There’s nothing to grouse about at Capercaillie Cottage! Set in a private, but highly accessible, rural location on the southern fringes of the Scottish Highlands, this former farm steading offers modern luxury living. This stylish two bedroom property set over two floors, sleeps four guests. There are picturesque countryside views and a host of fantastic sporting, recreational and cultural opportunities on the estate and nearby, including grouse shooting, deer stalking, and salmon fishing.
Welcome to Capercaillie Cottage!
With an interesting history dating back to 1850, these original farm steading buildings have been lovingly restored and converted into comfortable, high quality accommodation.
In keeping with its namesake, the large woodland grouse, Capercaillie Cottage is the biggest of the Kipney Steading cottages. There are two double bedrooms on the ground floor, both with an en-suite bathroom (one has a bath, both have showers). Each bedroom has a Superking sized bed and there’s the option to convert one of the bedrooms into a twin-bedded room with two single beds instead, which is especially helpful for families. Guests love the bright artworks and quirky mirrors which add character and charm.
The open-plan living area is upstairs, on the first floor, and there are two sofas for relaxing and watching TV. Large peaked windows give wonderful views over the pretty Perthshire countryside. Patio doors lead out to a wooden terrace with two short flights of stairs to ground level.
The stylish kitchen is fully equipped with all modern conveniences and has a double oven, an induction hob and a table seating four.
There is ample car parking and an electric car charger adjacent to the property. A notable feature is that the adjoining cottages and nearby Kipney farmhouse can all be booked together to house larger families and groups. Unfortunately we are unable to accommodate stag or hen parties at Capercaillie Cottage.
Equipment such as BBQs, garden furniture, cots, private chef, etc. are all available on request and there is electric car charger on-site. Regretfully, dogs are not allowed.
