Good spot at the top of Bowness and excellent breakfasts
Friendly, welcoming staff. Good location with both Windermere and Bowness within easy walking distance. Plenty of lovely shops and restaurants in Bowness. Definately worth booking.

Good location
Overall I’d probably stay there again, the location was good and the receptionist was lovely. My only criticism was that the bathroom needed a refurbishment, it felt like it had just been given a lick of paint to try and modernise it but you could still see the mould on the windows under the coat of paint and was in need of a new shower. Loved the tea tray and the cookies and the breakfast was lovely. I had read on another review that the walls are paper thin, I would have disagreed with that until a room by us got up at 5am and I could here every word they said ( not a problem if your not a light sleeper).

It was a shame that they were not doing evening dining due to a shortage of staff. It would have made an impact on our choice if we had known that before booking.
It was the first Hotel that we have been too where there was no shelf/ledge around the wash hand basin in the bathroom. Our toilet bag was rested on the w/c cistern??
Not very hygienic I know but where to put it.
The breakfast was adequate,

Not a £200 a night hotel
Our stay was okay, the position of the hotel was great and the view from the room on the top floor was fantastic. The room was clean but the bathroom especially the shower and grout around the tiles were black and mouldy, they had never seen bleach in years.
Our first morning breakfast was great, good choice, average portions and our cooked breakfast was delivered within 10 minutes. The second mornings breakfast was awful, 20 minutes to get served/take our order then a further 40 minutes to get it delivered to our table only after asking. They were busy and did apologise but when you are paying over £200 a night, I would expect better. Overall it was an ok hotel for maybe £50-£70 a night, the staff were friendly but with the cleanliness issues and our personal experience of the breakfast service I wouldnt recommend it for the price they are charging.
An old building possiby listed so there are a lot of stairs to the rooms. There are lovely views across the gardens from the restaurant. It's about 1/2 mile walk into the town centre where there is everything you need.

The hotel has nice views to the rear scenery towards the lake. The bedroom seemed to have been refurbished during the last years. However, they forgot to refurbish the bathrooms as well.
The walls are extremely thin and the sound insulation is very poor. You will hear people passing by on the corridor and also when your neighbour is having a shower. The fan in the bathroom is very loud and it hadn't been cleaned in months.
The staff are very friendly.
The breakfast is quite average.
There is no lift, no disabled access either.
We went here as everything else was fully booked, it was so overpriced for what you get in return.
However the location is great.
Good location 5 min walk to centre. Room was much smaller than expected. The central would not work although I didn’t need it. I’m not a tall guy but banged my head a few times in the bathroom.
Nice hotel with nice staff.
Great stay. Small rooms but with a lovely view. The lake view was partial from our room but beautifil nonetheless. Hotel was clean and reception very friendly.
Stayed here as a treat as we normally go B&B. We paid extra for a lake view as an extra treat. We arrived early so our room wasn’t ready but the kind lady said we were able to leave our car in the car park and go for a walk. When we got our room is was clean and cosy with the lake view. The shower room was clean and stocked with some nice toiletries. Tea an coffee were well stocked and we were very happy. There was only two things that spoilt our visit. Our bed had dip in in it where I slept so I woke in agony with back pain. My wife tried it and got the same but we only stayed a a couple of days so put up with it. The only other thing was the paper thin walls. I don’t expect absolute silence in a room in fact I like the bustle of a hotel but we could quite easily hear conversations next door and late night activities! We didn’t bother with breakfast to minimise Covid risk but the hotel were well organised and our room cleaned and sealed everyday. A good safe hotel the niggles didn’t put us off.

Lovely quiet hotel. Rooms could do with a little updating but we’re comfortable and clean. Tea and coffee facilities were good but could have done with some water too. Staff all excellent especially reception and staff in the restaurants. Would happily stay again.
Hotel is in great location. Really nice room and great breakfast which is included along with parking. Would stay again. Staff were really friendly and helpful.
