Adjacent, a charming cabana offers both indoor and outdoor showers, along with essential amenities. A day dock is conveniently located steps from the home for boat mooring. AMENITIES: Enjoy a swimming pool, spa, cabana with bathroom and showers, outdoor kitchen, covered lanai, and an exceptional game room with a wet bar. Please note that the pool is not heated, but the spa is available for your comfort.
IMPORTANT NOTICES:
LEASE AGREEMENT PROCEDURE: As part of our rental procedure, a signed lease agreement is required. Upon submitting your reservation request, I will provide you with the necessary information to complete the lease agreement. Please be aware that sometimes our emails may land in your spam/junk folder, so kindly check there if you do not receive the information promptly. It's important to return this information at your earliest convenience, but no later than 24 hours after the request. Upon receiving the lease agreement, it must be signed and returned within a week. Failure to do so may result in the application of our cancellation policy. The lease agreement will be sent from our business email address on the same day or the following morning at the latest. If you do not receive it, please notify us promptly.
TAX INFORMATION: Please be aware that VRBO quotes do not include local taxes, totaling 6% of the basic rental fee plus housekeeping charges. An invoice for these taxes will be issued upon or shortly after booking. Upon reservation, VRBO will collect the necessary State Taxes with your initial payment. It's important to note that Texas State Occupancy Taxes also amount to 6%. As VRBO is unable to collect local taxes, we will handle their collection separately.
RENTAL POLICY: No weddings, groups exceeding 16 guests, or parties predominantly composed of individuals under 35 years old are allowed. All guests must contact the Reservation Manager before booking to avoid reservation cancellation. Additionally, day events involving more than 16 people are prohibited. A signed lease agreement is required upon booking.
INTERNET ACCESS: Please note that due to the rural location of the property, cable Wi-Fi is currently unavailable. Instead, the home utilizes mesh network for Wi-Fi connection. However, it's important to be aware that if multiple guests are streaming or connected simultaneously, the connection may experience lag. As such, the property is not recommended for hosting meetings or for guests who enjoy online gaming.
WATER SOURCE INFORMATION: You may have come across reviews regarding the drinking water at this property. Rest assured; the water is safe for consumption. However, it's worth noting that some guests may find the taste of the water less appealing. As a precaution, we recommend guests bring their own drinking water and ice. To address water quality concerns, we have installed a reverse osmosis system at the kitchen sink and a new water softener was installed in June 2023. Additionally, it's important to note that the water sourced from a well may have a slightly salty taste, a characteristic some guests may be unaccustomed to. Furthermore, given the current drought conditions in Texas, if the property remains unoccupied for an extended period, the well water may initially have an egg smell upon use. This smell typically dissipates after running the water for approximately 5 minutes.
