"The picture advertised was not what was offered. The cleanliness was shocking, stains on duvets, towels, bed sheets and pillows - think bad and disgusting and you aren’t even close. Had 3 nights booked, left on day one. Poor health and safety with cables trailing across floors, screws in the carpet and a lighter found under a bed (I was with 4 kids, shocking). Now. "Third time we have stayed here. Very convienient, nice breakfast, friendly staff. The let down was Room 12 which has restricted head room which is a particular issue if you wake at night. Was not aware of this when booking though now ive looked at reviews, others have commented on the same issue. Will definately stay again, just not in that room."

"We spent 2 nights at the Edgecumb Arms for a family reunion. The room was superb, with great views over the Tamar. It was very well appointed. The English breakfast was delicious and copious and the staff was extremely attentive and welcoming. Bonus point - we were able to able to bring our dog. Amazing walks in the Edgecumb park which is one minute away or alongside the river Tamara. This was our second stay and will happily stay again in the future. "

We were two small families so a house shower room would have been good rather than having to go in to one of the other bedrooms for a shower etc not a massive deal if your one family and there is an extra toilet! "Great location on The Hoe and fantastic to be able to park right outside. The studio is pleasant enough but feels soulless. There was no rug on the floor and it seems spartan. I moved the sofa a little which helped. Bathroom tiny but manageable. They expect you to take your own rubbish out around the corner and do your washing up. Makes me think I am reliant on the previous guests’ rinsing of cups. Bed linen and towels were good quality. Leaving tea and coffee and fresh milk in the fridge...
