KITCHEN, LIVING & OUTDOORS:
The modern kitchen boasts cooktop, oven, microwave, stainless steel appliances including dishwasher, a large island with bar seating and a dining table seating eight. The living area has a relaxing sectional couch, Sony 55 inch HD TV with Chromecast for Netflix & more, DVD player and a stereo system.
The immaculate manicured resort style garden provides the perfect indoor/outdoor flow featuring outdoor lounge and 8 seat table, gas BBQ and outdoor shower.
SLEEPING ARRANGEMENTS:
- Master bedroom with ensuite, Queen size bed and a HD TV.
- Bedroom 2 features a Queen size bed and a HD TV.
- Bedroom 3 features 2 x King Single Bunks and a HD TV. (single size doona, and top sheets provided for King Singles mattresses)
- A single fold out bed for small children is available
We provide pillows & doonas - you will need to bring your own linen and bath towels. With advanced notice we can arrange linen and bath towels for $35 per Single bed and $50 per Queen bed.
Completing the house is a large family bathroom featuring open shower and a his and hers vanity, a separate toilet and a laundry with washing machine and dryer.
For your convenience and comfort the house has a split system for cooling & heating plus a freestanding wood heater.
WHAT'S CLOSE?
Within a few minutes walking distance of the family friendly Smiths Beach & YCW beaches. Enjoy breakfast or lunch at the Smiths Beach General Store or even learn to surf at Island Surfboards. Close proximity to the Grand Prix Track. Close to restaurants, wineries, parks & shopping. The Penguin Parade, Seal Rocks Lookout and The Koala Park are just some of the attractions to see.

PLEASE NOTE:
- Pets: Non hair dropping dogs by approval only. Note when approved must not be allowed on furniture, bedding or carpets. Let us know the breed of your pet when the booking is being made. The garden area is fully fenced with wire hip-high fencing. Guests are asked to leave the property in a super clean state.
- Parking: 2-3 car spots on the driveway, please do not drive or park on front lawn.
- Cleaning: We go to great lengths to ensure the property is sparkling clean both inside and out when you arrive. Our expectation is that it will be left in the same condition as it was found.
- Wi Fi is available
SECURITY CAMERAS
The house is equipped with 5 external security cameras. They can see the front driveway/carport, front door & seated area, rear door & seated area, backyard & shed, and the west side of the house. They cannot see the inside the house. The cameras are there for security purposes and record movement over a 24 hour period. They are not monitored and the footage would only be accessed in the event of a security incident
RENTAL RULES:
The guest agrees:
1. Smoking is allowed outside only. Our expectation is that all cigarette buts are disposed of in the rubbish bins and not discarded on the grounds.
2. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
3. Keep the property and all furnishings in good order.
4. Only use appliances for their intended uses.
5. Pets are only permitted with prior consent.
6. The guest agrees to give consideration to our neighbours, particularly in relation to noise after dark. Parties, anti-social behaviour and / or loud music are expressly forbidden and could result in forfeiture of the security bond and a request to immediately vacate the premises.
7. Parking is limited to 2-3 vehicles on the premises. Other vehicles may be parked in the street pending available space.
8. There is no daily housekeeping service.
9. All damage must be reported immediately. The guest accepts that in particular during peak holiday period access to tradespeople is limited and demand for their services is high. This may result in longer than usual wait times for attendance / repair. Damage expressly caused by the guest must be paid for.
10. All rubbish must be removed after the regular bin is full and the recycling bin is half full.
