What our guests love about our listing:

- Professionally cleaned and sanitized between each and every guest. We OBSESS over cleanliness and ensure all surfaces have been thoroughly washed and sanitized with disinfectant wipes and all linens and towels are bleached.
- Our home offers 4 bedrooms complete with a king bed in the main bedroom, 2 queen beds upstairs and a full sized bed & pullout couch in the downstairs of the home and a fold down couch located on the main floor. All equipped with plush fresh sheets and linens.
-Our home has 2 full bathrooms in the upstairs, a half bath on the main level, and a half bath in the basement of the home.
- Only a 15 minute drive to Edmonton's downtown core. Very accessible bus routes!

- Our home is pet friendly, but $30/pet/night fee must be paid prior to reservation and needs approval first by the property owner.
Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with all appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.

Guest access
You have full and total access of our home during your stay. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to the downtown core to catch an Oiler's game or concert at Roger's Place, or one of the many restaurants, bars, and shopping districts nearby on 137th Ave!

Weekly Rate: $150/week per pet

A $15/night fee applies for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you’re booking for more than 4 guests, the fee is already reflected in the nightly rate—no extra charges will be added after booking.
All additional fees are subject to GST and Alberta Tourism Levy taxes for 9% total.

To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:
1. Sign our short-term rental agreement
This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.
2. Complete ID verification
All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.
3. Choose your damage protection option
You’ll have two options to finalize your booking:
– Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay.
OR
– Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules.
*Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.
All requirements are clearly communicated and handled securely through our trusted guest portal.
*Completion of these steps is required to finalize your booking prior to receiving check in instructions and entry codes.*
We have exterior cameras on both the front and back of the house.
There is keyless entry to the home which a code will be provided to you after you book with us.
Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
