"We stayed here as a group of 5 guys. The check in process was very smooth and everything in the room was very clean and modern. We booked the option with 2 beds in a bedroom and 3 Japanese floor mattresses in the living room. We knew it would be a small room and tight fit, but we were all still very comfortable. If you need more room to spread out, I would recommend getting a bigger room. We would definitely come back! Great price and location as well"

"We stayed three nights over New Years Eve. While we didn't bring our dog we wished we had! The property has all kinds of amenities for pet owners like a washing srea and free treats. The room itself was like a small apartment complete with a toaster oven, microwave, and fridge. It was spacious! The floor is concrete as are the outside walls, which was good for soundproofing. It was not loud at all. We really enjoyed walking to the bamboo forest and the shops and restaurants. There is a mini mart...

"We appreciated having a kitchenette and washing machine, however it would have been very helpful to have instructions the washer as google translate for the buttons was not sufficient to operate the machine. We couldn’t get it to dry the clothes properly. The decor was nonexistent, some artwork would really help as we felt like we were staying in a basement dorm room even though we were on the 4th floor. Windows were frosted glass which didn’t help."

"The space had great AC. And wonderfully Heated floors. The tatami mats were nice. Very spacious and comfortable. The onsen provided a great hot bath experience with much needed relaxation after the long hikes to the shrines. The location is very central and easy to get around and can comfortably sleep 8. Good for 2 families in separate ends of a long room. The kitchen wasn’t quite a kitchen without a table Or sink but a nice big counter top and coffee maker. We were out all the time anyways as...

"Nice property in a residential area a few blocks away from JR Nijo Station. We were able to have our luggage forwarded to the main hotel from our last destination and the front staff were extremely helpful. They have a separate English-speaking staff member for English-speaking guests to communicate with. Room was spacious though wished there was more storage space. Nice to have in-suite laundry but dryer was not very effective so we dried our clothes at the coin laundry nearby. The staff went...

"Great find!! I'm astounded what you get for your money. Huge room, by japanese standards, great amenities, friendly, helpful staff with good English. I hugely recommend this place, especially if you are staying more than a few days in Kyoto. Also well located, within walking distance of Gion and many shops across the river. Plenty of places to eat within walking distance, cheap or otherwise. Best place we have stayed in Japan so far. "

"The location was excellent. The room was clean and a good size for Japan. The bed was hard. The check in for the hotel was elsewhere close to Kyoto station I wasn’t not a fan. "

"Staff are amazing, helpful, and accommodating; and there’s not even staff on-site. They took care of us even though we kept making mistakes during check-in. House is a newly renovated Kyoto Machiya house, complete with A/C in every room. The experience of staying in a traditional-modern Kyoto house was unforgettable. "I was surprised that the room was so spacious compared to many other hotels I’ve stayed at in Japan. The shower room was also big with a bathtub. The area around the hotel was very convenient for shopping since it was in the shopping street. It is also close by the bus and train stations. The staff were very helpful in assisting us with a dinner reservation. Overall, I would come back to this hotel again :)"

"don’t tell anyone, but this hotel is an incredible find. It’s in an absolutely great neighborhood, Close to everything. You can easily walk to it from the train stop. There’s an onsen. There’s also a breakfast included. The rooms are spacious. It’s fantastic. Don’t tell anyone."
