBLE BEDROOM
Wake to the birdlife in the trees outside the window of this room which is furnished with a handmade double bed sitting between bedside tables, and ample space in the wardrobe to store your clothes.

WET-ROOM
Off hall and conveniently next to the double bedroom, fitted with a hand-held shower, a wash basin, WC, a plug socket in the cupboard, mirror, heated towel rail, an automatic light, and window giving natural light.

OUTSIDE
This detached gem is just off the A1120, behind Field End on the outskirts of Yoxford, which is sometimes known as The Garden of Suffolk.
At the back of the barn, there is a private patio area that's furnished with a table and chairs, perfect for open air dining when the weather permits. Apart from a small entrance step, the accommodation is all on one level. You’re welcome to wander around and enjoy the large ‘wild’ garden, just bear in mind that it is also used by the owners so you may not have exclusive use of it, but they'll certainly respect your privacy.

Barretts Barn construction is a timber frame with hempcrete insulation, with lime plaster and a clay-painted interior. Heating and hot water are provided by an air-source heat pump, and rainwater is collected from the roof and used to flush WCs.

Fantastic house with absolutely everything you could need for a lovely break. We stayed with 2 young children and felt right at home, with all the beaches and sights on the doorstep. Would recommend to anyone and we will definitely be returning.

We keep returning to Barrett’s Barn, another lovely visit. Good to see The Black Dog Deli has opened in Yoxford, great coffee and food.

The door to the ensuite bathroom looks like it’s a cupboard; it’s not!
Bathroom lights turn on and off automatically.

From the main room, you'll see steps leading to an attic which is for storage and maintenance only and is not available to guests.

The house has technology for solar power, ventilation, the heating system and for using rainwater - you’re welcome to ask the owners about it if they’re around, but please don’t be tempted to fiddle with it!

To connect to the internet, use the WIFI QR code or passcode next to the light switch above the fridge freezer.

You’re welcome to make use of the box of Lego in the cupboard next to the dining table, but please do put it all away afterwards.

If you have a baby to bathe, please find the large bowl in the cupboard next to the dining table.

Perfect place to explore Suffolk
We had a lovely stay at the property, which had been well thought out and was cosy to stay in. Well stocked kitchen and plenty of games and puzzles. It was the perfect base for us to explore the Suffolk coast with our baby.

Pleasant, quiet get- away in an amazing eco house.
The house is great, spacious, well equipped and well located for visiting the area. We were really impressed with the build and its eco credentials. The books and games are great (as there's no TV!) Also 10/10 for lots of hooks for towels/ jackets (so few places have enough). We would just have liked less harsh lighting in the living room (perhaps some side lights) and the wild flower meadow was great and we appreciate the no-mow stance but a tiny area mowed so we could sit out on it would have been really appreciated, especially as the grasses were dried out and very wild (and we live in a tiny flat with no garden and really wanted to sit on the grass!)

The property is beautiful, comfortable and extremely well furnished. The two bedrooms and bathrooms meant it easily accommodated our party of two adults and two teenagers, whilst the main living/dining room and kitchen space allowed us to be together but not on top of each other. And it’s eco credentials are superb. The Black Dog Deli down the road is excellent and an easy 10 mins walk with a Londis, for supplies, just two minutes further. Can’t rate this highly enough
