The cosy living room has comfortable seating, with large smart tv, and inglenook fireplace with log burner for chillier days, a selection of books and board games.
The large dining room is tastefully furnished and boasts a huge farmhouse table which comfortably seats 8 people, an inglenook fireplace with log burner, vinyl deck with a selection of vinyl records, a smart tv, traditional picnic hamper for guests use. Highchair is available on request.
A further family room adjacent to the kitchen, is the timber garden room; perfect for breakfast, lunch and taking in the beautiful view.
As a self-catering cottage, you'll find everything you need for a perfect stay.
Cottage style kitchen has a traditional gas Rayburn Aga; perfect for foodies. There is also a separate gas cooker including a hob, grill and double oven. A fridge/freezer, dishwasher, kettle, toaster, crock pot.
A separate utility room is off the kitchen and has an entrance from the garden. This room includes microwave, washing machine, tumble dryer, clothes rail, iron, ironing board. There is plenty of space for coats, shoes, boots etc.
The cottage is a perfect place to relax and offers a internet access, with eero boosters in a number of rooms for fast connection.

Bedroom 1: Large spacious room, tastefully furnished, double bed with Emma mattress. Plenty of room for a travel cot if required (available on request). Adjoining door to Bedroom 2 (2 steps down).
Bedroom 2: Tastefully furnished, double bed with Emma mattress. Independent low door to main landing, 1 step up, as well as adjoining door to Bedroom 1.
Bedroom 3: Pretty bedroom with single bed, that has trundle under, to make into a double, or 2 singles, if required.
Bedroom 4: 2ft6 Bunk beds, inside length 5ft10 (178cm).
There are 2 bathrooms.
Main bathroom is on the first floor, and has a toilet, basin and a roll top bath with shower attachment.
Bathroom 2 is located downstairs off the hallway, and has a toilet, basin and walk-in shower.
Low doorways and some ceilings may be challenging for taller guests.
Different levels, steps into some rooms and narrow doorways makes the cottage unsuitable for persons with disabilities.
Accessible from the garden, is an additional toilet and basin.
Linen and towels are all included to make your stay more enjoyable. (Please bring your own beach towels)
There is plenty of outdoor seating and parasols for enjoyment of the garden. The outdoor dining / BBQ area has Butler sink with running cold water, 5 burner gas BBQ, granite work surface.
There is an outdoor shower in the garden with hot and cold water, perfect washing sandy toes after days at the beach.
The whole cottage is available for your stay.
The village is well served with a local shop, post office at the village hall, a cafe and deli, antiques centre and cafe, both with outdoor dining.

A small children’s park that is just a few yards from the cottage, is accessible by rear garden gate, or along Little Street.
Rural walks around Fern Cottage have stunning views. Yoxford and surrounding areas are a haven for walkers, cyclists and birdwatchers. Numerous birds and wildlife can be spotted to the rear of Fern Cottage.

Have a satisfying lunch, coffee and cake break, replenish your pantry, or order a beach picnic, our deli is the perfect destination. Offering delicious locally sourced, and artisanal products.
The Sibton White Horse 1.9 miles - for drinks, lunch, dinner and bbq’s in Summer months.
The village of Peasenhall 2 miles - a number of local shops, along with the famous Emmetts delicatessen, a craft butcher and Weavers tea room.
RSPB Minsmere 5.4 miles - offers fantastic walking and the chance to see many rare birds, as well as red deer roaming the heath, and wildlife in the reedbed pools.
Dunwich 5.7 miles - A pretty coastal village with woodland and heath walks, museum.
A long stretch of quiet and peaceful, sloping, shingle beaches can be accessed from the beach car park, at one end, and via the Coast Guards Cottages (cafe), adjacent to Dunwich Heath. This stunning beach is never crowded and seals can be spotted on many occasions.
Access is also via the Beach car park, at the other end of the village (Flora Tea Rooms)
Over the road is The Ship Dunwich with stunning pub garden, indoor dining and an outdoor menu from the garden kitchen.
Southwold 8 miles - A perfect quintessential seaside town. Soft sandy beach, perfect for a family day building sandcastles. Colourful beach huts line the promenade. The famous, unique and quirky, pier is worth a visit. The High Street is lined with unique independent shops, boutiques and numerous cafés, restaurants and pubs; Suzi’s Beach cafe, Gun Hill Cafe, The Brave Nelson, The Little Fish and Chip Shop, to name a few.
Take a stroll down to Southwold Harbour and enjoy the hustle and bustle of the River Blyth. Fish restaurants and cafes line the harbour, and there are many areas for crabbing.
Walk the footbridge or catch the tiny ferry over the river to….
Walberswick - A quaint village that is brimming with character. Many more areas for crabbing, plus a soft sandy beach. Surrounding the village green are a handful of tea shops, pubs and shops, all just a stone’s throw from the river. Walberswick can also be visited independently by car (8.9 miles from Fern Cottage).
Thorpeness 8.2 miles - A fascinating little village which began life as a hamlet, then in 1910 it was transformed into a holiday village, where the wealthy would visit from their London homes. A vast boating lake inspired by the Peter Pan novel, was created. It is still a popular place to visit to this day, where visitors can row around the islands of the Meare on a warm, sunny day. There is a waterside cafe, antiques emporium with adjoining restaurant/cafe, plus drinking and dining at The Dolphin Pub.
Aldeburgh 9.4 miles - A beautiful seaside town with bright, colourful properties throughout the town and lining the promenade. The High Street has a wide selection of boutiques, eateries, art galleries and a cinema. Treat yourself to award winning fish and chip shops. The pebble beach is stunning, and lined with fisherman’s huts selling their daily catch.
Snape 7.5 miles - This unique and charming village, on the Alde Estuary. Snape is famous for hosting musical performances in Snap Maltings. The Aldeburgh Festival brings people from all over the country as acclaimed musicians from all walks of life perform in the renowned concert halls of the Maltings. There are also a range of eateries, shops and galleries.
Emmerdale Farm Shop 1.9 miles: A haven for food lovers selling fresh local meat, home made pies, fruit and vegetables. Famous for its home produced Red Poll Beef, and selling local Blythburgh Pork. Stop for some breakfast or lunch at Emmerdales cafe; The Bake House
Westleton 3.8 miles - A pretty Suffolk village with green, attractive cottages, local store. Recommended stops are the lovely local pubs serving local beers and produce; The White Horse Inn, The Westleton Crown or Bell Inn Middleton.
Saxmundham 4.1 miles - A perfect small town for all your shopping needs. Waitrose, Tesco, The Original Factory Shop, Pharmacy, Butchers, and many more. Home to The Bell Saxmundham, perfect for lunch, dinner, Sunday roasts, and The Prince of Bengal Indian Restaurant, dine in or take away (delivery available for a small charge)
