Black mold growing everywhere. Booked me into RS Guest House II, then switched my hotel to one with no windows or patio. The smell was terrible, the sheets were ripped and dirty. No ventilation in the bathroom.

It is a mixed bag. The room and bathroom are a good size but the black mould on the ceilings is a bit off putting. The staff are OK but not particulary friendly or helpful.
Everything is strange due to covid. People seem a bit detached. Staff is friendly. The manager very helpful and accomodating. This particular room is very very quiet so it is easy to sleep here. First time in nearly 10 years I have not needed medication to help sleep.

You get what you pay for dont expect luxury
Finding the reception was tricky at first, it was hidden in the back corner of a 24/7 Mart. We then walked up a narrow stairase to the 3rd floor and entered our room. I'm going to say the bathroom had not been cleaned there was still a soap sitting in the shower, splash marks on the mirror, toothpaste in the sink and hair in the toilet and small ants around the room. We didnt expect much for the price of the room, but this is just something you expect to be clean. Walking back one night a rat ran down towards me on the staircase lol.
I found the staff members to be the best thing about this place they were helpful, especially in the mart, happy to change $100 notes and help out when they can.
The hotel is situated in a very convenient location, close to several attractions, however, the cleanliness of my room was questionable. There is no rooftop terrace, no bar/lounge as described and no nice sitting areas as indicated in the photo on website. Furthermore, I suffered severe bedbug bites to arms, legs and torso for which I had to seek medical attention. I would not recommend this hotel to anyone.

A few days in Phnom Penh
Great location, close to everything especially the busy riverfront area and Royal Palace. Reception is in back of 24 hour mini mart, so never a worry for food or drink. I had to wait for check-in, and reception could be friendlier. The room is small, but comfortable, and everything was working....tv, AC, hot water. Overall a good stay, and I would stay again...great location, good price.

Not, cleaned but i like the cofee ketle and nice view
the hotel I had booked and seen particulars was not the one we stayed at.we arrived at 4pm and had to wait an hour to enter the room.we were then taken to another hotel up some 30 steep stairs to a small room that smelt bad.i had paid for wifi,fridge and housekeeping .there were no windows,power points etc. i went to complain to reception and asked for the room I had booked weeks ago .she advised nothing available.i continued to engage her and she agreed to change the room for our second night.when I went back,she said haven't one available but had one in another hotel.i went and looked at it and it was in a hostel with 4 bunk beds,no tv,fridge or wifi

Basic but ok for a night or two
We arrived around midnight to be told they overbooked, but they had a room for us at their other location, just a few meters away. We had booked a private double and ended up in a dorm. But it didn't really bother us as we were the only ones in the dorm. The next morning, we moved to our room. Someone had smoked in it before, so not the best smell when you enter the room; it also smelled a little bit of damp.Towels were provided (not in the dorm), along with basic toiletries, which was nice. Staff wasn't the friendliest, but they let us leave our luggages for the day in the back room after we checked out since we had to catch a night bus and didn't want to carry them around all day. Overall we had a good stay. Location is good, which for us, was the most important. I think it's good value for what you pay.

Found a kind of indifference towards Asians. Rooms were not at all comfortable, AC not cooling, for the capacity. English speaking staff is rare.
