Kooyong, Kangaroo Valley - 4pm check out Sundays and Public Holidays, except Summer Season
Kooyong - a fantastic option for up to 10 guests - is full of surprises. It is set on a generous, elevated 7 acres, right in the heart of Kangaroo Valley village! It has a perfect, north facing aspect and is surrounded by beautiful gardens and mature trees. The home is a rambling, casual and comfortable homestead that is very well equipped and cared for by meticulous owners. Guests have the use of multiple living areas, 5 bedrooms, and 5 bathrooms! Kooyong will also surprise you with its many other features - including a huge north facing deck, arcade machine, games room for the kids, a firepit, outdoor shower, secret garden paths, an orchard, and a walking track that leads right up to the top of the property. You will totally unwind at Kooyong!
Please note:
- A pool is being constructed between mid February to the end of March. The works will be done mid-week, but that the garden below the deck will be disturbed as it is part of the construction site. A 25% discount from mid Feb to end March is offered for the inconvenience.
- Strictly no parties at this property - you will be evicted if this rule is broken
Where will I be?
Kooyong is located 300 - 400 metres (only!) from the shops of Kangaroo Valley, or the local pub - so it has a perfect location. Nonetheless, the house is set back 80 metres from Moss Vale Road, giving you total seclusion and peace and quiet, despite its central location.

How is the property laid out?
Kooyong has 18 stone steps that lead from the parking area to a sunny, north facing deck and the front door.
Inside is light, bright and open plan with kitchen (with a coffee machine that is compatible with original line Nespresso pods), dining, two separate living areas, each with wood-burning fireplaces, which lead to a closed-in recreational and games area.
The bedroom wing is in two sections with an additional sunshine-filled living area, library, TV area and balcony. A laundry is available for your use plus an additional kitchenette.
For the kids, there is also an arcade machine with many games, a large games room with pool table and table tennis, as well as a separate TV room with a comfy couch!
WiFi, Netflix, Pay TV – will I have it?
Complimentary WiFi is available and a password will be provided in your pre-arrival email. Please note that neither The Holidays Collection nor the owner can guarantee 100% that WiFi will work, and no compensation will be payable if problematic. If Wi-Fi is important, please therefore always have a back up plan.
What about outdoors?
Kooyong is blessed with outdoor options and features. It is a 7 acre property with lovely gardens, a large stand of native bush and view points from the very top of the property - accessible by a walking track. The main house is surrounded by a beautiful garden and has a large north facing deck, fire pit area, outdoor shower, garden paths and an orchard. Please however always take care with wildlife if exploring the property!
Kooyong is also one of our pet friendly properties however the security of the fences is not guaranteed and pets should be supervised at all times.
Staying warm or keeping cool!
For keeping cool, there is either ducted airconditioning or split system air conditioners.
For staying warm, the airconditioning can be used for heating, but there are also two wood burning, slow combustion stoves.
What about sheets, towels and other supplies?
Sheets and towels are provided at Kooyong.
Parking for cars, boats etc?
There is parking on the driveway areas close to the house for 3 - 5 vehicles as well as a carport. The lock-up garage is not available to guests.
Is my dog or cat also welcome to stay?
Kooyong is pet friendly, and please observe all of the normal courtesies - clean up, no dogs on furniture etc. Please also note that the security of the fences is not guaranteed and pets should be supervised at all times.
Wildlife
Please note that due to the nature and location of this property, wildlife may be about including possums, kangaroos, ants, spiders, bees, wasps and even snakes. We do whatever we can to keep the property safe, however we cannot guarantee that you will not see any wildlife at the property. You must book the property knowing that the possibility of encountering wildlife exists, and you must take care during your visit if walking around the property - please.
What are the minimum stay rules?
- Summer Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights
Are there any special Summer Season rules?
Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
