Multiple spaces are intentionally designed for gathering together and enjoying this stunning setting in the mountains & aspens.
Enjoy two large living areas with comfortable seating as well as an enormous custom stone fireplace set next to a wall of floor to ceiling windows. You will bask in unobstructed views & fresh mountain air! The warm and comfortable lower living area has a custom-made pool table and home theater, plenty of space to play games and enjoy streaming entertainment on the 86-inch high definition TV & surround sound system. Or just relax after an exhilarating day of recreation with a favorite book. All of the lower floor bedrooms and the home theater area have black-out curtains to allow for restful sleep and to prevent glare on the theater screen. There are large-format HD TV's in the upstairs and downstairs primary bedrooms with en-suite bathrooms.
Blue River Escape is filled with sumptuous, curated details. Guests are shepherded to high quality sleep by 800 thread count sheets, premium bedding, & new Purple mattresses. Designer fixtures and furnishings abound, and unique artwork is found in each room, including a wall art installation of aspens and wildlife by local & internationally renowned artist Bonnie Wakeman. Turkish robes and towels are placed in each of the primary bedrooms to help guests decompress and rejuvenate. Guests can easily spend hours perusing a library of travel & art coffee table books. The kitchen will please any chef or gourmet guest. It is stocked for entertaining: Riedel wine glasses, handmade Portuguese ceramic plate settings, brass flatware, serving trays, and quality cooking tools such as a Vitamix blender, cookware, Kitchen Aid mixer, and many others provisions. The tiger's eye granite island is stunning and compliments the brass accents perfectly. Finally, a 108-inch custom living edge walnut dining table provides the perfect setting for friends and family to gather together for meals. With island-counter seating for 4, and seating for 10 at the dining table, a dinner party of 14 may be easily accommodated.
The newly landscaped outdoor area features a beautiful saline swim spa and firepit to allow you to enjoy soaking and stargazing while recounting your day. Imagine your family gathering around the new gas fire pit and roasting s'mores after a nice soak...This private outdoor area will surely be a focal point of your vacation storytelling! In the spring, summer & fall, two outdoor balconies are appointed for relaxation. Tornado gas heaters on the main deck are perfect for removing the chill while drinking your morning cup of coffee or al fresco dining. You will feel all tension slip away as you soak in the view and watch the feeders attract a parade of mountain hummingbirds. A professional-grade Weber grill is also available for your outdoor entertaining. After the breathtaking sunset & alpenglow, the beauty of the night sky emerges.
As Summit Sky Ranch is a dark sky community, guests can easily pick out constellations and the Milky Way. A quality telescope is also available for exploring the skies. The washer and dryer are conveniently located in the mud room, and a heated garage provides parking for two vehicles with a private driveway for your guests. Throughout the winter holidays, the home is tastefully decorated with wreaths, fireplace garland, and a 14 ft tree adorned with charming glass ornaments of woodland creatures. Guests will enjoy a cozy home warm with holiday spirit, without having to hang a single decoration!

Guests of Summit Sky Ranch Rentals have access to a variety of Summit Sky Ranch amenities including the private hiking trails, private fishing waters, the Aspen House, and our Lake House. The Aspen House amenities include: an outdoor heated pool, two hot tubs, a fitness center, a wellness room, a Ping-Pong table, a community gathering area with local tap beer and wine available, and an outdoor fire pit complete with roasting sticks. The Lake House amenities include a fire pit, two grills, and two hot tubs nestled right on the spring-fed Lake Everist, perfect for fishing, kayaking, and stand-up paddle boarding.

Outside of the amenities available to you at Summit Sky Ranch, you can also enjoy several top ski resorts a short distance away, cross-country skiing with free groomed trails, sledding, snowshoeing trails, ice skating, mountain biking trails, stand-up paddle boarding, kayaking, and sailing on Lake Dillon. There are also some fine shops and restaurants in Silverthorne, Frisco, Breckenridge, Keystone and Dillon waiting for you to explore.

Rental Agreement
This Rental Agreement (this “Agreement”) is made as of the reservation date listed on the Website (the “Date of this Agreement”), by and among Guest, Owner and SSR (as those terms are defined below).
Recitals
A. Owner (“Owner”) owns the home (the “Property”) located at the address listed on the short-term rental reservation website or OTA (the “Reservation Website”).
B. Owner engaged Summit Sky Ranch Homeowners Association, Inc., a Colorado nonprofit corporation (“SSR”), to manage the Property and SSR has used the Reservation Website to rent the Property to potential guests.
C. Guest (“Guest”) made a reservation on the Reservation Website to occupy the Property for the period of days reserved on the Reservation Website and desires to enter into this Agreement with Owner and SSR, subject to the terms and conditions below.
Agreement
SSR rents the Property to Guest on behalf of Owner and Guest rents the Property from SSR on behalf of Owner, together with the nonexclusive access to and use of the amenities of Summit Sky Ranch, for use only as a residence, and subject to the terms and conditions of this Agreement. The term “Guest’s Occupants” as used in this Agreement refers to Guest’s invitees, licensees or guests.
1. Property Rules. In addition to all rules, terms and conditions described in this Agreement and on the Reservation Website, Guest and Guest’s Occupants will comply with the rules applicable the Property or provided to Guest at or prior to the Guest’s check-in date on the Reservation Website. The parties agree that no tenancy is created by the execution of this Agreement.
2. Rental Period
This Agreement shall commence on the Date of this Agreement and shall expire on the check-out date (“Check-out Date”) set forth on the Reservation Website at 10 a.m. (the “Check-out Time”), unless terminated at an earlier date in accordance with the provisions of this Agreement. Guest is required to check-in and check-out according to the procedures specific to the Property as provided on the Reservation Website. Guest can request an early check-in/late check-out in advance. SSR may grant the request in its sole and absolute discretion. Entering and occupying the Property before the Check-In Time may result in additional charges and acceptance of the Property in its as-is condition. If Guest fails to follow the correct check-out procedures, SSR reserves the right to charge Guest additional fees to recover the cost from such failure, including one additional day of the Fee (defined in Section 4 below) plus all fees and taxes. SSR will use commercially reasonable efforts to have the Property ready for occupancy by the Guest at Check-in Time.
2. Guest is responsible for the cost of replacement and for the costs of re-keying and/or replacement of locks in the event that any keys are lost, misplaced or not returned.
3. SSR Access to Property SSR or SSR’s employees and agents shall have the right to enter the Property, during reasonable hours, to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or, at any time, in cases of emergencies, but SSR shall not unreasonably interfere with the quiet enjoyment of Guest and will provide to Guest advanced notice whenever possible.
4. Reservation Costs
Guest shall pay the rental fee (the “Fee”) and any security deposit amount (the “Security Deposit”) set forth and at the time designated on the Reservation Website to occupy the Property in accordance with the policies on the Reservation Website.
The Reservation Website will automatically charge the Fee due on the credit card provided by Guest in accordance with the policies set forth on the Reservation Website.
